End of Tenancy Cleaning for Bestwood Village homes
Lets split two ways here. Old village rows with a long itemised check in report, and nearly new houses on the estates where the report is short because everything in it was new. The second is the harder one to hand back.
Renting here splits two ways and the check out is different for each. An old row house tends to have a long check in report, because there is a lot of specific and aged detail to write down, and a clerk reading it back allows for a property that was already worn when you took it. A house on one of the estates is the harder job. It was often close to new at the start of the tenancy, the report is short because there was nothing to record, and every mark now stands against a photograph of a surface with nothing on it at all. Light carpet, light emulsion and white internal doors do not hide anything, so the standard you are working back to is unusually flat.
Bestwood Village sits in NG6, under Gedling Borough Council. Fortnightly domestic work in family houses is the bulk of it, across both halves of the village. Deep cleans come in twice a year, usually before somebody moves or after a bathroom is replaced. Window cleaning comes third, because there is nothing between these houses and the weather but open ground.
What we run into on Bestwood Village end of tenancy cleaning jobs
Pale carpet is the trap on the newer plots, and specifically what has already been done to it. A tenant who runs a hired machine over a light twist a few weeks before moving out leaves detergent down in the pile, and detergent is sticky, so that carpet then picks up soil faster than it did before and looks worse on the day the clerk walks in than if nobody had touched it. Getting the residue back out takes rinse passes with no product in them, which is slower than cleaning a carpet nobody has treated. Say so if it has been done, because it changes the method.
How a Bestwood Village end of tenancy cleaning job actually runs
The timing is the hard part of a check out here, more than the cleaning is. The property has to be empty, and on the old rows there is only ever room for one vehicle outside, so a removal van and a cleaning van cannot both be there at once. That means we come after the load has gone, not alongside it. The electricity and the water need to still be on, and if the meter is a prepayment one it needs enough on it to run a machine and hot water for the day, because a clean stops dead without either. Letting agents and inventory clerks working these lets are usually based over in Arnold, Hucknall or Bulwell rather than in the village, so they arrive on a fixed appointment with no flexibility in it. Give us the check out time when you book rather than on the morning itself, and leave whatever will not fit in the van somewhere that is not the room we need to clean last. If the keys have to go back to an office in another town that day, allow for the drive as well.
Who books it here
Two ends of one village that need different products. Old brick and timber under layers of paint at one end, sealed modern surfaces at the other, so anyone arriving with a single bottle for everything gets one of the two wrong.
We run Bestwood Village on the same round as Bestwood, Hucknall and Rise Park.
What we check on every Bestwood Village job
Window reveals are where these tenancies get argued about, and it is usually the newer plots. A well sealed modern house with washing dried indoors over a winter grows a black spotting in the top corners of the reveals and along the bead of the glazing units. Some of it is surface bloom and comes off cleanly with the right treatment and dwell time. Some of it has taken hold in the sealant itself, and that is stained rather than dirty, so it will still be visible on a photograph after the room is spotless. The two look identical to a tenant standing in the doorway. We separate the two before we start, treat what will come off, and say plainly which corners are staining rather than dirt, so that goes to the clerk as a condition point rather than sitting on the report as a cleaning failure.
What the end of tenancy cleaning covers
A sample of what is included
- Throughout: Skirting boards, door tops, light fittings and radiators
- Kitchen: Hob, extractor hood and filter degreased
- Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out
- Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome polished
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What end of tenancy cleaning costs in Bestwood Village
End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£200 to £300
Typical one-off in Bestwood Village. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical one-off |
|---|---|
| Studio | £120 to £180 |
| 1 bedroom | £150 to £250 |
| 2 bedrooms | £200 to £300 |
| 3 bedrooms | £300 to £420 |
| 4 bedrooms | £380 to £480 |
| 5+ bedrooms | £450 to £600 |
If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.
Priced separately
| Extra | Typical cost |
|---|---|
| Carpet cleaning, per room | £35 to £60 |
| Stairs and landing carpet | £45 to £85 |
| Single oven deep clean | £45 to £80 |
| Exterior windows | £30 to £90 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The house was almost new when we moved in. Do we hand it back like that?
You hand it back as the report describes it, with fair wear and tear taken into account, and a nearly new house is where that allowance gets tested hardest. Traffic on a stair carpet and scuffs along a hallway after two years are wear. Dirt is not, so the oven, the bathroom, the window frames and the floors are still yours. Marks on the emulsion sit in between, and they are a decorating question rather than a cleaning one, worth raising with the agent early.
We are in one of the old rows and the check in report runs to pages. Where does cleaning stop?
At dirt. The report is long because there is a lot of old detail to describe, not because more is expected of you. Cleaning covers what has been added during the tenancy: grease, dust, limescale, marks that lift. What it does not cover is repair, redecoration or the garden, and the sealed hinges and painted over catches in a house like this were there before you arrived. Photograph anything you think predates you, because the report is what settles it.
There is a sofa and a pile of bags left behind. Can you get rid of them?
Not as part of the clean, and it is worth sorting before we arrive. Moving somebody else's waste is a licensed activity and it is not what a cleaning visit is, so leftover furniture and bags need a collection or a tip run of their own. Practically it also blocks us, because a room with a sofa in it cannot be finished and the clerk will photograph the floor under it. Tell us early if a removal has slipped and we will move the booking.
Can you clean before the furniture goes?
Only in part, and it rarely saves anything. Anything that gets photographed sits under or behind what is still in the house: floors, skirting, the backs of cupboards, the reveals. Cleaning around a bed means going back to that room later, which costs more than doing it once. The sensible order is the load out, then a sweep through by you for anything left in cupboards, then us, then the clerk. That sequence is what keeps a deposit discussion short.
Do you cover the whole of Bestwood Village?
Yes, all of NG6 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Bestwood Village?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Bestwood Village?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Newer closes have drives and visitor bays, and we group Bestwood Village with Bestwood, Hucknall and Rise Park on the rota.
