End of Tenancy Cleaning for Rise Park homes

Lets here are usually a family home somebody moved out of rather than a purpose bought investment, so the check in report is long and personal. Expect the converted garage room, the loft hatch and a locked owner's store to appear in it.

Renting is the minority here, and the lets tend to have a particular history: a family bought, moved on, and let the house rather than sell it. That produces a check in report unlike the one a purpose bought investment gets. The fittings are personal rather than landlord grade, the carpets are usually good, the kitchen was chosen by somebody who cooked in it, and the report runs long because there is more worth describing. Two things follow. The standard you hand back to is high, since a well kept house gives a clerk nothing to average out and anything skipped stands on its own. And the property has parts that are not obviously rooms: the converted garage, the loft hatch, a store the owner has held back for their own things. Read your report before planning the week.

Rise Park sits in NG5, under Nottingham City Council. Regular domestic cleaning is the bulk of it, mostly fortnightly and mostly attended, since many of these households are retired or working from a converted garage. Deep cleans get booked to a date, a family event or a sale, rather than to a backlog. Window cleaning is third, where exposure rather than dirt sets the rota.

What we run into on Rise Park end of tenancy cleaning jobs

The owner's store is the item to settle before anybody starts. Where the integral garage has been converted, the back of it is frequently kept as a store reached from the garden, and where it has not been converted, the whole garage is often excluded from the tenancy and full of the landlord's furniture. Either way it wants to be clear in writing what sits inside your demise, because you cannot be held to a space you were never given a key for, and you can be held to one you were. The loft is the same question with a different hatch, and a boarded loft that was photographed at check in counts.

How a Rise Park end of tenancy cleaning job actually runs

The practical problem at the end of a tenancy here is sequencing rather than scope. The clean has to happen after the last load has gone and before the check out appointment, and on a family house that gap is often a single afternoon because the removal ran late. Book the clean and the check out on separate days if you possibly can. The property also has to be genuinely empty, since an inventory clerk records what they can see and nobody can clean a fitted wardrobe with bags standing in it. Utilities matter more than people expect. We need the electricity on for the vacuum and the hot water on for everything else, and a supply switched off at the end of a tenancy turns a booked clean into a wasted attendance for both of us. Keys usually sit with a letting agent in the city rather than anywhere on the estate, so allow time for a collection trip and tell us which branch holds them. Parking is the easy part, because the drive is free once the outgoing cars have gone.

Who books it here

Houses are private built, owner occupied and generally well kept, so a first visit is rarely a rescue. What we are called in for is reach and time rather than neglect, and the annual work is as much about removing years of polish, mop shine and soap film as removing dirt.

We run Rise Park on the same round as Top Valley, Bestwood and Arnold.

What we check on every Rise Park job

Appliances are where a check out gets lost, and the parts that count all have a door or a lid on them. The detergent drawer of a washing machine comes right out, and behind it sits a housing that grows a black slime nobody has ever looked at. The door seal has a fold at the bottom holding water, hair and the occasional coin, and it is the first thing a clerk lifts because it takes a second and photographs badly. A dishwasher has a filter that unscrews from the floor of the machine and a spray arm with blocked jets. None of it is difficult and all of it is invisible from the front, which is exactly why it turns up on deduction lists. Where an appliance belongs to you and is leaving with you, say so early, because the gap behind a departing machine has its own floor and skirting.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Hob, extractor hood and filter degreased
  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out
  • Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome polished
  • Throughout: All floors vacuumed and mopped

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Rise Park property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What end of tenancy cleaning costs in Rise Park

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Rise Park. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin Rise Park

Ring us on 07438 843980, or see the full service page.

The landlord left furniture in the garage. Is that ours to clean?

Only if it is inside your demise. Read the tenancy and the check in report together. Where the garage is excluded, or a store inside it is locked and no key was handed over, it is not yours. Where the report photographs it as part of what you rented, it is, and a brush through plus the webs off the roof timbers is normally all it wants. Tell us at the booking stage so it lands in the quote instead of on the day.

The house was in very good order when we moved in. Does that make check out harder?

More precise rather than harder. The clerk works from your check in report, and where that shows a property in good decorative order there is nothing untidy nearby for a missed item to blend into, so anything skipped is visible on its own. Fair wear and tear still applies, and a family living somewhere for years is exactly what that allowance exists for. Cleaning sits outside it, so the oven, the filter and the window tracks stay yours whatever the decoration looks like.

The supply is being closed on the day we hand back. Is that a problem?

It is, and it is worth ringing the supplier to move the date. Without electricity there is no vacuum, no lighting in a windowless bathroom and no hot water, and hot water is what makes the difference on an oven and a shower. Take your meter readings on the day of the check out instead of the day of the clean. If the water has already been turned off at the stopcock, tell us, because that changes what we can bring and how the day is planned.

Can you clean while our furniture is still going out?

Only in stages, and it usually costs you money rather than saving it. A room cleaned while boxes are still coming through it gets walked over twice, and the hall and stairs have to be redone after the last item leaves anyway. The workable version is a clean booked for the morning after the removal, with the check out the following day. Where a room has been emptied early and locked, we can take that one first and leave the rest.

Do you cover the whole of Rise Park?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Rise Park?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Rise Park?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Every house has a drive and the frontages are open, so a van parks without blocking anyone, and we group Rise Park with Top Valley, Bestwood and Arnold on the rota.
