Carpet & Upholstery Cleaning for The Park Estate homes
Antique and wool rugs over original floors, which are a specialist job rather than a general one. Wool is alkaline-sensitive and old dyes are rarely colourfast, so both get tested before anything is applied.
The floors are the reason this job is different here. Most Park rooms have a waxed or oiled board floor with rugs on it rather than fitted carpet wall to wall, and a rug cleaned in place is a wet object sitting on a finish that water marks. So rugs come up, get cleaned on a covered surface or go out to be done off site, and the boards underneath are dried before anything goes back down. Stair runners are the other common piece. The staircases in these villas are wide, the runner is often held by rods, and the exposed board either side of it has a different finish from the runner itself. It is slow, careful work, and that is why it is priced separately.
The Park Estate sits in NG7, under Nottingham City Council. The housing here is mostly large Victorian villas in a private conservation estate, many divided into apartments, most with original features intact, and that is what shapes this job more than the floor area does.
What we run into on The Park Estate carpet & upholstery cleaning jobs
Old wool rugs are frequently not colourfast, and the dyes in an antique piece can move with plain water, never mind a pre-spray. We test in the fringe and on the reverse of the border before anything else happens, and where a red or an indigo bleeds onto the swab we stop and say so. The other regular find is a rug that has lain on an oiled floor for years: the timber beneath has kept its colour while everything around it has faded, so the moment the rug moves you can see precisely where it sat.
How a The Park Estate carpet & upholstery cleaning job actually runs
Nearly all of this work is planned around two questions: where the van can stand, and where a rug can actually be worked on. Extraction hoses run from the machine to the room, and the space you are allocated may not be outside the door we need, so the run gets confirmed at the booking rather than discovered on the morning. Where a hose will not reach an upper floor flat we work from a portable machine carried up, which is slower and needs a water supply and a drain inside the property. Setting up takes a room of its own. A rug coming down a turned staircase travels rolled rather than folded, and the hall floor it crosses is covered before it moves. Drying then governs the schedule more than the cleaning does. Tall rooms with single glazing hold moisture, so air movers go in as a matter of course, and anything sent away comes back in days rather than hours, which puts a room out of use for longer than most people expect.
Who books it here
Large period properties and apartment conversions, where the work is as much about protecting original material as removing dirt. Deep cleans rather than weekly visits, and often before or after an event.
We run The Park Estate on the same round as Nottingham City Centre, Lenton and Radford.
What we check on every The Park Estate job
On a hand knotted rug the fringe is the warp of the foundation coming out of the ends rather than a trim stitched on, so it is combed and rinsed and never brushed hard, and a machine made rug with an applied fringe is a different object with different rules. Wool is alkaline sensitive, so the pH stays inside what wool tolerates and the rinse sits on the acid side of neutral rather than being plain hot water. Cotton and jute foundations brown when they are overwetted, and the brown travels up through the pile as it dries, which is why moisture control decides the result on an old rug far more than cleaning power does. We look for moth damage under furniture legs before anything starts, because a rug that has sat undisturbed hides it completely until the pile is lifted. Antique upholstery with show wood and no care label is treated as dry clean only until a test says otherwise.
What the carpet & upholstery cleaning covers
A sample of what is included
- Carpets: Agitation with a brush or rotary tool
- Carpets: Hot water extraction at pressure
- Carpets: Neutralising rinse, so no sticky detergent residue is left to attract soil
- Carpets: Pile groomed, protective tabs under furniture legs
That is a sample rather than the whole list. The full carpet & upholstery cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What carpet & upholstery cleaning costs in The Park Estate
Hot water extraction, priced by room or by property. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
| Property | Typical one-off |
|---|---|
| Minimum call-out | £60 to £90 |
| Single room | £35 to £60 |
| Hallway, stairs and landing | £45 to £85 |
| 2 bed flat, throughout | £75 to £175 |
| 3 bed house, throughout | £140 to £260 |
| 4 bed house, throughout | £200 to £350 |
Stairs are priced separately from rooms because they are slow and cannot be done with a standard wand.
Priced separately
| Extra | Typical cost |
|---|---|
| Upholstery, 3 seat sofa | £45 to £90 |
| Mattress clean | £30 to £60 |
| Pet urine treatment, per spot | £15 to £40 |
| Rug, per square metre | £8 to £20 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Can you clean an antique or oriental rug?
On site only if it tests colourfast, and often the honest answer is that it belongs with a rug specialist and a wash pit rather than being extracted in your sitting room. We will test it, tell you what the swab shows and say plainly if it is beyond what hot water extraction should be doing. Nothing wet goes onto a piece we are not confident about.
Will cleaning a rug damage the floor beneath it?
Not if the rug comes off the floor first, which is exactly why we move it. Extraction leaves a rug damp for a few hours, and a damp backing in contact with waxed or oiled boards will mark the finish and can lift it. We work on a covered surface, dry the rug properly, and put it back only once both it and the floor are dry.
Can you clean the curtains at the same time?
No, and we would tell you not to have anyone wet clean them in place. The long interlined curtains at these windows shrink at different rates through the face fabric, the lining and the interlining, so they come back hanging at three different lengths. They are an off site specialist job. What we will do is vacuum them with an upholstery tool and clean the pole, the rings and the top of the pelmet, which is where the dust actually sits.
The sofa has no care label at all. What happens then?
We treat it as vacuum only until a test in a hidden panel proves otherwise, usually inside a skirt or under the back. Older frames are the reason for the caution: horsehair and hessian under a top cover will hold water for days and can mark through, so anything that old is cleaned by hand at low moisture rather than extracted. If the test shows the cover is stable and the fill is modern foam, we say so and go ahead.
Do you cover the whole of The Park Estate?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does carpet & upholstery cleaning cost in The Park Estate?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the room count, whether stairs are included, the fibre type, and whether there is pet urine to treat. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start carpet & upholstery cleaning in The Park Estate?
Within a week usually, and we would rather do it alongside a deep clean than as a separate visit. A private estate with gated entrances and its own parking rules, and we group The Park Estate with Nottingham City Centre, Lenton and Radford on the rota.
