End of Tenancy Cleaning for Cinderhill homes
A lot of the newer stock was let from the day it was finished, so the check-in report describes a property in showroom condition. That raises the bar on cleaning and confuses it with decorating, which are two different arguments.
A good share of the newer houses were let from the week they were finished, and that makes for an unusual check-out. The check-in report describes a property in showroom condition, because that is what it was, so there is no accumulated wear on the record to argue from. Two things follow. The cleaning standard really is high, since every surface in the file is photographed as new. And the line between cleaning and decorating gets blurred, because thin new paintwork picks up marks in the first month and no amount of cleaning takes them off. Sorting those two apart before the inspection is worth more than another hour of scrubbing, and it is the conversation we would rather have at the booking than at the doorstep.
Cinderhill sits in NG6, under Nottingham City Council. Fortnightly domestic rounds across both halves, and deep cleans booked at the point someone works out that a five year old house has annual jobs in it too. After builders work sits third, which is unusual for a residential area: plots keep coming forward here, and the snagging trades come back for months after handover.
What we run into on Cinderhill end of tenancy cleaning jobs
Integrated appliances are where the time goes and where the marks get lost. In a modern kitchen the fridge, dishwasher and often the washing machine sit behind matching cupboard doors, so nothing about them is visible and none of them gets cleaned. An inventory clerk opens all of them. The door seal of an integrated fridge holds a black line along its fold, the dishwasher filter unscrews from the base of the tub, and the machine drawer comes out fully if you press the tab at the back. The panel fronts need doing on the inside face and the hinge, because they are handleless on much of this stock and every open leaves a thumb mark on the top edge.
How a Cinderhill end of tenancy cleaning job actually runs
The date is not really yours on this one, and that changes how it gets booked. A check-out is fixed by the agent, the clerk comes when the diary says, and in this area the gap between one tenancy and the next is often a matter of days because these houses relet quickly. So the clean has to land after the last of the furniture has gone and before the inspection, with enough room afterwards for carpets to dry properly rather than being walked on wet by the clerk. That means we want the keys and an empty property, not a half packed one, and we would rather have the morning than the last hour of the afternoon. Two practical things catch people out. The utilities need to still be on, because there is no cleaning a property without hot water or a socket that works. And if the agent holds the keys, it saves a wasted trip to tell us which branch and what their release rules are, since some will hand over to a contractor and some will only release to the tenant named on the agreement.
Who books it here
Two generations of housing sit a few hundred yards apart, and the ground under the newer half was a working pit. Reclaimed land means shale and clinker are rarely far under the turf, so what walks into a house off it is angular black grit rather than garden soil.
We run Cinderhill on the same round as Old Basford, Aspley and Highbury Vale.
What we check on every Cinderhill job
Window frames are where a check-out quietly loses marks in this stock. A clerk opens every window, and once one is open the frame shows what the glass never does. There is a rebate along the bottom of the outer frame with drainage slots cut through it, and that channel holds a black silt of dust and dead insects that has never been touched. The rubber gasket the sash closes onto carries a dark line at the corners. Above the head of the sash there is usually a trickle vent with a flap you can slide, and the inside face of that flap greys up in a way that photographs badly on a check-out report. All of it wipes out with a damp cloth and a thin tool for the slots. None of it is difficult. It is simply invisible until somebody opens the window, and the clerk always does.
What the end of tenancy cleaning covers
A sample of what is included
- Kitchen: Hob, extractor hood and filter degreased
- Bathrooms: Shower screen seals and the tracks they sit in
- Throughout: Behind and under furniture where accessible
- Kitchen: Dishwasher filter and spray arms
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Cinderhill property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

| Carpet cleaning, per room | £35 to £60 |
| Stairs and landing carpet | £45 to £85 |
| Single oven deep clean | £45 to £80 |

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The house was brand new when we moved in. Are we really held to that?
To that standard of cleanliness, yes, because that is what the check-in evidences. Not to that standard of condition. Fair wear and tear is still allowed for, and a deposit adjudicator will not let a landlord end up with a better property than they let, which is why claims for full redecoration after a short tenancy tend to fail. Clean it to as new. Do not expect to hand back paintwork that is as new.
Can you get the scuffs off the walls?
Some, and we will be straight about which. New houses are finished in a thin matt contract emulsion, which has almost no binder in it, so it holds a mark and it burnishes to a shine wherever anything rubs it. A light smudge on a doorway lifts with a barely damp sponge. A scuff on a stairwell usually does not, and rubbing harder swaps a dark mark for a shiny patch that shows worse. That one is a tin of touch-up paint, not a cleaner.
The electricity is being cut off on the day we leave. Is that a problem?
It is the single most common reason a tenancy clean goes wrong. No power means no vacuum, no carpet machine and no lighting to inspect by, and no hot water makes a kitchen very slow work. Leave the supply on until after the check-out and take a final reading then instead. If it is already off, tell us before the day rather than letting us find out at the door, and we will look at what can realistically be done without it.
The agent holds the keys. How do you get in?
We collect from the branch, but only if they will release to a contractor, and that varies between agents rather than being a rule. Ring them, ask whether they will hand keys to a cleaning company on your instruction, and get the answer in writing if you can. If they will not, the alternative is you meeting us to open up. Either works. What does not work is finding out at the branch counter on the morning of the clean, with the check-out booked for that afternoon.
Do you cover the whole of Cinderhill?
Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Cinderhill?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Cinderhill?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Drives and allocated bays on the newer estates and on-street on the older roads, so parking is rarely the problem, and we group Cinderhill with Old Basford, Aspley and Highbury Vale on the rota.
