End of Tenancy Cleaning for Dunkirk homes

The whole area changes hands inside the same fortnight in summer, and the constraint is not the cleaning. It is finding a legal place to put a van on a street where every house is moving out at once.

This is the service the area is named for on our end of tenancy page, and the pressure behind that is real. Agreements on these streets run to the same summer dates, so the diary for one week in July looks nothing like the diary for the rest of the year. The geography makes it harder than the volume alone would. There is one practical way in for a van, the permit bays are already taken, and the entire street is moving out across the same few days. Book the clean for the day after the furniture leaves and at least a full day before the check-out appointment, which is what gives you room to put right anything a clerk raises. The houses are small, which helps, and they have been used hard, which does not.

Dunkirk sits in NG7, under Nottingham City Council. Summer turnarounds dominate, and they arrive all at once as the shared houses empty. Around that sit landlord deep cleans booked before a September intake, carpet extraction on the hall run while the house is finally empty, and a smaller year-round strand of work for hospital staff and science park tenants.

What we run into on Dunkirk end of tenancy cleaning jobs

Every property here has a yard rather than a garden, and the yard is in the inventory. What ends up in it at the end of a tenancy is a mattress, a broken drying rack and the contents of a cupboard nobody agreed to fill. Bulky waste is a collection you book and then wait for, not something a cleaning visit takes away, and a yard full of it on check-out day is a deduction with a photograph attached to it. Book that collection a week out rather than the night before. The bin store is the other yard item: bins get washed inside and out and the ground underneath them cleaned, because the ground is what smells.

How a Dunkirk end of tenancy cleaning job actually runs

The thing that catches people out here is that a house does not empty all at once. Rooms in most of these properties are let on separate agreements, so one tenant leaves in June, two more in July, and the last in September, and the landlord wants each room brought up to standard as it becomes free rather than paying for the whole house twice. We are happy to work that way, but the common parts need a decision. Cleaning a kitchen while three people are still cooking in it does nothing for anybody, so the sensible pattern is bedrooms as they empty and the kitchen, bathroom and stairs once the last person has gone. The other local pattern is the winter departure, where somebody who relocated for a post at the hospital moves on outside the student cycle and finds the diary wide open. If your dates fall outside July we can usually work to short notice, which is not something we can promise in the summer. Either way, the more warning we have about the last departure date, the better the visit sits in the diary.

Who books it here

Boxed in by trunk roads, the hospital site and the edge of the university campus, so it is a small place carrying a great deal of traffic that is not going to it. Road dust and road noise shape more of the work here than the housing itself does.

We run Dunkirk on the same round as Lenton, The Park Estate and Beeston.

What we check on every Dunkirk job

We clean to the check out standard, which means room by room against the inventory rather than an impression of tidiness. That covers inside every cupboard and drawer, the inside and outside of all internal glass, the oven including the door glass and the shelves, the fridge and freezer defrosted and wiped through if the power is off, and the limescale taken off taps, showers and toilets rather than smeared over. We photograph the finished rooms and send them the same day, so if a clerk raises something a week later there is a record of the state we left. Tell us at the booking which deposit scheme and which agent are involved, because their checklists differ, and it is easier to work to the right one than to argue about it afterwards. If the property has already been let for the following year, tell us that too, since the incoming tenants often arrive within days of the clean.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Inside, on top of and underneath every cupboard and drawer
  • Bathrooms: Toilet including hinges, base and behind the pan
  • Throughout: All floors vacuumed and mopped
  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Dunkirk property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What end of tenancy cleaning costs in Dunkirk

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Dunkirk. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin Dunkirk

Ring us on 07438 843980, or see the full service page.

How far ahead do we need to book for a July move-out?

Three weeks, and that is the honest figure rather than a sales line. Every agreement on the street ends within days of yours, so the same handful of dates gets asked for by everyone at once and they go first. If your exact date is not settled yet, give us the week and we will hold it, because moving a confirmed booking by a day is far easier than finding a new one in July.

Where will your van go while you are working on our street?

That is a question we would rather answer before the day than on it. Tell us whether the property has a permit, whether there is a rear access from the alley, and what the bay restrictions say, and we plan the visit around it. Where nothing is available we carry the kit in on foot and work from inside, which costs a little time at the start and nothing at all afterwards.

Our tenants leave on different dates. Can you clean room by room?

Yes. We do the bedroom and its own storage as each one empties, then come back for the kitchen, bathroom, stairs and hallway once the last person has moved out. Doing the common parts early wastes your money, because the remaining housemates are still using them daily. Give us the departure dates as you get them and we will build the visits around the last one rather than the first.

What if the check out clerk raises something?

Tell us within a few days and send the clerk report, then we come back and put right anything that was genuinely in our scope. That is why we photograph on the day. What sits outside a clean is wear, damage and anything the property never had, such as a carpet worn through on a stair nose or a mark that has gone into the paint. We will say plainly which category something falls into.

Do you cover the whole of Dunkirk?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Dunkirk?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Dunkirk?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest, and we group Dunkirk with Lenton, The Park Estate and Beeston on the rota.
