End of Tenancy Cleaning for Daybrook homes

Private lets in the semis, and flats over the shop parade where the communal stair and the smell coming up from the units below are the two things nobody has agreed responsibility for before the clerk arrives.

Rented property here is private lets rather than student houses, so the calendar is flat. A move happens in February as readily as in July and the pressure comes from a notice period rather than from a season. The stock splits in two. Let semis behave like any family house at check-out, with the kitchen and the bathroom carrying most of the risk. Flats above the shops on the main road are their own problem, because the check-in report covers the flat while the tenant reaches it through a stair, a bin area and a back yard shared with premises trading downstairs. Settling who cleans that stair before the clerk turns up, rather than on the morning itself, is the most useful thing a tenant here can do.

Daybrook sits in NG5, under Gedling Borough Council. Fortnightly domestic visits in the semis make up most of the round. Deep cleans here tend to be booked around a move rather than to a season, either before a house goes on the market or in the empty week after completion. Window cleaning is the third, and it is the front elevation that sells it.

What we run into on Daybrook end of tenancy cleaning jobs

Extraction from a hot food unit at street level shows in the flat above it. The inside of the front windows carries a fat film that ordinary glass cleaner smears rather than lifts, the reveals go tacky instead of dusty, and anything textured, an artexed ceiling or a fabric lampshade, holds onto it. It wants a degreaser first and glass cleaner second, in that order, or the pane looks worse afterwards than it did before. Tenants get blamed for that film at check-out often enough that dated photographs of the reveals early in the tenancy are worth taking.

How a Daybrook end of tenancy cleaning job actually runs

A good share of the end of tenancy work here is booked by a landlord or an agent rather than by the outgoing tenant, and it lands in the gap between one set of keys coming back and the next going out. That gap is often a single working day. The stock is let semis on the streets either side of the corridor and one and two bed flats over the parade, and the fixed points at check out are the same in both: the oven, the bathroom, the inside of every fitted cupboard, and the windows. What differs is everything else that came with the property. A semi usually brings a garden, a shed or an old detached garage off a shared drive, and a check in report that photographed all of it. A flat brings a storage cupboard and a shared bin store. Tell us which of those sit inside your inventory when you book, because they are the items that get argued over afterwards and they are the ones a standard house or flat booking will not have hours in it for.

Who books it here

Daybrook sits at the bottom of the Mansfield Road dip, where the brook that named it runs under the road. Water and grit come downhill to it, so front paths, thresholds and door tracks carry more than the houses further up the same road do, and gardens stay soft late into spring.

We run Daybrook on the same round as Arnold, Woodthorpe and Sherwood.

What we check on every Daybrook job

The oven decides more check outs than anything else in the property, and the part that fails is the door rather than the cavity. Most fitted ovens here have a double or triple glazed door, and the film that matters has run down between the panes where no cloth reaches. On many models that door comes apart, on some it does not, and knowing which before you start saves a broken hinge. The other reliable deduction is the extractor above the hob. Metal mesh filters in a let property are often the originals, saturated rather than dirty, and they either soak and come back or they need replacing, which is a landlord decision rather than a cleaning one. Fridge and freezer seals belong in the same group. Where the appliance stays with the property, the rubber gasket rather than the shelf is what a clerk runs a finger along, and it wants a soft brush along each fold instead of a cloth pushed at the front of it.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Dishwasher filter and spray arms
  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out
  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
  • Bathrooms: Shower screen seals and the tracks they sit in

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your Daybrook property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

What end of tenancy cleaning costs in Daybrook

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Daybrook. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

End of Tenancy Cleaningin Daybrook

Ring us on 07438 843980, or see the full service page.

Am I responsible for the communal stairs up to my flat?

Read the tenancy agreement rather than assuming either way. Most agreements put communal areas with the landlord or the managing agent and cover only the flat door inwards, and where it does fall to the tenant it is usually worded as keeping it clear rather than cleaning it. Tell us at the booking stage if you want the stair included, because it is a separate area with its own hours and it is not inside a standard flat quote.

The kitchen smells of the takeaway underneath. Can that come off our deposit?

It should not, where it is coming through the building rather than off your own cooking, but the way to be sure of that is evidence. Photograph the reveals and the ceiling near the extract when you move in, keep your copy of the check-in report, and raise it with the agent in writing during the tenancy rather than at the end of it. We take the film off what we can reach and note on the checklist where it is coming from.

Can you turn a property round in a day between tenancies?

Often, but the day has to be clear. A same day turnaround works when the outgoing tenant is out first thing and the property is empty of belongings, including the shed and the garage. It stops working when we arrive to a half loaded van, a full bin store, or carpets that need to dry before anyone moves in. If the dates are tight, tell us at booking and we will say honestly whether the property suits it or whether you need the extra day.

Is the oven included, or is it a separate job?

It is included in an end of tenancy clean, because no inventory clerk in this area will sign one off without it. Where it becomes a separate conversation is condition. An oven that has been used hard for a long tenancy needs dwell time and a full strip of the door, shelves and runners, and that is time we plan for rather than squeeze in at the end. Send us a photograph of the inside when you book and we will tell you what it needs.

Do you cover the whole of Daybrook?

Yes, all of NG5 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Daybrook?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Daybrook?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Most houses have a drive, though on the older pairs it is one narrow strip and usually already occupied, and we group Daybrook with Arnold, Woodthorpe and Sherwood on the rota.
