Domestic Cleaning for The Park Estate homes
Large villas and apartment conversions inside a private conservation estate with its own access rules. We need the gate arrangement confirmed in advance, and once it is, the rota runs like anywhere else.
A regular clean in The Park is shaped by what the surfaces will tolerate rather than by the room count. A villa apartment might have a waxed timber floor in the hall, a marble hearth in the sitting room and painted plaster cornice above both, and each wants a different cloth and a different product. We agree that kit at the first visit and leave it fixed, so whoever covers a holiday week is not guessing. The estate side matters just as much. Entrances are gated, the roads are private and residents' spaces are allocated, so the access arrangement needs settling in writing before the first visit. Communal halls and stairs in a divided villa belong to the managing agent rather than to your flat, and we only include them if the agent asks us to.
The Park Estate sits in NG7, under Nottingham City Council. Large period properties and apartment conversions, where the work is as much about protecting original material as removing dirt. Deep cleans rather than weekly visits, and often before or after an event.
What we run into on The Park Estate domestic cleaning jobs
The most common avoidable damage we see in Park houses is a water ring on a marble hearth or a stone windowsill, left by a wet cloth that nobody buffed dry. Marble is porous, and a puddle standing for ten minutes on an unsealed slab leaves a mark that outlasts the clean by years. So hearths get damp wiped and dried in the same pass, never sprayed and left to sit. The same rule covers the deep painted sills under the sash windows, where standing water lifts old paint at the joint.
How a The Park Estate domestic cleaning job actually runs
A regular visit here is planned around the staircase rather than the front door. Most flats sit above ground level in a divided villa, the stair is shared, there is no lift, and nothing can be left standing on a communal landing between visits, so every piece of kit comes up and goes back down the same morning. Cordless machines earn their place for that reason alone. Inside the flat the route runs top down and finishes on the floors, because timber and stone take longest to dry and are the surfaces most easily spoiled by walking back over them wet. Autumn changes the rhythm. The estate is heavily wooded and the walk from a parking space to a front door crosses leaf litter and loose grit, so it arrives on the soles of everyone who visits and the hall matting needs lifting and beating rather than one pass with a vacuum. Lower ground flats are colder and darker than the rooms above them and hold damp longer, which shows on the window reveals before it shows anywhere else.
Who books it here
On the practical side: A private estate with gated entrances and its own parking rules. We need the access arrangement confirmed before the first visit, not on the doorstep.
We run The Park Estate on the same round as Nottingham City Centre, Lenton and Radford.
What we check on every The Park Estate job
Brass is the item most often damaged by well meaning cleaning. Door furniture, finger plates, escutcheons and stair rail fixings in these houses are frequently unlacquered, and metal polish taken to a lacquered handle strips the lacquer in patches that then tarnish unevenly. We establish which we are dealing with before anything abrasive appears, and where there is any doubt a dry cloth is the whole treatment. The other regular finds are the bloom a silicone furniture spray leaves on waxed timber, which is a cloudy film that has to be waxed out rather than washed off, and open joints in a board floor where a soaking mop has been the routine for years. Beater bars come off the machine for old rugs and for a wool stair runner, and the head that goes on a bare floor is not the head that has just been over a doormat. The original bell push and the light switches get named on the list, because they are touched daily and missed weekly.
What the domestic cleaning covers
A sample of what is included
- Kitchen: Bin emptied and relined
- Kitchen: Sink and taps cleaned and polished
- Bedrooms and living areas: Vacuuming throughout
- Bathrooms: Floor cleaned
That is a sample rather than the whole list. The full domestic cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What domestic cleaning costs in The Park Estate
Regular domestic cleaning, per visit, at a typical company rate. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
| Property | Typical per visit |
|---|---|
| 1 bed flat | £40 to £50 |
| 2 bed | £50 to £70 |
| 3 bed | £60 to £80 |
| 4 bed | £80 to £100 |
| 5 bed | £100 to £120 |
A fortnightly clean of a two bedroom home works out around £1,560 to £1,820 a year. Weekly is roughly double.
Priced separately
| Extra | Typical cost |
|---|---|
| Regular domestic, per hour | £17 to £25 |
| Ironing, per hour | £14 to £20 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Do you clean the communal hallway in a converted villa?
Only if the managing agent or the residents' committee instructs us, because the shared hall, stairs and porch are their responsibility rather than yours. Several buildings on the estate do arrange it that way and we quote it as a small separate contract. If you are paying us for your flat and expecting the hall to be done, say so early and we will raise it with whoever holds the block budget.
How do we arrange access through the gates?
Before the first visit rather than on the morning of it. We need to know which entrance to use, whether the barrier takes a fob or a code, and where a van can legitimately stand while it is unloaded. Estate parking is allocated and enforcement is real, so guessing costs us the start of your slot and costs you cleaning time inside it.
My flat is on the second floor and there is no lift. Does that change anything?
It changes what we bring rather than what we do. Equipment comes up the shared stair at the start and leaves at the end, since nothing may be stored on a communal landing, so we work with cordless machines and one compact caddy instead of a full trolley. Tell us how many flights there are when you book. If the building still has its original back stair and you have use of it, that is usually the easier route.
Should we leave our own vacuum and products in the flat?
It is the arrangement we prefer in these buildings. It keeps the shared staircase clear, and it means the kit already matches your surfaces rather than being carried in and out each time. We write the agreed product for each room on a list and tape it inside the cupboard door, so a stand in on a holiday week is not guessing. Replace anything that runs out and tell us what you have changed.
Do you cover the whole of The Park Estate?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does domestic cleaning cost in The Park Estate?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the bathroom count more than the bedroom count, how often we come, and whether there are pets. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start domestic cleaning in The Park Estate?
Usually within a week for a regular rota, and we will tell you the day rather than a window. A private estate with gated entrances and its own parking rules, and we group The Park Estate with Nottingham City Centre, Lenton and Radford on the rota.
