Deep Cleaning for Beeston Rylands homes

The room that earns the booking is the downstairs bathroom in the old wash house. Single skin wall, a cold lean to ceiling, boxed pipework running through to the yard, and a fan that has never been taken apart.

The deep clean in these houses is built around one room that was never meant to be a bathroom. In most of these terraces the bath, basin and WC went into the back addition, the old wash house, which has a single skin wall, a lean to roof over it and a floor that steps down from the kitchen. It is the coldest room in the house and the wettest, and everything in it is boxed: the waste run to the yard, the cistern, the pipework in the corner. Behind those panels is where the work is, and none of it gets touched on a maintenance visit. After that come the outbuilding in the yard, which was the coal store, and the void behind the bath panel, which is open to the underfloor and to the outside wall.

Beeston Rylands sits in NG9, under Broxtowe Borough Council. The housing here is mostly small Victorian terraces in a tight grid south of the railway, interwar semis behind them, and a little postwar infill toward the water, two and three bedrooms with paved yards rather than gardens, and that is what shapes this job more than the floor area does.

What we run into on Beeston Rylands deep cleaning jobs

Take a bath panel off in one of these and you are not looking at a clean void. The floor under it is usually the original boards with the joists visible, the trap and the overflow run through a hole cut in the outside wall, and there is a draught coming up around the pipe. Everything that has gone over the side of the bath for years is down there: hair, shampoo caps, a lost flannel, and a layer of soap scum on the boards that has never dried out. It is the source of the smell people blame on the drains, a short job once the panel is off and a bad one to leave.

How a Beeston Rylands deep cleaning job actually runs

A deep clean in a small terrace cannot run the way it runs in a larger house, because there is nowhere to put the contents of a room while you clean it. No spare bedroom, no garage, and a landing that is barely a landing. So we work as a rotation: one room emptied into the next, cleaned, put back, then the next room emptied into that one. It takes longer than the same list of tasks would take elsewhere, and it means the household either has to be able to live around it or be out for the day. Services are the other limit. Most of these houses give us one kitchen tap worth filling from and a run of sockets that was never wired for machines, so the wet work is staged rather than run all at once. Most people here book this in the colder months, when cold wall marking and condensation are showing, which is also when a house dries slowest, so we allow the extra time rather than pretend it away.

Who books it here

The railway embankment runs the whole northern edge and there are only a handful of ways under or over it. Everything follows from that: which end of a street the van sits on, how long a hose has to be, and how anything bulky leaves.

We run Beeston Rylands on the same round as Beeston, Attenborough and Chilwell.

What we check on every Beeston Rylands job

On a ground floor wall, behind a sofa or at the end of a bed, you often find a bloom of white powder on the paint rather than the black speckling people expect to find. It brushes off dry, it comes back within weeks, and it is salt carried out of the brickwork by moisture in a wall built without a modern barrier, on ground that sits low and holds water for a long time after the weather has moved on. It matters because it is treated in the opposite way. A damp cloth dissolves it into the plaster and it returns worse than before, and a bleach product does nothing to it whatsoever. It comes away dry, with a soft brush and a vacuum, and then the wall is left alone. Where it keeps returning in the same patch, that is information for a builder rather than a cleaner, and we would rather say so than cover it.

What the deep cleaning covers

A sample of what is included

  • Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome
  • Everywhere else: Skirting boards by hand throughout
  • Everywhere else: Window interiors, sills, frames and the tracks they run in
  • Everywhere else: Carpet edges, which a normal vacuum pass misses

That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What deep cleaning costs in Beeston Rylands

A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£165 to £280

Typical one-off in Beeston Rylands. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£110 to £180
1 bedroom£135 to £220
2 bedrooms£165 to £280
3 bedrooms£220 to £350
4 bedrooms£300 to £460

Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.

Priced separately

ExtraTypical cost
Single oven deep clean£45 to £80
Double oven£70 to £110
Range cooker£80 to £130

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The downstairs bathroom still smells after we clean it. What are we missing?

Almost always the void behind the bath panel and the gap where the waste goes through the wall. Both are outside the room you are cleaning, both stay damp, and neither is reachable with a cloth. There is usually a second source: the seal along the back of the bath, which has been resiliconed over the old one at least once, so the growth is sealed under the new bead and no product will reach it. That has to be cut out rather than cleaned.

Do you take panels off and move furniture, or is that extra?

Panels that unscrew come off as part of a deep clean: bath panel, kick boards, the cover on a bathroom fan. Anything plumbed, wired or sealed stays where it is, because taking it out is somebody else's trade and their liability. Furniture we move if two people can lift it without dragging it over an old floor, and in these houses that rules out a full wardrobe on a landing barely wider than the door. Tell us and we bring the second pair of hands.

There is a white powdery patch on our sitting room wall. Is that mould?

Usually not. Mould is dark, sits on the surface as speckles or a haze, and grows where warm air meets a cold face. A white crystalline powder that brushes off dry is salt coming out of the wall as moisture evaporates through it, which is common on low ground in houses of this age. We remove it dry and leave the plaster alone. If it returns to the same spot repeatedly, the next step is somebody looking at the wall rather than a stronger product.

Do we need to be out of the house while you deep clean?

Not necessarily, but the day goes faster if you are. We clean a room at a time and use the next one as somewhere to stand furniture, so wherever you settle is likely to be the room we need in an hour. If staying is the only option, tell us at booking and we will run the rotation to leave one room untouched until the end. What genuinely does need clearing is the route between the front door and the kitchen, because everything crosses it.

Do you cover the whole of Beeston Rylands?

Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does deep cleaning cost in Beeston Rylands?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start deep cleaning in Beeston Rylands?

Within a week or two normally, longer in March and April and through November when everyone books at once. These streets are narrow, parked nose to tail, and the ones nearest the line are full of station traffic before nine, and we group Beeston Rylands with Beeston, Attenborough and Chilwell on the rota.
