Deep Cleaning for Lenton homes

Landlords resetting a house between tenancies rather than households doing a spring clean. That means the standard is the check-in inventory, so we photograph the finished job rather than leaving the next report to say clean on a line.

The mid tenancy reset is the job that makes sense here, and it is normally a landlord booking it rather than a tenant. A house let room by room for years accumulates in exactly the same places: the oven, the extractor filter, a fridge holding three separate people's shelves, and the tops of the wall cupboards in a kitchen with a low ceiling. Six people cooking separately generate several times the airborne grease of one household, so a Lenton kitchen at the eighteen month mark is a genuinely different proposition from a family kitchen at five years. The other half of the job is the bathroom, or more often the single bathroom serving a house that was subdivided into six lettable rooms without ever gaining a second one.

Lenton sits in NG7, under Nottingham City Council. The housing here is mostly almost entirely Victorian and Edwardian terraces converted to shared houses, plus purpose-built student blocks along Derby Road, and that is what shapes this job more than the floor area does.

What we run into on Lenton deep cleaning jobs

The washing machine tells you how the house has been used. In a shared house it runs most days, so the door seal fold holds a permanent wet residue that turns sour when the door is left shut, the detergent drawer has a mould layer behind the front face where nobody has ever looked, and the filter at the bottom is usually full. All three come out, soak and go back. It takes twenty minutes and it removes the smell people keep describing as the kitchen. The oven door glass is the other one, and the softened carbon comes off with a plastic scraper and six or seven clean water rinses so nothing smokes on first use.

How a Lenton deep cleaning job actually runs

A whole house reset in a subdivided terrace is a two person day, and it runs top down for the same reason every dust job does. Loft room and top landing first, then the middle floor, then the ground floor and the kitchen, which absorbs most of the afternoon. The single bathroom is the scheduling problem. It has to come out of the sequence at a point where nothing else needs the hot tap, because descaling a shower head and a screen wants the water and wants an hour of dwell time nobody can interrupt halfway through. Power is the other constraint. Older terraces here often have one usable socket in the hall and a spur in the kitchen, so machines run on extension leads we bring rather than off whatever is already behind the fridge. Landlords book these into the quiet stretch between January and March, or into a void week, because the summer fortnight is taken up entirely by check-outs and there is no spare capacity anywhere in it.

Who books it here

The most concentrated HMO stock in the city. Ovens and shared kitchens take the brunt of it, and check-out dates cluster into a fortnight, so book early or there is no slot left.

We run Lenton on the same round as Radford, The Park Estate and Beeston.

What we check on every Lenton job

The list here runs longer than a family house because the fittings are older and shared. Under the sink first: the trap, the stop tap and the chipboard beneath it, where a slow leak shows as a swollen edge long before anyone notices water. Then cupboard interiors, including the empty ones, the drawer runners, and the grout behind the hob where fat has set hard. The fridge drip channel at the back of the salad drawer blocks and pools water, which is a smell people blame on food. Freezer seals, dishwasher spray arm holes cleared with a pin, kettle descaled. In the bathroom the shower head goes into a bag of descaler, the screen tracks and pivot seals come apart where they are designed to, the trap comes out, and the sealant line is inspected rather than scrubbed. Mould growing inside the silicone needs cutting out and replacing, and we say so instead of returning to it every visit.

What the deep cleaning covers

A sample of what is included

  • Bathrooms: Shower head soaked or bagged with descaler
  • Kitchen, which is about 40% of the time: Sink, taps, plughole and overflow descaled
  • Kitchen, which is about 40% of the time: Washing machine drawer, door seal and filter
  • Kitchen, which is about 40% of the time: Inside, on top of and underneath all cupboards

That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What deep cleaning costs in Lenton

A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical one-off
Studio£110 to £180
1 bedroom£135 to £220
2 bedrooms£165 to £280
3 bedrooms£220 to £350
4 bedrooms£300 to £460

Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.

Priced separately

ExtraTypical cost
Single oven deep clean£45 to £80
Double oven£70 to £110
Range cooker£80 to £130

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Is a mid tenancy deep clean worth it as a landlord?

In a house let room by room, generally yes, because the alternative is one enormous job at the end of the tenancy and a bill nobody had budgeted for. It also gives you a dated record of the property's condition partway through the year, which is useful evidence if a deposit deduction is argued about later on.

Can it be done with tenants still living there?

Yes, with the caveat that covered surfaces cannot be cleaned. Bedrooms stay out unless everyone agrees, and the kitchen needs worktops clear on the day for the visit to be worth what it costs. Give the house a few days notice rather than arriving unannounced, and expect the fridge to need emptying before anyone can wash it out.

How long does a six bedroom shared house take?

A full day for two people, and longer if the kitchen has not been touched in a year. Room count is not what drives it. One bathroom serving six people and a kitchen carrying six people's cooking take the hours, while a bedroom made by dividing a reception room is a small space with less in it than a family bedroom. We look at the kitchen and the bathroom before quoting the day.

Can it be split over two days?

Yes, and on a neglected property that is often the better plan. Day one takes the kitchen and the bathroom, which is where the dwell times sit and where the visible difference is. Day two takes floors, stairs, high level dust and window interiors. Splitting it also means descaler and oven cleaner get the contact time their labels state rather than being wiped off early so the day can finish.

Do you cover the whole of Lenton?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does deep cleaning cost in Lenton?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start deep cleaning in Lenton?

Within a week or two normally, longer in March and April and through November when everyone books at once. Permit zones across much of Lenton and very little visitor parking, and we group Lenton with Radford, The Park Estate and Beeston on the rota.
