End of Tenancy Cleaning for Toton homes

Family houses let out by owners who moved rather than by professional landlords, so the check-in paperwork is often thin. Our itemised checklist and photographs frequently end up the clearest record in the file when a deposit is queried.

There is far less let property here than in the parts of NG9 nearer the university, and what there is behaves differently. A good share of it is family houses put out to let by owners who moved rather than by anyone who set out to be a landlord, which means the check-in paperwork can be two pages and some phone photographs instead of a clerk's inventory. That cuts both ways at check-out. There is less detail to be held to, and there is also less evidence for either side when a deposit is queried, so it gets settled on whatever documents exist. We supply an itemised checklist and photograph the finished property, which in that situation is often the clearest thing in the file.

Toton sits in NG9, under Broxtowe Borough Council. Regular fortnightly cleans in owner-occupied family houses make up the base, and post-construction work is the second string: rear extensions, garages taken into the house, and full kitchen and bathroom replacements. Deep cleans follow those, usually booked once the building work is finished and the household notices the rest of the house went untouched for months.

What we run into on Toton end of tenancy cleaning jobs

Gardens and outbuildings are where these tenancies actually get argued over. Plots on the estates are long, most have a shed or a sectional garage, and a good number have a greenhouse or a lean-to across the back. Anything listed at check-in forms part of what is handed back, and a shed floored with leaves takes real time. Sectional garages of this vintage often have cement roof sheets, which can contain asbestos fibres, so they are left alone rather than brushed, scraped or washed down. Swept out and cleared is the standard there, not restored.

How a Toton end of tenancy cleaning job actually runs

Check out dates in this part of NG9 cluster at the end of the month and around the middle of it, so the last week of any month is the tightest part of the diary and a tenancy end booked with a few days' notice often cannot have the day you want. Book when the notice is served rather than when the van is loaded. The property has to be genuinely empty for this work, loft and shed included, because anything still in a room gets cleaned around and the agent will see that it was. Utilities matter more than people expect. Hot water and power must still be connected, so the final meter readings are taken after the clean rather than the day before, and if the electricity has already been cut there is no point us attending at all. Keys usually go back to a letting agent's office rather than to the landlord in person, so we agree in advance who holds the set on the day and who locks up behind us.

Who books it here

Estate houses of a certain age reach the point where the kitchen, the bathroom and often the back of the house get replaced within a few years of each other. That is why builders work sits alongside the regular rounds here rather than turning up as an occasional job.

We run Toton on the same round as Chilwell, Attenborough and Stapleford.

What we check on every Toton job

Blinds decide how long one of these jobs takes, and they are almost always on the inventory. Let houses on these estates tend to have vertical blinds in the through lounge and venetian blinds in the kitchen, and the two fail differently. Vertical slats gather dust down the face and grease towards the kitchen end, and they distort if you scrub them, so they come off the runner, get cleaned flat and go back in their original order. Venetians in a kitchen are worse, because grease and dust bind into a film that sits in the ladder cord as well as on the slat, and the cord is the part an inventory clerk runs a finger along. Broken slats, bent hooks and missing wands get photographed and reported before we start, so a fault that was already there does not arrive at the deposit stage looking like ours.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Dishwasher filter and spray arms
  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out
  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
  • Bathrooms: Shower screen seals and the tracks they sit in

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Toton

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Toton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

End of Tenancy Cleaningin Toton

Ring us on 07438 843980, or see the full service page.

Our landlord never had a proper inventory done. Where does that leave us at check-out?

In a better position than most tenants think, and a vaguer one. Without a clerk's report there is little to hold you to beyond fair wear and tear, but there is also nothing to prove the property was already marked when you arrived. Photograph everything on the day you hand back, keep our checklist, and if the deposit is protected, the scheme adjudicator will weigh both sets of evidence rather than take either side's word.

The integral garage has been used as a workshop. Can that be cleaned for check-out?

Yes, and it needs saying at the booking stage so the time is in the quote. Oil on a concrete floor needs a degreaser and dwell time rather than a mop, sawdust gets everywhere including the roof structure, and any shelving the tenant put up comes down first. What we cannot do is take the floor back past the staining that soaked in, and no one else can either.

How much notice do you need for a check out clean?

As much as you can give, and at minimum a week if the date falls at the end of a month, because that is when tenancies across the area end together and the diary fills first. If you have any flexibility, the middle of a month is easier and the job runs less rushed. We would rather decline a date than take one we cannot do properly, since a hurried check out clean is the thing most likely to cost you the deposit you are trying to protect.

The agent wants the oven done to inventory standard. Is that covered?

Yes, and it is the single item most often failed at check out. Oven, hob, extractor filters, the shelves and runners, and the glass between the door panels where that door is designed to come apart. We tell you beforehand which parts of your particular oven can be dismantled, because some door assemblies are not meant to be opened and forcing one turns a cleaning question into a genuine damage claim against the deposit.

Do you cover the whole of Toton?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Toton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Toton?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Most houses have a drive or hardstanding at the front, so parking is rarely a problem, and we group Toton with Chilwell, Attenborough and Stapleford on the rota.
