End of Tenancy Cleaning for Sherwood Rise homes

Six and twelve month lets on furnished flats, so the inventory lists the landlord's sofa, mattress and crockery as well as the rooms. Check out is judged on a flat, not a house, and the common stairs outside your door are not yours to clean.

Lets here run short and mostly furnished, so a check out is judged against an inventory listing a sofa, a mattress, a set of crockery and a vacuum as well as the rooms. That list is the standard, not your own idea of clean. We clean to the check in report: the oven, every cupboard and drawer, the fridge defrosted and left open, limescale off the taps and the screen, window interiors and the tracks they run in. The part people get wrong is the boundary. The staircase, the landing and the entrance hall are common parts and they are not on your inventory, so they are not your deduction and they are not in the quote unless you ask for them.

Sherwood Rise sits in NG7, under Nottingham City Council. End of tenancy work dominates, because a converted villa holds four or five tenancies and each one ends on its own date. Landlords book a deep clean when a flat has turned over several times without one. Regular domestic work is smaller flats on a fortnightly slot, plus a monthly pass on the common stairs.

What we run into on Sherwood Rise end of tenancy cleaning jobs

Furnished flats fail on the things that came with them. The mattress is listed with its condition at check in, so it is worth treating rather than turning over and hoping. Wardrobes and drawers get emptied but not wiped, and the inside of a landlord's chest of drawers holds hair and crumbs from several tenancies back. Crockery is the other one. A furnished let is inventoried down to how many plates and mugs there should be, and they have to be clean and in the cupboard, not clean and sitting in the dishwasher. We wash, dry, put back, and take a photograph inside each cupboard, because that is what settles it a fortnight later when somebody disagrees.

How a Sherwood Rise end of tenancy cleaning job actually runs

Check outs here cluster, and that is the practical difficulty. Tenancies in converted flats tend to end with the month, sometimes with the next tenant arriving the same afternoon, so the clean has a window rather than a day. It has to sit after the last box leaves and before the inventory clerk arrives, and where the keys have already gone back to the letting agent, access needs arranging in advance rather than on the morning. Rubbish is the other thing to sort early. A converted house shares a small bin area, usually wheelie bins in the front yard or a passage at the side, and a tenancy's worth of leftovers will not fit in them. Anything bulky, a mattress, a broken drawer unit, a bag of food from the freezer, needs a council collection booked or a run to the household waste site before we start, because a room still being used as storage cannot be cleaned to a standard anybody will sign off. Book the clean as soon as your notice goes in, and give us the clerk's appointment time with it.

Who books it here

Almost every large house has been cut into flats, so the front door opens onto a staircase that four or five households use and none of them own. That common hall is where the dirt collects, and it is usually nobody's job until a letting agent asks.

We run Sherwood Rise on the same round as Carrington, Forest Fields and New Basford.

What we check on every Sherwood Rise job

The tall cupboard is what people forget. Nearly every flat in these buildings has one holding the hot water cylinder, and because it stays warm it becomes where the vacuum, the ironing board, a spare duvet and a bag of shoes live for the whole tenancy. It is listed on the inventory and photographed at check in, and it is almost never emptied, so the shelf above the cylinder carries dust baked hard and the floor of it holds whatever got kicked in. It also holds a smell that transfers to anything aired in there. Electric heaters are the same story where a flat has them instead of radiators. The fins hold dust that scorches the first time the heating comes back on in autumn, and an inventory clerk notices the sooty marks on the wall above one long before the tenant living with it ever does.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Washing machine drawer, rubber seal fold and filter
  • Kitchen: Sink, taps and overflow descaled, bin cleaned inside and out
  • Bathrooms: Shower screen seals and the tracks they sit in
  • Bathrooms: Bath sealant line and overflow

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Sherwood Rise

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Sherwood Rise. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

End of Tenancy Cleaningin Sherwood Rise

Ring us on 07438 843980, or see the full service page.

The hall and stairs are filthy. Will that come out of my deposit?

It should not, where they are common parts and your tenancy is for the flat alone. Your deposit is protected against the inventory for your flat, and a clerk works from the check in report for those rooms. What does catch people out is a tenancy that includes a share of an internal hallway, which happens where two flats sit behind one door. Read the inventory, then tell us which rooms are on it and we will quote those.

The landlord is redecorating anyway. Do I still need this?

Ask before you cancel it. A landlord planning to paint still has the flat inspected against the check in report, and cleaning causes more deposit deductions than decoration does. If the place genuinely is being stripped out, get that in writing from the agent, because an agreement made verbally in one month is worth very little when a deduction letter arrives two months later.

I am leaving a room in a shared house. Does this still apply?

Partly. In a house let by the room, your agreement covers your room plus a share of the kitchen and bathroom, and the deposit is judged against that. We can clean your room and quote the shared kitchen or bathroom as a separate task, though there is limited point doing those in isolation while the housemates staying on are still using them. The best result comes when everyone leaving on the same date books together.

The clerk wants the flat empty. Can you take the furniture away?

No, and it is better to know that early. Removing furniture and household waste is a licensed activity, so a mattress or a broken wardrobe needs a bulky collection from the council or a registered carrier, booked before the clean rather than after it. What we will do is bag the loose rubbish and put it out for the right collection. If a room is still full when we arrive we clean around it, and that is precisely what a clerk writes down.

Do you cover the whole of Sherwood Rise?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Sherwood Rise?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Sherwood Rise?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. The hill is the problem, and we group Sherwood Rise with Carrington, Forest Fields and New Basford on the rota.
