Deep Cleaning for Bestwood Village homes
In the older houses the reset is mostly about what decorating has left behind: paint over hinges, catches and valves, and a ridge of it along every ledge. A newer plot hands you a shower enclosure that has never been taken apart instead.
In the older houses an annual reset is really an argument with the decorating. Everything has been painted and repainted in place, so hinges are sealed shut with it, radiator valves are stuck under it, and there is a soft ridge of paint on every door edge and skirting top that holds dust rather than shedding it. None of that comes off with a cloth, and pushing at it wet just spreads a grey film onto the paint. It comes off dry first, then it gets cleaned. The newer plots have none of that and a different list: an enclosure and a run of sealant that have never been taken apart, an extractor that has run for years without the cover coming off, and the water here leaves scale on anything chrome given long enough.
Bestwood Village sits in NG6, under Gedling Borough Council. The housing here is mostly older brick terraces and cottages from the days when the pit was working, then a good deal of large private estate building added in recent decades on the open ground at the edges, and that is what shapes this job more than the floor area does.
What we run into on Bestwood Village deep cleaning jobs
Pipe boxing is the recurring find in the old houses. When a bathroom went into what had been the smallest bedroom, the pipework was run on the surface and boxed in with ply, and that box has been painted over so many times that the screw heads have disappeared under it. It is not coming off for a clean. So we treat the top of it as a permanent ledge rather than a temporary one: brushed out dry and vacuumed off before any damp cloth arrives, because it is the dustiest horizontal surface in that room and it sits directly above a bath somebody uses.
How a Bestwood Village deep cleaning job actually runs
A deep clean is a day booking rather than a slot, and out here that has to be planned around the street as much as the house. The van needs to sit somewhere for the whole day and the front door tends to stay on the latch, so we would rather take a day when the road is quieter than a Friday afternoon. The house works best empty of people, and cupboards work best empty of contents, because we cannot clean the inside of a unit around a full shelf and we do not want to be the ones deciding what gets thrown. Anything you want moved should be moved the night before. Time of year counts more than people expect. In the older stock the drying is slower in winter, so a job that includes floors, tiling or upholstery goes better in a settled dry week when windows can be opened. If the boiler or the water is due to be worked on, book us after that rather than before.
Who books it here
Two ends of one village that need different products. Old brick and timber under layers of paint at one end, sealed modern surfaces at the other, so anyone arriving with a single bottle for everything gets one of the two wrong.
We run Bestwood Village on the same round as Bestwood, Hucknall and Rise Park.
What we check on every Bestwood Village job
The line to look for in the older houses is at the carpet edge. Where a room sits on suspended timber, air is drawn up through the gaps between the boards and through the carpet itself, and the pile at the very edge acts as a filter for it. What you get is a dark band a finger wide running along the skirting, sharpest across doorways and in front of the fireplace, and it is not soil that has been walked in. It is what the house has pulled through the fibre for years. Vacuuming will not shift it because the vacuum works down the pile rather than across the edge. It takes a hand tool worked along the gripper line and it does not always come back to white, so we say beforehand what is likely and what is not.
What the deep cleaning covers
A sample of what is included
- Kitchen, which is about 40% of the time: Dishwasher filter and spray arms
- Everywhere else: Skirting boards by hand throughout
- Kitchen, which is about 40% of the time: Inside, on top of and underneath all cupboards
- Bathrooms: Toilet including hinges, base and behind the pan
That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What deep cleaning costs in Bestwood Village
A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£165 to £280
Typical one-off in Bestwood Village. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical one-off |
|---|---|
| Studio | £110 to £180 |
| 1 bedroom | £135 to £220 |
| 2 bedrooms | £165 to £280 |
| 3 bedrooms | £220 to £350 |
| 4 bedrooms | £300 to £460 |
Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.
Priced separately
| Extra | Typical cost |
|---|---|
| Single oven deep clean | £45 to £80 |
| Double oven | £70 to £110 |
| Range cooker | £80 to £130 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Ours is one of the oldest houses in the village. Will a deep clean make it look new?
It will make it look clean, which is a different thing and worth separating before we start. Soil, grease, scale and grout staining all come back with contact time and the right product. Paint that has gone yellow, a bath surface that has lost its gloss and a worn timber threshold are wear, and no amount of cleaning returns those. We will say which is which as we go round quoting rather than leave you to find out at the end of the day.
The house is only a few years old. Is a deep clean pointless?
No, the list is just shorter and more specific. The oven has probably never had the door glass separated, the extractor filter has never been out, and the shower enclosure has a sealant line and a track that hold more than they look like they do. Newer houses also keep fine building sand in the bottom rebate of the frames and in the door tracks for years after handover, and that is the sort of thing a regular visit is never going to reach.
Should we book this before or after the decorator?
After, in nearly every case. Decorating throws fine dust and sanding grit over everything horizontal, and a room that has been rubbed down and repainted needs the whole treatment again anyway. The exception is a kitchen or a bathroom where grease and scale are heavy, because paint will not sit properly over either, and a painter would rather come to a degreased wall. Tell us which rooms are due and we will work round them instead of over them.
How much of the house should we clear first?
Worktops, the insides of any cupboard you want done, the floor of the airing cupboard and anything breakable at height. That is it. We move small furniture ourselves and we will not shift a wardrobe or anything on a bracket, because in the older houses the fixings are usually into old plaster and nobody wants to find that out with a full unit. Say in advance if a room is off limits and it stays shut.
Do you cover the whole of Bestwood Village?
Yes, all of NG6 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does deep cleaning cost in Bestwood Village?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start deep cleaning in Bestwood Village?
Within a week or two normally, longer in March and April and through November when everyone books at once. Newer closes have drives and visitor bays, and we group Bestwood Village with Bestwood, Hucknall and Rise Park on the rota.
