After builders cleaning is the removal of construction residue from a finished space: plaster dust, brick dust, paint splashes, silicone smears, adhesive, protective film and the fine particulate that keeps settling for weeks afterwards.

It needs stages, and anyone quoting a single visit on a substantial job is either underpricing or under-delivering. Plaster and brick dust are far finer than household dust, they carry a static charge, and they stay airborne for hours. Clean a room once and it looks perfect; come back next morning and there is a visible film on every surface.

It is also a health matter rather than a comfort one. Silica dust from concrete, mortar, brick and stone is associated with serious long-term lung disease, and the Health and Safety Executive treats respirable crystalline silica as a substance hazardous to health under COSHH.

Why it takes three visits

Stage one, the rough clean

Stage two, the detail clean

Every surface, including the ones nobody thinks about: door tops, window tracks, radiator fins, socket faces, inside new units, light fittings and extract grilles. This is the longest stage by a distance.

Stage three, the final buff

A day or two later, once the dust that was airborne when we finished has landed. Glass, chrome, floors and remaining marks. Skipping this is exactly why clients see a film the morning after handover and conclude the clean was poor.

The right extraction, not a domestic vacuum

A household vacuum clogs within twenty minutes on plaster dust and exhausts the fines straight back into the room, which makes the job worse rather than better. This needs HEPA or M class machines built for construction dust.

Silica is a health matter

Dust from concrete, mortar, brick and stone carries respirable crystalline silica, which the HSE treats as hazardous under COSHH. We use FFP3 respirators and damp methods rather than sweeping, and we keep the space closed to others while we work.

What goes wrong, and how to avoid it

The mistakes below account for most of the disappointment in this kind of work, ours included. Several of them will save you money whether you hire us or not.

Booking before the last trade has finished

Using a domestic vacuum

It clogs within twenty minutes on plaster dust and exhausts the fines straight back into the room, which actively makes the job worse. This needs HEPA or M class extraction built for construction dust.

Dry scraping glass

Plaster on glass has to be softened and taken off wet at a shallow angle. Dry scraping puts permanent scratches in the pane, and toughened glass is especially prone to it. A scratched window is a claim, not a cleaning problem.

Cleaning new floors too early

Will one clean be enough?

Rarely, for anything larger than a single room. Fine dust continues settling for days, which is the whole reason for the final buff.

Do you clean the windows outside?

Ask for it specifically and we will price it. It is one of the most common gaps between quotes, so it is worth pinning down.

Can I move furniture in before the final buff?

Better not to. Furniture arriving before the last stage means dust settles on and behind it, and we end up cleaning around obstacles.

Is it the same as a deep clean?

No. A deep clean addresses accumulated household soil. A builders clean addresses construction residue, needs HEPA or M class extraction, and is priced differently.

Is it safe for us to be in the property?

Keep children and anyone with a respiratory condition out until the work is finished. We use FFP3 respirators and HEPA extraction rather than sweeping, which puts dust straight back into the air.
