End of Tenancy Cleaning for Bramcote homes

Family lets, often from an owner who lived in the house first, so you hand back somebody's own carpets and fittings rather than landlord grade replacements. Boarded lofts and converted garages are the two items that turn up on the inventory unexpectedly.

A good share of the lets here come from owners rather than portfolio landlords: a family that moved and kept the house, or a property inherited and let while everybody decides what happens to it. That pulls a check out in two directions at once. The fittings are somebody's own choices, so you are handing back real carpet, real curtains and a kitchen chosen for a family rather than replaceable rental stock, and the standard expected tends to reflect that. But the check in report is frequently thin, a handful of phone photographs and a typed list, which sounds like the easier position to be in and is not, because sparse evidence makes an argument about condition harder to settle rather than simpler.

Bramcote sits in NG9, under Broxtowe Borough Council. Fortnightly domestic rounds in houses with more ground floor than their bedroom count implies, deep cleans bought room by room because half the house is already fine and the other half has had a light pass for years, and window work on both sides of the glass on elevations that take driven rain all winter.

What we run into on Bramcote end of tenancy cleaning jobs

Lofts are what gets left behind here. Most of these houses have a boarded loft with a proper drop down ladder, the inventory lists it as storage, and belongings go up in the first year and are forgotten by the time the keys go back. It is the single item most often discovered after a tenancy has already ended, which makes it a problem rather than a job. Where a loft has been converted into a room the opposite happens: it sits at the top of the stairs, it has been used as a bedroom, and it drops off the brief because whoever booked the clean worked from the bedroom count on the original advert.

How a Bramcote end of tenancy cleaning job actually runs

Lets on this hill are largely managed from offices in Beeston and Stapleford rather than locally, so the key sits somewhere else and the inventory clerk arrives on somebody else's diary. Book the clean for the day before the inventory rather than the morning of it. The property has to be genuinely empty when we get there, and that includes the garage and the shed, because a clean worked around a stack of furniture is a clean the clerk marks down and you pay to have repeated. Utilities need to still be connected: no electricity means no vacuum and no hot water, and a tenancy ending on the same day the supply is closed is the commonest reason a check out clean fails. Parking at the front is straightforward on most of these roads, but if the removal lorry is booked for the same morning we spend the first part of the day waiting behind it. Friday is the busiest handover day around here by a distance, so a Thursday clean buys a calmer job and time to put right anything we find.

Who books it here

The hill shapes everything. Plots step up from the pavement, so the rear elevation is often a storey higher than the front, and the ground is free draining sandstone rather than clay, which changes what gets walked in and how it comes back out of a carpet.

We run Bramcote on the same round as Beeston, Chilwell and Stapleford.

What we check on every Bramcote job

Freestanding appliances are what the clerk photographs. A slot in kitchen has the cooker pulled into a gap, and the two vertical strips of unit either side of it carry a baked film that comes off with patience and a plastic blade rather than with pressure or heat. The floor under the cooker and behind the fridge is frequently the only part of the vinyl untouched for the whole tenancy, and where the vinyl was trimmed short at the wall the dirt has packed into that joint. Extractor filters are the other item people forget: the metal mesh type washes and goes back, the paper and carbon type does not and needs replacing, and any clerk who lifts the hood expects to find one or the other has happened. The grill pan and oven shelves come out and get soaked rather than wiped in place.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out
  • Kitchen: Inside, on top of and underneath every cupboard and drawer
  • Throughout: Behind and under furniture where accessible
  • Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome polished

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Bramcote

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Bramcote. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

End of Tenancy Cleaningin Bramcote

Ring us on 07438 843980, or see the full service page.

Our landlord lived here before us. Does that change the check out?

It changes what you are measured against. An owner who lived in the house notices detail a managing agent walks past, and the fittings are their own choices rather than replaceable rental stock, so the bar sits higher in practice. It runs the other way as well: the check in report is often thinner, so establish in writing what condition was actually recorded before anybody starts arguing about it. Photograph the property yourself on the day you hand the keys over.

Does the loft need clearing and cleaning?

Clearing yes, if anything of yours is up there, and that part is yours rather than ours. Cleaning a loft is not part of a tenancy clean and no clerk expects it to be. What we would say is go up in the week before rather than on the day, because a ladder, a torch and a free afternoon is a very different proposition from finding four boxes at nine in the morning with a van already outside.

The agent wants the clean done on the last day of the tenancy. Does that work?

It can, and it is the version most likely to go wrong. On that final day the removal lorry, the meter readings, the key drop and the clerk all land inside the same few hours, and nothing can start until the last box leaves the house. Where the agreement allows it, move out the day before and let us work in an empty property. The inventory then sees a finished job rather than a room being vacuumed while the clerk stands in the doorway.

Does the electricity need to be left on?

Yes, and the water and hot water with it. A tenancy clean runs on machines: vacuums, an extraction machine for the carpets, hot water for the kitchen and the bathroom. A property with the supply already closed cannot be brought to a check out standard, and the same goes if the boiler has been shut down for the winter. Tell the supplier the account ends the day after the clean rather than the morning of it, and leave the stopcock open.

Do you cover the whole of Bramcote?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Bramcote?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Bramcote?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Drives on most properties, which is just as well, because the lanes on the hill are narrow, and we group Bramcote with Beeston, Chilwell and Stapleford on the rota.
