End of Tenancy Cleaning for Carrington homes

Tenancies end whenever a job does rather than in June, and the void between one tenant and the next is often days. The front elevation matters as much as the kitchen, because the house is the edge of the pavement.

Tenancies here end whenever a job does. The renting is done by people working in the city and at the hospital up the road rather than to an academic calendar, so check outs arrive one at a time and all through the year, and the gap between one tenant and the next is often days rather than weeks. That makes the date more useful to us than the notice period. Give us a date and a way in and we will work to it. The properties themselves are small, which cuts both ways: there is less of it to do, and there is nowhere for anything to be quietly missed, because a clerk standing in the middle of a two bedroom cottage can take in most of the ground floor at once.

Carrington sits in NG5, under Nottingham City Council. Check out cleans arrive singly and all year rather than in a summer block, because the renting is done by people working in the city and at the hospital up the road and a notice period lands whenever a job does. Around that sits fortnightly work in the owned houses, and deep cleans booked when a small property changes hands.

What we run into on Carrington end of tenancy cleaning jobs

What comes back on a report here tends to be outside. The house is the edge of the footway, so the step, the painted brick either side of the door, the meter box on the front wall and the low wall in front of the window all sit in the check in photographs, and nobody living there has touched any of them in a year. Painted brick is the awkward one. It holds road dirt down in the texture, it cannot be scrubbed without paint coming away with the dirt, and it comes up with a soft brush, a mild solution and patience rather than pressure. We treat that frontage as part of the clean rather than as an extra.

How a Carrington end of tenancy cleaning job actually runs

The property needs to be genuinely empty before we start, and on a terrace this size that is worth saying plainly, because there is nowhere to push the last of somebody's belongings while we work round them. A check out clean booked around a tenant still loading a van turns into two half finished jobs and one unhappy report. We ask for the rooms clear, the keys available and a note of what belongs to the landlord rather than to the tenant, since part furnished lets here are common and a clerk will list a wardrobe that nobody remembered was included. Who lets us in is the other detail to fix early. The letting agent's office is usually in the city rather than on the street, so a key collection is a separate journey and needs to happen in office hours. The outbuildings count as well. A fair number of these houses still have a brick store or an old outside lavatory in the yard, and a cellar below, and all of them appear on the inventory even where the tenant never once opened the door.

Who books it here

The old part of this was laid out in one go, so a run of houses is genuinely identical: same frontage, same room sizes, same window openings, same box room over the stairs. Learn one and you have learned the row, which is why rounds here run street by street rather than jumping about.

We run Carrington on the same round as Sherwood, Sherwood Rise and Forest Fields.

What we check on every Carrington job

The cooker slot is where a check out clean is usually lost. In a galley kitchen the cooker stands in a gap between two units with barely a hand's width either side, and what has run down there over a tenancy is not crumbs but liquid: oil, milk, whatever boiled over, all of it setting on the side of the neighbouring carcass and pooling on the plinth underneath. None of it is visible until the appliance comes forward, and a clerk with a torch will look. We draw it out where it is safe to do so and leave it where a gas connection makes that somebody else's job, and we say which we did. The other one is the metal mesh filter above the hob. It lifts out, it is almost always saturated, and it soaks clean in hot water and degreaser rather than wiping, which means it has to go in early in the visit rather than at the end.

What the end of tenancy cleaning covers

A sample of what is included

  • Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
  • Throughout: Inside wardrobes and drawers
  • Kitchen: Washing machine drawer, rubber seal fold and filter
  • Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome polished

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Carrington

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Carrington. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

End of Tenancy Cleaningin Carrington

Ring us on 07438 843980, or see the full service page.

How far ahead should we be booking a check out clean?

Less than you might expect, but the sooner the date is fixed the more likely you are to get the slot you actually want. Voids on these properties are often a week or less, which means the clean, any touching up and the check in are all queuing behind one another. Send the date as soon as notice is served, even if the keys are not confirmed, and we will hold it and settle the detail nearer the time.

The house has painted floorboards rather than carpet. Does that change the check out?

It changes the method rather than the standard. Boards get swept, then damp mopped with very little water, because a flooded board swells at the joint and dries proud of its neighbour. The part clerks notice is the gap between boards, which holds hair and grit and photographs as a dark line, so that gets a crevice tool along every run. What we cannot do is restore a worn or flaking finish, and we say so.

The outgoing tenant has left furniture behind. What happens then?

Tell us before the day rather than letting us find it. Anything left behind stays where it is unless you have told us in writing that it is going, because a cleaner deciding on the spot what is rubbish is how a dispute starts. We will clean round it, photograph it and list it in what we send you, so you have a record for the deposit discussion. If it is going and you want the room done properly, book the removal first and the clean after it.

We are the tenants and want to clean it ourselves first. Is that sensible?

It can be, as long as you tell us what you have already done so we are not paid to repeat it. What tenants generally get right is surfaces, floors and the obvious. What gets marked down on a report is the oven, the extractor filter, the window channels, the inside of kitchen cupboards and anywhere an appliance stands. Send us your check in photographs if you still have them, since the standard you are being measured against is that set of images rather than anybody's opinion.

Do you cover the whole of Carrington?

Yes, all of NG5 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Carrington?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Carrington?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Streets inside the old grid are short, narrow and parked both sides with no drives at all, so we stop where it is legal and carry in, and we group Carrington with Sherwood, Sherwood Rise and Forest Fields on the rota.
