After Builders Cleaning for Toton homes
Alteration rather than new build. Cutting into a house of this age releases old render, screed and brick dust as well as fresh plaster, and that mixture is heavier, darker and more abrasive than anything a domestic vacuum should meet.
The building work here is almost all alteration rather than new construction: rear extensions on houses built in the fifties, garages taken into the house, kitchens and bathrooms stripped back to brick. That changes what the dust is. A new build sheds plasterboard sanding dust, which is fine, pale and light. Cutting into a house of this age adds old sand and cement render, floor screed, brick and mortar, all of it heavier, darker and abrasive, and chasing or cutting any of that releases respirable crystalline silica, which is a COSHH matter rather than an inconvenience. It is why this runs as a staged job with proper extraction, FFP3 protection and damp methods instead of sweeping, and why the rooms on the other side of the house need cleaning as well.
Toton sits in NG9, under Broxtowe Borough Council. Estate houses of a certain age reach the point where the kitchen, the bathroom and often the back of the house get replaced within a few years of each other. That is why builders work sits alongside the regular rounds here rather than turning up as an occasional job.
What we run into on Toton after builders cleaning jobs
Radiators and the loft hatch are where this dust hides in these houses. Radiators come off the wall for a refit and go back on with the fins already loaded, and nothing looks wrong until the heating goes on in October and it lifts off warm. The hatch is worse. Lofts on these estates are boarded and used for storage, so the hatch has been opened repeatedly during the work, and the loose insulation fibre and old dust up there drop onto the landing every time it moves. We do the hatch surround and the radiator fins before any floor is touched, because everything that comes out of them lands downward.
How a Toton after builders cleaning job actually runs
After builders work in these houses nearly always needs splitting into two visits, and the reason is the order the trades leave in. The heavy stage happens once the dust making is finished but before the decorators return for their last coat, because anything sanded or cut after that lands on a surface you have just paid to have cleaned. The fine stage comes after the floor covering is laid, since flooring is normally the last thing in and fitters trim skirting to fit on the day. Booking a single visit for both means one of the two happens at the wrong point. Access wants thinking about as well. There may be a skip on the drive, materials stacked in the front garden and a working van already in the space, so we need somewhere to put ours and a route in that does not cross wet paint. Power and water have to be live and a working socket has to exist in every room, which sounds obvious and is the thing most often missing.
Who books it here
The local reference points are Toton Sidings, Toton Fields Nature Reserve, Swiney Way and the Bardills roundabout on the A52, which is usually enough for us to find a property without a postcode lookup.
We run Toton on the same round as Chilwell, Attenborough and Stapleford.
What we check on every Toton job
Protective film on new windows and units is the detail nobody warns you about. Frames and glazed units arrive with a plastic film over the profile, and fitters leave it in place to protect the finish through the rest of the build. If that film sees a summer through south facing glass, the adhesive cooks. It stops peeling away in a sheet and starts coming off in shreds, leaving a gum behind that ordinary cleaner will not shift. It comes away with heat, patience and a solvent chosen for the plastic underneath, never with a blade, which marks a frame permanently. New glass has its own version of the same problem: plaster splashes, silicone smears and the fine cement haze left by grouting, each wanting the right method in the right order, because a scraper dragged across a coated pane leaves a scratch visible from the other side of the room.
What the after builders cleaning covers
A sample of what is included
- Stage three, the final buff: Glass, chrome and floors
- Stage one, the rough clean: The worst of the dust, top down
- Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
- Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What after builders cleaning costs in Toton
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Toton. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The builder says his team will clear up at the end. Is that the same thing?
It is the first stage of it. A builder's tidy takes out the debris, the offcuts and the worst of the mess, which is genuinely useful and is not a clean. What it does not cover is window tracks, radiator fins, socket faces, the insides of new units, extract grilles and the rooms that were not being worked in. Ask what is included in writing, because the gap between the two is where most disappointment sits.
We are only having the bathroom refitted. Does that really need a builders clean?
A small one, and it is the room people most often underestimate. Taking out an old bathroom in a house of this age means breaking up tiling bedded on sand and cement, lifting a screed and often chasing walls for new pipework, all of which produces heavy, gritty dust that travels along the landing and into the bedrooms. New grout also leaves a cement haze that has to be removed with the proper product rather than an acidic descaler.
Why two visits rather than one?
Because a builders clean has to sit between trades, and the trades do not all finish together. Clean too early and the decorator's sanding and the flooring fitter's cutting undo it. Clean only at the very end and the heavy dust has had weeks to settle into every track, grille and radiator fin. Splitting the work puts the heavy stage where it belongs and leaves a shorter final visit after the last trade is out, which is the one you actually see and live with.
Do you take away the rubbish the builders have left?
Packaging, protective film, offcuts of trim and the general debris of a fit out, yes, within reason and by arrangement beforehand. What we do not remove is building waste proper: plasterboard, rubble, timber, old sanitaryware and anything needing a skip or a licensed carrier. Say what is there when you book so the right vehicle arrives, because finding an old bath in the back garden at eight in the morning changes the shape of the day for everybody.
Do you cover the whole of Toton?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Toton?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Toton?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Most houses have a drive or hardstanding at the front, so parking is rarely a problem, and we group Toton with Chilwell, Attenborough and Stapleford on the rota.
