The flat is furnished with the landlord's things. Does that matter?

Yes, and tell us at the booking stage. Furnished cleans take longer, some surfaces cannot be reached at all, and we would far rather record that honestly than let the clerk discover it. We list what could not be moved and photograph it, which is the difference between an agreed limitation and a deduction. Heavy or antique pieces stay exactly where they are.

Who lets us in once the keys have gone back to the agent?

Usually the agent themselves, and we collect from their office. Mention it when you book, because a gated estate plus an office key collection means the start time depends on their opening hours rather than ours. Where the building has a caretaker or an entrance key safe it is simpler, and we confirm which arrangement applies well before the day.

There is an open fireplace in the flat. What does the clerk expect to see?

A clear grate, a swept hearth and no loose soot. We empty the ash, brush the grate and the opening dry, and vacuum the hearth with a filtered machine. Soot does not get washed, because water turns it into a stain that sets into stone and mortar and then genuinely is damage. If the flue is sealed or clearly unused we note that too, since a clerk will otherwise wonder why there is ash at all.

The inventory lists a cellar store. Is that in the clean?

Only if you name it when booking, and then it is quoted as its own item. Basement stores in these buildings are unlit, unfinished and often damp, and they take longer than a bedroom does. What we can do is sweep, clear cobwebs and leave it empty and tidy. What we cannot do is remove whatever has been stored down there, which has to go before we come, or it simply gets photographed where it stands.
