End of Tenancy Cleaning for Hyson Green homes

Converted flats where the check-in inventory often covers a two bedroom flat rather than the Victorian house it sits inside. We price and clean the flat you actually rent, and we photograph every cupboard interior because that is what the deduction claims cite.

Hyson Green check-outs are not synchronised the way the student streets are. Flats change hands all year, one at a time, often at a few days' notice, and the inventory you are judged against was written for a flat rather than for the building it sits in. That distinction matters more here than anywhere: the shared stair, the tiled entrance hall and the bin store are almost never yours to clean and almost always the first thing an outgoing tenant panics about. Inside, the pattern repeats building to building, because the kitchens and bathrooms went in as one batch when the house was converted. We work to the check-in report where you have it, and photograph the finished flat either way.

Hyson Green sits in NG7, under Nottingham City Council. A high proportion of let property, so landlord turnarounds and end of tenancy cleans outnumber regular domestic work. Multi-occupancy conversions mean more kitchens and bathrooms per building than the address suggests.

What we run into on Hyson Green end of tenancy cleaning jobs

The fridge freezer is the awkward one. In a converted flat here it is nearly always wedged into the alcove beside a blocked chimney breast with an inch of clearance either side, so it cannot be pulled forward without lifting it, and defrosting it in place puts meltwater onto whatever the floor happens to be. We defrost with towels and a tray under the door, clean the seals and the drip channel behind the salad drawer, then leave it switched off with the door propped open so it does not sweat and sour before the next tenant arrives.

How a Hyson Green end of tenancy cleaning job actually runs

The job is booked against a date somebody else controls, so the first question is when the check-out appointment is, not when you are moving. Work backwards from it: furniture and rubbish gone first, us the day after, then a full clear day in hand ahead of the clerk. Those spare hours are the whole point, because they are the only stretch where anything flagged can still be fixed while the keys are yours. On the day the flat is empty and the building is not, so we work with the flat door closed and carry waste down bagged, rather than propping the street door open and filling a shared hall with the contents of every cupboard. The kitchen takes the first block of hours because the oven and the units decide the outcome, the bathroom next, then bedrooms and living room, with the floors last on the way out. Nothing goes down to street level until the end. The last surfaces done are the inward face of the flat door and its frame, which everyone in the building touches on their way past and nobody has ever cleaned.

Who books it here

Small rooms, steep stairs and no parking to speak of, which is worth mentioning when you book so the right size of team turns up. Original tiled floors and sash windows are common and want the gentler products.

We run Hyson Green on the same round as Radford, New Basford and Sherwood.

What we check on every Hyson Green job

What gets inspected is what the check-in report photographed, so that is the order we work to. Wardrobe rails plus the shelf running over them, plus the loft hatch surround if the flat has one, the slatted shelf in the airing cupboard and the tank behind it, the meter cupboard, window handles and the restrictor stops on them, curtain poles along their upper edge, the letterbox and its brush seals, radiator backs reached with a long tool, and whatever length of skirting has spent the tenancy hidden behind a wardrobe. Kitchen side, that means unit tops and undersides throughout, drawer runners and plinths. We list what we found as well as what we cleaned, so blown grout, a scored worktop or a chipped bath edge appear as condition rather than as something you failed to remove, and we hand back window keys and any fobs with the paperwork.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Dishwasher filter and spray arms
  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
  • Bathrooms: Toilet including hinges, base and behind the pan
  • Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome polished

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Hyson Green property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 8.

What end of tenancy cleaning costs in Hyson Green

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin Hyson Green

Ring us on 07438 843980, or see the full service page.

Am I responsible for the communal stairs and hallway?

Almost never, and it is worth reading the tenancy before you spend a Saturday on it. In most converted houses here the common parts are the freeholder's responsibility and appear nowhere in your inventory. If yours does list them, say so when you book and we will price the stair and hall into the job rather than meeting it as a surprise on the day.

My landlord has a new tenant starting in three days. Can you fit that in?

Usually, because Hyson Green is a few minutes from our base and short-notice gaps get offered here first. Book the clean for after the furniture has gone rather than around it, and leave a clear day before the new tenant collects keys so there is room to put anything right if the landlord flags it.

The landlord leaves a sofa and mattresses in the flat. Can those be done at the same time?

Neither is inside the end of tenancy scope, but book them alongside it rather than as a separate visit. Extraction equipment has to come up a narrow staircase, and doing that once instead of twice is worth more than most people expect. Where the inventory names a landlord owned sofa or mattress and describes its condition, having it cleaned and recorded on the same day removes the easiest deduction anyone could propose.

Can you clean before my furniture goes, to spread the work out?

We would rather not, and here it is the layout that decides it. Inside a subdivided flat this size there is nowhere to shift a wardrobe or bed to, so anything standing against a wall stays where it is and the skirting behind it goes uncleaned. Those are precisely the spots a clerk photographs. Book us for after the removal and you get one clean that covers everything, rather than paying for two that between them still miss the same lines.

Do you cover the whole of Hyson Green?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Hyson Green?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Hyson Green?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. On-street only, and tight, and we group Hyson Green with Radford, New Basford and Sherwood on the rota.
