We are all leaving on different dates. When do we book?

Work backwards from the check-out appointment and leave a whole day either side of the clean, then pick the earliest date on which the house will be genuinely empty of both people and belongings. In practice that decision needs making about three weeks out here, since the fortnight your entire street shares is the first thing to fill in the diary.

The agent says we have to use a professional cleaner. Is that right?

They cannot require it as a condition of the tenancy in England, since the Tenant Fees Act 2019 stopped that. What they can do is hold you to the standard recorded at check-in, allowing for fair wear and tear. Most people hire someone because reaching that standard themselves takes far longer than they expect, not because they are obliged to.

The house is still full of furniture the day before check-out. What happens?

We move the booking, or we clean around it and record what could not be reached, and the second option costs deposit money. Anything left behind is for the tenants to remove or the landlord to collect. A mattress propped against a bedroom wall means the floor, the skirting and the wall behind it stay as they are. Tell us at booking if items are staying, so the paperwork says so before the clerk arrives.

Six of us are jointly liable. Who books and who pays?

One person books and the house settles it between them, which causes the fewest problems. Joint liability means a deduction for cleaning comes out of the whole deposit rather than the share of whoever left the kitchen, so it is worth agreeing the split beforehand rather than after a deduction lands. We invoice the one named person and give every tenant the same written record of what was done.
