End of Tenancy Cleaning for Long Eaton homes

Turnovers here run all year rather than clustering into a student fortnight, and many of them are flats over shops with a shared street door and a bin store somebody else controls. A November check out is as ordinary here as a July one.

There is no single week when this town changes over. Lettings here are ordinary lettings: flats above shops, terraced houses and a share of the semis, and they end when somebody changes job rather than when a term does. That spreads the work across the calendar and means a check out date is usually yours alone rather than one of forty on the same street. The paperwork sits with a different authority from most of the places we work, since this is Derbyshire rather than Nottinghamshire, and that affects licensing and council tax rather than the deposit itself, which is protected in the same schemes whichever side of the county line the property stands on. The standard we clean to is the check in inventory.

Long Eaton sits in NG10, under Erewash Borough Council. Regular domestic cleaning in the terraces and semis is the base, much of it while the house is empty because the London and Derby trains take people out early. Tenancy turnarounds run steadily through the year rather than in a summer block. Office and small premises contracts come from the town centre and the trade units.

What we run into on Long Eaton end of tenancy cleaning jobs

Flats over the shops are where the disputes happen, and almost always about the parts nobody owns on their own. A shared street door, a common stair with a strip of carpet down it, and a bin store in the back lane serving several units. An inventory for the flat stops at its own front door, but a landlord who sees rubbish on the common stair will raise it anyway and it will land on somebody. We clean what is demised, say plainly in writing what falls outside it, and record the finished state in photographs on the day. That heads off an argument which otherwise arrives weeks later with a deduction attached.

How a Long Eaton end of tenancy cleaning job actually runs

The clean wants to be the last thing that happens in the property and it needs the property genuinely empty, which on these streets is harder to arrange than it sounds. A removal lorry parked on a narrow terraced road takes the only space there is, so we come after it has gone rather than working around it. Keep the electricity and the water on until the clean is finished, because an oven cannot be done cold and there is nothing to rinse with once the stopcock is off. Where the property is a flat on an upper floor there is rarely a lift, so machines and waste go up and down the same stairs everybody else is using that day. Give yourself a clear gap between the clean and the check out appointment. Agents here work to their own diary and the inventory clerk turns up when they turn up, so a day of slack is worth more than an early finish, and it leaves room to put right anything the report picks up.

Who books it here

This is a town rather than a village, and it has the commercial stock to prove it: a high street of shops with offices and flats above them, workshop units behind, and furniture showrooms along the main roads. Commercial work here is a real part of the week, not an occasional extra.

We run Long Eaton on the same round as Sandiacre, Toton and Attenborough.

What we check on every Long Eaton job

An empty room tells on the tenancy in a way a furnished one never does, and most of what appears is not dirt. Carpet pile crushed flat under a wardrobe stays crushed and will lift over days rather than under a machine. The strip of carpet that lived in the sun by the window is a different shade from the strip that sat under the sofa. Above every radiator, and often in a band across the ceiling following the joists behind the plaster, there is a soft grey ghosting where warm air has deposited fine soot on the cooler surface, which is deposition rather than soil and does not wash off emulsion without taking the paint with it. Picture hooks leave a shadow. We photograph all of it on the day we finish, so that what was already there is on record before anybody starts attributing it.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Oven interior, racks, door glass and grill pan
  • Bathrooms: Shower screen seals and the tracks they sit in
  • Throughout: All floors vacuumed and mopped
  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Long Eaton property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What end of tenancy cleaning costs in Long Eaton

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Long Eaton. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

End of Tenancy Cleaningin Long Eaton

Ring us on 07438 843980, or see the full service page.

Our flat is above a shop. Does the shared stair count as part of our tenancy?

Usually not, and the tenancy agreement will say. Common parts are normally the landlord's responsibility with a right of way granted to you, so they are not on your inventory and not your deduction. What causes trouble is rubbish or belongings left there during a move, because that is yours whether the stair is or not. Clear the common parts on the day you hand back, and ask for the bin store arrangement in writing if nobody has explained it.

We are moving out in November rather than in the summer. Is a slot easier to get?

Considerably, in this town. The demand here is spread across the year rather than compressed into the fortnight when student tenancies across Nottingham end together, so a week or two of notice is normally enough outside that window. It is still worth putting the clean after your furniture has gone and leaving a clear day before the check out appointment, so there is time to put right anything an agent flags.

Do the electricity and water really need to stay on?

Yes, and turning them off early is one of the more common reasons a clean has to be rebooked. Ovens are cleaned warm and are far harder cold. Carpets, bathrooms and kitchens all need running water for rinsing, and the machines need power. If the supply has already been ended by your provider, tell us before the day rather than on it, because it changes what can honestly be achieved and we would rather move the date than turn up to a dead property.

The carpet is marked where the furniture stood. Is that going to cost us?

Indentation from furniture legs is fair wear and tear and should not be a deduction, and the same generally goes for a sun faded strip along a window wall. Neither is dirt and neither is caused by cleaning. Where it turns into an argument is when it is not distinguished from a stain, which is why the check in inventory and dated photographs at the end matter so much. Point the marks out to the clerk yourself rather than waiting for the report.

Do you cover the whole of Long Eaton?

Yes, all of NG10 and the surrounding streets, under Erewash Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Long Eaton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Long Eaton?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Town centre premises are reached off the back service lanes rather than the shop front, and loading restrictions set the timing there, and we group Long Eaton with Sandiacre, Toton and Attenborough on the rota.
