After Builders Cleaning for Sandiacre homes

Hill street loft conversions, where every bag of debris comes down a narrow original staircase to a van parked further along, and work on the low ground, where nothing reaches the back of a plot so the whole job travels through the hall.

Building work here is awkward for a reason that has nothing to do with the work itself. It is the route. Loft conversions are the common job on the hill streets, and they mean a narrow original staircase, a new flight cut in above it, and a kerb outside that was taken hours before anyone arrived, so every bag of debris and every tool travels down through the middle of an occupied house to a van standing further along. On the low ground nearest the water it is the back of the plot that cannot be reached, so the same traffic goes through the hall rather than round the side. Either way the house is a corridor for the duration, and it is filthy well before the new room is finished.

Sandiacre sits in NG10, under Erewash Borough Council. The place is split by height. The old core sits up on the hill, the later housing on the level between the canal and the river, and the two halves hold damp, dry out and take a van differently enough that a job is quoted with the address in mind rather than the room count.

What we run into on Sandiacre after builders cleaning jobs

The new staircase is the thing most often handed over dirty. Bare treads and a fresh balustrade are timber with an open grain, and joinery dust settles into that grain rather than on top of it, so a wipe with a damp cloth pushes it along and darkens it. It wants a vacuum with a brush head worked along the grain first, then a barely damp cloth, then dry. Nothing wet gets near it before the finish goes on, because raw timber lifts and stays rough. The underside of the flight and the string on both sides are where the sanding dust actually accumulates.

How a Sandiacre after builders cleaning job actually runs

Timing is the whole problem with this job. A builders clean booked while a trade is still on site is undone by the same afternoon, so the sensible order is last tool out, protection lifted, rubbish gone, then us. Rubbish is worth being blunt about, because a cleaning visit is not a waste collection: offcuts, packaging, plasterboard and the old kitchen belong to whoever did the work, and if a skip is still standing outside it needs to go before the drive can be used again. Rear extensions are the common job on these houses, and they nearly always involve a temporary opening cut into the existing kitchen, which is the route the dust took into the rest of the ground floor. We need power and water on and working, which is not a given while a kitchen is half connected. Two visits often make more sense than one: a rough clean so the decorator can work in a usable space, then a final clean once the floor finish is down and the snagging list has been closed off. Booking one and calling us back afterwards means the same rooms get done twice.

Who books it here

The local reference points are St Giles' church on the hill, Sandiacre Lock and the canal towpath, Springfield Mill, which is usually enough for us to find a property without a postcode lookup.

We run Sandiacre on the same round as Stapleford, Long Eaton and Toton.

What we check on every Sandiacre job

New glass is where a builders clean is judged, and it is also where it is most easily wrecked. Plaster splash has to be softened and floated off wet, because a blade taken across a dry pane drags the grit along with it and leaves a fine curved scratch that catches the light from then on. The protective film on new frames behaves the same way. Left on through a warm spell it bakes, then tears instead of peeling, and the adhesive underneath wants a solvent and patience rather than force. Silicone smeared along a bead is the third one, and it will not dissolve at all: it comes away with a blade held almost flat, worked in one direction on a wet surface, and never on the coated face of a self cleaning unit, where the coating is on the outside and does not come back. Everything removed lands on the frame below and gets rinsed out from there.

What the after builders cleaning covers

A sample of what is included

  • Stage one, the rough clean: Protective films, stickers and tape residue
  • Stage one, the rough clean: The worst of the dust, top down
  • Stage two, the detail clean: Inside all new units, cupboards and wardrobes
  • Stage two, the detail clean: New appliance interiors and transit packaging removed

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Sandiacre property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What after builders cleaning costs in Sandiacre

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Sandiacre. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The builders sheeted the stairs and the landing. Is the rest not just dusting?

Sheeting keeps mess off a surface while work is going on. It does nothing about what is airborne, and fine dust from a conversion goes wherever the air goes: down the stair void, into the rooms below through the gap round a light fitting, onto door tops, into every socket face and switch. That is the part that takes the time. A builders clean runs in stages, with filtered extraction and surfaces wiped rather than swept, and it takes in the rooms nobody worked in.

The loft room is finished but the bedroom underneath is filthy. Why did that happen?

Because the ceiling between them was opened up. Cutting a stair opening and running cables through a ceiling makes a direct path for dust into the room below, and it keeps arriving for days after the work stops, every time somebody walks on the new floor above. It is why we do the top of the house first and the room beneath it afterwards, and why cleaning that bedroom while work is still going on is money spent twice.

The new wood floor went down yesterday. Can you clean it now?

Sweep and vacuum it, yes. Wash it, no. An oiled or lacquered finish is still curing for days after it looks dry, and water put on it early can cloud the surface or lift a board edge, which is a repair rather than a clean. So we take the dust off dry, work above it rather than on it, and come back for the wet work once the fitter says the finish has hardened. Ask the fitter for that date and tell us what they said.

Will you take the rubbish away with you?

Household waste bagged from the clean itself, yes. Construction waste, no, and it is not a matter of willingness. Offcuts, plasterboard, packaging and old units are the responsibility of whoever generated them, and moving them requires the right waste carrier registration and a transfer note to a licensed site. Fly tipped building waste comes back to whoever paid for the work. Get it into the builder's skip while the skip is still there, which is much easier than arranging it afterwards.

Do you cover the whole of Sandiacre?

Yes, all of NG10 and the surrounding streets, under Erewash Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Sandiacre?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Sandiacre?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Hill streets are narrow and parked solid by early evening, so those visits are booked for the middle of the day, and we group Sandiacre with Stapleford, Long Eaton and Toton on the rota.
