Deep Cleaning for Dunkirk homes

The pre-let reset in a two up two down that gained a bathroom in the old scullery and never gained a window to go with it. Ventilation, not effort, is what decides how a Dunkirk deep clean goes.

Deep cleans cluster in August here, ahead of a September start, and they are normally a landlord resetting a property rather than a household doing an annual clean. The work divides differently from a family home. The bathroom is often a converted scullery or a boxed corner of a landing, with no openable window and an extract fan ducted a long way to the outside wall, so scale, sealant mould and a fan that has quietly stopped moving air are three jobs that arrive together. Hard water makes the scale a matter of contact time rather than scrubbing. The kitchen takes most of what is left of the day, and the ceiling above the hob is the surface that shows the difference most obviously once it has actually been washed.

Dunkirk sits in NG7, under Nottingham City Council. The housing here is mostly a compact grid of late Victorian and Edwardian terraces let room by room, with purpose-built student blocks and infill apartment schemes squeezed along the boulevard frontages, and that is what shapes this job more than the floor area does.

What we run into on Dunkirk deep cleaning jobs

The bath panel is worth taking off in a house like this, and almost nobody does it. It is a plastic sheet on four screws, and the void behind it holds everything that has gone down the side of the bath since the panel went on: hair, a slick of old shower gel and, in a fair number of properties, standing water from a weeping trap. That is where the smell people describe as drains is actually coming from, and no amount of work on the visible surfaces touches it. We take the panel off, clear it, wash both faces and put it back, and we say if the trap is weeping rather than leaving it to be found.

How a Dunkirk deep cleaning job actually runs

Not every deep clean here is an August reset before a September start. A good number are triggered mid year by one room changing hands, because rooms in these houses are let individually and a departure in February leaves the rest of the household in place. That is a different job from an empty property. We work around occupied bedrooms, keep the equipment out of a hallway that people still need to use, and confine the noisy part of the day to hours the shift workers in the house have agreed to. The other regular trigger is a licensing inspection on a larger shared house, where the landlord wants the kitchen, the bathroom and the common parts brought to a standard somebody official is going to look at. Owner occupiers on the quieter side streets book differently again, usually once a year and usually in spring. The houses themselves are three storeys more often than not, so a deep clean here includes two flights of stairs and a landing that a family home would not have.

Who books it here

Boxed in by trunk roads, the hospital site and the edge of the university campus, so it is a small place carrying a great deal of traffic that is not going to it. Road dust and road noise shape more of the work here than the housing itself does.

We run Dunkirk on the same round as Lenton, The Park Estate and Beeston.

What we check on every Dunkirk job

We work from the top of each room down, so the tops of doors, picture rails, wardrobe tops and light fittings are done before the floor rather than after it, and nothing lands on a surface that has already been finished. Ovens come apart as far as the manufacturer intended, which means the door glass is separated where the hinges allow it and the shelves and runners are soaked rather than scrubbed dry. Limescale is a contact time problem in this water, so taps, shower screens and the base of the toilet get treated and left rather than attacked. Skirtings are washed by hand, not mopped past. We tell you at the start roughly how long the property will take, and if it is going to run over we ask before staying rather than after. Anything we find that is a repair rather than a clean, a cracked tile or a slow waste, goes on a note for the landlord instead of being covered over.

What the deep cleaning covers

A sample of what is included

  • Everywhere else: Carpet edges, which a normal vacuum pass misses
  • Kitchen, which is about 40% of the time: Washing machine drawer, door seal and filter
  • Bathrooms: Toilet including hinges, base and behind the pan
  • Everywhere else: Radiators, including between the fins and behind

That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Dunkirk property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What deep cleaning costs in Dunkirk

A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£165 to £280

Typical one-off in Dunkirk. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£110 to £180
1 bedroom£135 to £220
2 bedrooms£165 to £280
3 bedrooms£220 to £350
4 bedrooms£300 to £460

Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.

Priced separately

ExtraTypical cost
Single oven deep clean£45 to £80
Double oven£70 to £110
Range cooker£80 to £130

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Is August too late to book a reset before a September tenancy starts?

It is the busiest fortnight we have, so late August is a gamble rather than a plan. Send the dates in July even if the property is still occupied or the trades have not finished, because a provisional booking that moves by a day or two is easy for us to carry. What is hard is a call at the end of August asking for the following morning.

The bathroom has no window. What can a deep clean actually change?

Quite a lot, provided the fan is dealt with as part of it. We take the grille off, clear the fan and as much of the duct as is reachable, descale the sanitaryware with proper dwell time, and identify which sealant is dirty and which has mould growing inside it. Sealant with mould through it needs cutting out and replacing, which is a repair rather than a clean, and we will say which one you have.

Can you deep clean while the other rooms are still occupied?

Yes, and it is most of what we do here. We need to know which bedrooms are in use and are staying shut, and roughly when the people on hospital shifts are sleeping. We keep hoses and cases out of the hallway rather than blocking it, and we save anything loud for the agreed part of the day. What we cannot do is a full reset of a house whose occupied rooms are storing everything from the empty one.

Do you pull out the washing machine and the fridge?

Where they will move safely, yes, and in these kitchens the floor behind them is usually the worst part of the room. Quarry tiles and older vinyl catch appliance feet, so we lift rather than drag. If a machine is plumbed tight against a wall or the flooring has been laid up to it, we say so and clean what is reachable instead of forcing it and creating a leak that nobody wanted.

Do you cover the whole of Dunkirk?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does deep cleaning cost in Dunkirk?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start deep cleaning in Dunkirk?

Within a week or two normally, longer in March and April and through November when everyone books at once. Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest, and we group Dunkirk with Lenton, The Park Estate and Beeston on the rota.
