End of Tenancy Cleaning for Attenborough homes

A small rental pool let mostly to people who want the station, so check-outs land at month end in ones and twos rather than in a block. Inventories here list gardens, sheds and the ground running down to the water alongside the rooms.

There is not much rented stock in the village, and what there is tends to be let to one or two people who chose it for the station rather than for the space. That means check-outs arrive singly at the end of a month rather than in the summer block that hits the student streets, so a slot is usually available at shorter notice than elsewhere. It also means the inventory is unusually detailed, because a small property with a garden running toward the water gets photographed in more sections than a three bedroom semi on an estate. Outbuildings are the recurring argument: a brick store, a shed or an old outside toilet, listed at check-in, damp all year, and never once cleaned by anybody living there.

Attenborough sits in NG9, under Broxtowe Borough Council. Regular domestic cleaning is the bulk of it, usually fortnightly in households that are out on the early train. Carpet and upholstery work follows the walking seasons rather than the calendar, and exterior window rounds run shorter here than elsewhere because algae and bird lime return faster on glass this close to water.

What we run into on Attenborough end of tenancy cleaning jobs

Damp in an outbuilding is the item that catches people at check-out. A brick store or shed at the bottom of one of these gardens holds moisture all winter, so the inside of the door goes green, boxes left on the floor mark the slab, and there is usually mould on whatever was stacked against the back wall. None of that is dirt in the ordinary sense and a wipe over does not touch it. It wants clearing, brushing down dry, treating and then leaving open to dry, which takes a warm day rather than an hour. We book it as its own piece of work and photograph the state it started in.

How an Attenborough end of tenancy cleaning job actually runs

The date that matters on a check out is not the last day of the tenancy but the hour the inventory clerk is booked, and those two are often a day apart. Agents handling village property are usually based in Beeston, Chilwell or Nottingham, so nobody is round the corner and a missed slot is not easily re made the same afternoon. Give us the clerk's appointment and we will work back from it. The property has to be empty when we arrive, and empty means the loft, the shed, the meter cupboard and the bin, not just the rooms. Electricity and water need to still be on, because the job uses both and a supply already closed for the move ends the visit before it starts. Heating on helps more here than it would inland, since a house that has been shut up beside open water needs the air moving before anything is going to dry. Tell us where the keys are going afterwards and whether anyone else needs to get in behind us.

Who books it here

Open water comes right up to the southern edge of the village, and the air here stays damp longer than it does a mile inland. That shows as green film on frames, render and paving, as slower drying indoors, and as condensation in the older solid walled cottages well into spring.

We run Attenborough on the same round as Chilwell, Beeston and Toton.

What we check on every Attenborough job

The one item that costs deposits more often than dirt is sealant. Silicone round a bath, a shower tray or a kitchen worktop goes black from the inside, because the growth is living within the material rather than sitting on the surface, and once it is in there no product on our van brings it back to white. Bleach lightens the top skin and it darkens again within days. An inventory clerk photographs it and it reads as neglect in the report whether or not it was. What we can do is clean it back as far as it goes, dry it, and say plainly in our own notes and photographs that the remainder is a condition of the sealant rather than a cleaning failure. Where a landlord wants it right, it is cut out and replaced by somebody with a caulking gun, which is a small job done before the check out and not after it.

What the end of tenancy cleaning covers

A sample of what is included

  • Throughout: Inside wardrobes and drawers
  • Kitchen: Inside, on top of and underneath every cupboard and drawer
  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
  • Throughout: Interior windows, sills, frames and tracks

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Attenborough

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Attenborough. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

End of Tenancy Cleaningin Attenborough

Ring us on 07438 843980, or see the full service page.

The garden runs down toward the water. Does the check-out cover outside?

Read the check-in report and work from that. If the path, the patio and the store were described and photographed, they are part of the property you are returning. Near the water that usually means algae on the slabs and on the bottom of a fence panel, plus leaf litter in the gully. Sweeping and clearing is normally the whole of it, but say so at booking, because it needs daylight and dry weather and cannot be squeezed onto the end of an indoor day.

The kitchen floor is quarry tile and the report says it was clean at check-in. What does that mean?

It means it has to come back looking the way it did in the photograph, and on an old tile that is not achieved with a stronger product. A limescale remover or a bathroom cleaner will etch it, and etching is damage rather than dirt, which puts you in a worse position than the mark you were trying to remove. It gets a neutral cleaner, contact time and a scrubbing brush in the joints, then a rinse and a dry.

If the agent is not happy, will you come back?

Yes, on the standard terms for this kind of work: tell us within a few days of the check out, send the report or the photographs showing what has been raised, and we return to put right anything that is genuinely ours. What we cannot fix on a return visit is damage, wear, a failed sealant line or a mark that was recorded at check in, and we will say so with the evidence rather than argue it. That is also why we photograph on the day.

What do you need us to do before you arrive?

Clear the property completely, including the loft, any outbuilding and the fridge and freezer, and defrost the freezer well beforehand so it is not standing in water when we come. Leave the utilities connected and the heating on. Bag the rubbish and put it out for the Broxtowe collection or take it away, because a full bin left behind will be noted. Confirm parking that works for the lane, and tell us who holds the keys after us.

Do you cover the whole of Attenborough?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Attenborough?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Attenborough?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Lanes here are narrow and the reserve car park fills at weekends, so visits are booked for the morning, and we group Attenborough with Chilwell, Beeston and Toton on the rota.
