End of Tenancy Cleaning for Aspley homes
Rented semis where the inventory usually covers a garden and a shed as well as the house. Worth checking yours, because outside space appears in more deduction claims than people expect.
The let stock in Aspley is council-built housing that has passed through private hands, and the check-in inventories reflect that. They list things a modern flat inventory never mentions: the outhouse or coal store on the back wall, the meter cupboard, the side gate, the concrete path down the garden. Inside, the property is handed back empty and the original layout shows, which means every gap where a tenant's furniture stood is visible along the skirting. The oven and the kitchen gaps carry the same weight as they do anywhere, but out here the outside items are what tenants forget and clerks photograph.
Aspley sits in NG8, under Nottingham City Council. Fortnightly domestic rounds and annual deep cleans. The oven is the single most common reason someone in Aspley rings us for the first time.
What we run into on Aspley end of tenancy cleaning jobs
Where the house still has the brick outhouse, it is almost always in the inventory and almost never in the tenant's mental list. It usually contains garden waste, an old mop head and a bag of something nobody claims. That is removal rather than cleaning, and it needs agreeing before the day rather than discovering on it. The same goes for the meter cupboard, which on these houses is set into the external wall and collects leaf litter and cobwebs that show up clearly in a check-out photograph.
How a Aspley end of tenancy cleaning job actually runs
A move out on this stock runs backwards from the check out appointment rather than forwards from the day the tenant leaves. Aim for the clean the day after the van has gone and at least a full day before the clerk arrives, because that gap is what allows anything flagged to be put right without the handover being rearranged. These houses empty through the front door onto a drive or a path, so the hall floor takes everything the removal carries across it and it is the last thing we do rather than the first. Two storage spaces catch tenants out on this layout. There is nearly always a built in cupboard in the smallest bedroom, formed over the stair bulkhead, and it appears on the inventory as a fitted cupboard whether or not anyone ever opened it. The loft is the other. Hatches on these houses are reachable off the landing without much effort, so things go up there early in a tenancy and stay, and nobody remembers them until the clerk asks for the hatch to be opened.
Who books it here
Solid, uncomplicated houses. The common jobs are a fortnightly clean and a proper deep clean once a year, usually starting with an oven that has waited too long.
We run Aspley on the same round as Bilborough, Bulwell and Hyson Green.
What we check on every Aspley job
The fitted bedroom cupboard is emptied, the shelf edges and the sloping underside of the stairs above it are wiped, and it is photographed with the door held open, because a closed door in a photograph proves nothing to anyone reading the report later. The same treatment goes to the loft hatch. In the kitchen the two items that generate most of the argument on this stock are the cavity between the oven door glass, which needs the door splitting where the design allows it, and the extractor filter, which on a recirculating hood set into the old chimney breast has usually never been out. Window tracks are vacuumed dry before anything wet touches them, since a damp cloth in a gritty track only makes paste. Internal doors here often still carry finger plates and a rim latch, and both are cleaned. The mat is lifted and the floor beneath it done.
What the end of tenancy cleaning covers
A sample of what is included
- Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
- Kitchen: Fridge and freezer defrosted and washed, left off with doors ajar
- Throughout: All floors vacuumed and mopped
- Throughout: Interior windows, sills, frames and tracks
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What end of tenancy cleaning costs in Aspley
End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
| Property | Typical one-off |
|---|---|
| Studio | £120 to £180 |
| 1 bedroom | £150 to £250 |
| 2 bedrooms | £200 to £300 |
| 3 bedrooms | £300 to £420 |
| 4 bedrooms | £380 to £480 |
| 5+ bedrooms | £450 to £600 |
If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.
Priced separately
| Extra | Typical cost |
|---|---|
| Carpet cleaning, per room | £35 to £60 |
| Stairs and landing carpet | £45 to £85 |
| Single oven deep clean | £45 to £80 |
| Exterior windows | £30 to £90 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Is the outhouse or coal store included in the clean?
Only if we have agreed it, and it is worth agreeing. On these houses it appears on the inventory as a store, so a clerk will open it. We can sweep it out and wipe the frame, but anything left inside is a clearance job with its own time, and we would rather price that up front than skip it on the day.
Does the garden affect a check out on an Aspley semi?
Gardens are usually a separate inventory line about condition rather than cleanliness, so cutting the grass is not our job. What does land on us is what the garden has brought inside: the mud line at the back door, the path across the kitchen vinyl and the grit in the door track. Those are cleaned as standard.
Is the loft part of an end of tenancy clean?
Not as a cleaning job, but it has to be dealt with. Anything left up there is yours until the keys change hands, and a clerk who can reach the hatch will look. Clear it yourself before we come, or tell us and we will price the removal separately, because carrying items down a loft ladder is not cleaning time. Once it is empty we wipe the hatch frame and the boards immediately inside it and photograph the opening.
Does the cupboard in the small bedroom count as a fitted unit for the inventory?
Usually yes. On these houses it was built as part of the property rather than added later, so it is normally listed as a fitted cupboard with its own condition line and its interior gets inspected like any other cupboard. That means shelves, the back wall, the underside of the stairs where it slopes and the inside of the door. Empty it completely before the clean, including anything pushed to the back that arrived with a previous tenant.
Do you cover the whole of Aspley?
Yes, all of NG8 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Aspley?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Aspley?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Straightforward, with on-street parking and drives on many properties, and we group Aspley with Bilborough, Bulwell and Hyson Green on the rota.
