End of Tenancy Cleaning for Beeston Rylands homes
Clerks here photograph the window frames and write down dirty. The orange specking on them is rust off the line rather than anything a tenant did, so we take it off and note what it was, before it becomes a deduction.
The disputes here are rarely about the kitchen. What gets photographed and written up as not cleaned is the outside of the window frames, speckled orange, and the tenant has no way of proving it is rust off the railway rather than neglect. The same happens with the back addition ceiling, which is cold enough to speckle black in any tenancy, and with a yard that has filled with leaves and grit since the last inventory. We clean all three and we date the photographs, because the question a scheme answers is condition measured against the check in report, not against a new house, and that is a different argument from the one most tenants walk into.
Beeston Rylands sits in NG9, under Broxtowe Borough Council. Regular domestic cleaning is most of the book, usually fortnightly and usually while the house is empty, since a lot of these households leave on foot over the bridge to the platform. End of tenancy work runs all year because a good share of the terraces are let. Deep cleans cluster in spring, on rooms shut up all winter.
What we run into on Beeston Rylands end of tenancy cleaning jobs
The yard is the item most tenants forget and every clerk lists. A paved back yard with a gulley in it, a coal store or outbuilding at the end, a gate onto the passage, and a wall that has taken green growth on the side the sun never reaches for the whole tenancy. It appears on the inventory as an area of the property with its own line, and it is usually photographed on the way in when it was swept and empty. Add to that the bins standing in the same square metre for a year, and there is a rectangle of black on the slabs that a brush does nothing to.
How a Beeston Rylands end of tenancy cleaning job actually runs
Timing is most of this job here. The removal van takes the only workable space on the street and holds it for hours, so a clean booked for the same morning as the move either waits or works around a room full of boxes that was never a hallway to begin with. We would rather come the day after the property is empty and before the inventory clerk is due, and on these streets that means an early start, so the van is gone before the school run fills the road again. Two things get settled at booking. Whether the electricity is still on, because a clean at this level runs machines and a back addition has no useful daylight on a dull day. And whether the water is on, since one kitchen tap is the entire supply in most of these houses. Keys usually sit with a letting agent on the far side of the line, which is a walk rather than a drive, so we ask for them the day before rather than on the morning.
Who books it here
The railway embankment runs the whole northern edge and there are only a handful of ways under or over it. Everything follows from that: which end of a street the van sits on, how long a hose has to be, and how anything bulky leaves.
We run Beeston Rylands on the same round as Beeston, Attenborough and Chilwell.
What we check on every Beeston Rylands job
The item written up most often in these kitchens is above and beside the cooker rather than on it. In a small back addition kitchen the extractor either recirculates through a filter nobody has ever changed or vents through a short duct into the outside wall, and either way the grease that does not leave settles on the ceiling as a soft yellow film. It only shows once you have cleaned part of it and left the rest. There is usually a matching stain on the brickwork outside, under the vent, where condensate has run back down the wall. Indoors, the light fitting is the giveaway: lift the diffuser and there is a pool of the same film in the bottom of it, along with everything that has flown into it. It cleans well enough, but it wants degreasing and rinsing rather than wiping, and it wants doing before the walls are touched.
What the end of tenancy cleaning covers
A sample of what is included
- Throughout: Skirting boards, door tops, light fittings and radiators
- Throughout: All floors vacuumed and mopped
- Kitchen: Inside, on top of and underneath every cupboard and drawer
- Kitchen: Dishwasher filter and spray arms
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.
Priced separately

|---|---|

| Stairs and landing carpet | £45 to £85 |
| Single oven deep clean | £45 to £80 |

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The window frames were like that when we moved in. How do we prove it?
Go back to the check in report first; the inventory photographs are dated, and if the specking is visible in them the argument is over before it starts. If it is not visible, put it to the agent in writing now rather than at check out, and keep the reply. Then have the frames cleaned and photographed after. The burden sits with the landlord to show a deduction is fair, but nothing beats a dated image at both ends of the tenancy.
Our landlord says the house has to be professionally cleaned. Can they insist?
They can require the property back in the condition it was let in, evidenced by the check in report, and they cannot make a professional receipt a condition of the tenancy; that has not been enforceable since the tenant fees legislation. What they can do is charge for cleaning if the property comes back dirtier than it started. In practice a professional clean with dated photographs is the surest way to close that off, which is why most tenants book one anyway.
The clerk marked the kitchen ceiling even though we had cleaned the whole kitchen. Why?
Because a greased ceiling reads as clean until light hits it at an angle, and a clerk with a torch looks up. The film above a cooker builds slowly, matches the paint colour and never looks dirty from standing height, so most tenants clean the hob, the splashback and the cupboard doors and stop. It is the same story with the light diffuser and the top edge of the wall units. All of it comes off, it simply has to be degreased and rinsed rather than wiped over.
Our tenancy ends the same day as the move. What order actually works?
Removal first, then us, then the check out. If the three are stacked into one morning something gets done badly, and on a street this narrow it is usually the clean, because we cannot get to the van. Where the dates truly cannot move, tell us which rooms will be clear first and we start there while the rest is being carried out. Ask the agent for the check out to be the following morning; most will agree if you ask before the last week.
Do you cover the whole of Beeston Rylands?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Beeston Rylands?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Beeston Rylands?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. These streets are narrow, parked nose to tail, and the ones nearest the line are full of station traffic before nine, and we group Beeston Rylands with Beeston, Attenborough and Chilwell on the rota.
