Deep Cleaning for Beeston homes
Shared houses that have had four or five occupants and no annual clean between them. The kitchen carries most of it: extractor filters, cupboard tops and an oven that nobody has claimed responsibility for since the first term.
The most common deep clean in Beeston is a shared house where a bathroom has been fitted into what used to be the third bedroom. Those rooms have no window, an extractor that vents into the roof void or nowhere useful, and a shower running four or five times a day, which makes the scale on the screen and the mould in the sealant worse than anything in a family bathroom. Kitchens are the other half of it. Four people cooking separately put roughly twice the airborne fat into a room as one household cooking together, and it lands on the cupboard doors nearest the hob, on the extractor filter and on the ceiling above the cooker. The Bramcote semis are a different job entirely and closer to a normal annual reset.
Beeston sits in NG9, under Broxtowe Borough Council. The housing here is mostly Victorian terraces near the High Road, interwar semis toward Bramcote, and a dense band of student housing close to University Park, and that is what shapes this job more than the floor area does.
What we run into on Beeston deep cleaning jobs
Sealant is where the honest conversation happens. Once mould has grown through silicone rather than sitting on top of it, no cleaner takes it out, and bleaching it buys a fortnight before it comes back darker. In a windowless converted bathroom that is nearly always the state of things. We clean everything around it, say plainly that the bead needs cutting out and replacing, and put it in writing so it does not come back later as a complaint about the clean. The fan is worth checking at the same time, because ducting that dumps damp air into a roof void is what caused it.
How a Beeston deep cleaning job actually runs
Most of the deep cleaning on the university side happens in a house standing empty between one tenancy and the next, and the state of an empty house is the first problem. The heating has been off since the last person left, the water is sometimes drained down, and a full day without hot water at the tap becomes a day and a half. Before we confirm a date we ask whoever holds the property to leave the boiler running, the stopcock open and the electricity live, because a caustic oven clean and a bathroom descale both depend on being able to rinse properly and repeatedly. Access is the second thing: the key is usually with an agent office rather than a resident, so collection happens in office hours and that sets the start time rather than the other way round. Windows go open early and stay open, since nothing dries in a closed terrace in August. The work toward Bramcote runs on a different clock entirely, booked in spring or ahead of Christmas, in a furnished house with someone in it, which means room by room over a day rather than the whole property at once.
Who books it here
Two different jobs in one town. Family homes on a fortnightly rota, and a heavy end of tenancy peak through late June and July as student lets change over together.
We run Beeston on the same round as Chilwell, Stapleford and Lenton.
What we check on every Beeston job
The kitchen list we actually work through in a shared house: the gap between the cooker and the run of units, which gives up more to a scraper and a thin blade than to any spray; the metal mesh grease filter washed rather than wiped, and the carbon filter sitting behind it replaced, because that one cannot be washed; the washing machine door seal fold, the detergent drawer and the pump filter; dishwasher spray arm jets cleared with a pin; the fridge drip channel and the drain hole at the back of it, which is what makes an emptied fridge still smell. Bathrooms: the shower head unscrewed and soaked rather than wiped, the bottom seal pulled out of its channel on the screen, the basin overflow, and behind the pan where the soil pipe meets the floor. Radiators are done between the fins with a brush and a vacuum, not a cloth across the front.
What the deep cleaning covers
A sample of what is included
- Bathrooms: Shower head soaked or bagged with descaler
- Kitchen, which is about 40% of the time: Sink, taps, plughole and overflow descaled
- Kitchen, which is about 40% of the time: Washing machine drawer, door seal and filter
- Kitchen, which is about 40% of the time: Inside, on top of and underneath all cupboards
That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What deep cleaning costs in Beeston
A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
| Property | Typical one-off |
|---|---|
| Studio | £110 to £180 |
| 1 bedroom | £135 to £220 |
| 2 bedrooms | £165 to £280 |
| 3 bedrooms | £220 to £350 |
| 4 bedrooms | £300 to £460 |
Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.
Priced separately
| Extra | Typical cost |
|---|---|
| Single oven deep clean | £45 to £80 |
| Double oven | £70 to £110 |
| Range cooker | £80 to £130 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Will a deep clean get rid of the black mould in our shower?
If it is on the surface of the tiles and the grout, yes. If it has grown into the silicone sealant, no, and nobody can, whatever they tell you when quoting. That needs the old bead cutting out and a new one running, which is a short job for whoever maintains the property. We will show you which of the two you have before we start.
How long for a six bedroom student house before the new tenants arrive?
A full day with two cleaners is realistic, longer if the oven and the extractor have gone a whole academic year. Bathrooms and the kitchen take most of it. Six bedrooms with one bathroom is a shorter job than four bedrooms with three, which surprises almost everybody who asks for a price by bedroom count.
Does a deep clean cover the bedrooms in a shared house or only the shared rooms?
Both, if the house is empty. Between tenancies the rooms are stripped, so wardrobes and drawers come out, desk runners, the window track and the skirting behind where the bed stood all get done. In an occupied house it is different: we need each tenant to agree and the room to be genuinely clear, and a bedroom with a term's belongings in it can only be tidied around, which is not what you are paying for.
We are the incoming tenants. Should we book a deep clean before we move in?
Only after you have seen the house. Ask the landlord or agent what was done at the end of the last tenancy first, because an end of tenancy clean and a deep clean cover almost the same ground and you would be paying twice inside a fortnight. Where it does earn its place is a property let straight through the summer with no void at all, or one where the previous group handed back and nobody has been in since.
Do you cover the whole of Beeston?
Yes, all of NG9 and the surrounding streets, under Broxtowe Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does deep cleaning cost in Beeston?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start deep cleaning in Beeston?
Within a week or two normally, longer in March and April and through November when everyone books at once. The High Road is pedestrianised in parts and the tram runs through the middle, so we park on the residential streets and walk in, and we group Beeston with Chilwell, Stapleford and Lenton on the rota.
