After Builders Cleaning for Sherwood Rise homes
The work is almost always another conversion: a villa going from three flats to five, new stud walls, a rewire and a bathroom cut into a bedroom. Plaster dust travels up the common stairwell into flats nobody consulted about any of it.
Nobody here is adding an extension. The work is further subdivision: a villa going from three flats to five, or a large flat cut in two, which means new stud walls, fire doors with closers and intumescent strips, a rewire chased into old lath and plaster, and a bathroom built into what was a bedroom. All of it happens in a building where other people are living. The stairwell is the difficulty, because it is the only route in and out for every trade, and dust carried down it settles on a carpet and in a hall that nobody involved in the job is paying for. We clean in stages agreed with whoever is running the works, and that route gets done at the end of every stage rather than only at the end of the job.
Sherwood Rise sits in NG7, under Nottingham City Council. Almost every large house has been cut into flats, so the front door opens onto a staircase that four or five households use and none of them own. That common hall is where the dirt collects, and it is usually nobody's job until a letting agent asks.
What we run into on Sherwood Rise after builders cleaning jobs
Lath and plaster changes the dust. Where a rewire or a new opening goes into an original wall, what comes out is not clean modern plasterboard dust. It is lime, horsehair and a century of soot from the back of the wall, and it is greasy enough to smear rather than lift if you go at it damp too early. It has to come off dry, top down, with an M class vacuum, and only then get wiped. The same material keeps dropping out of the ceiling void through the new light fittings for weeks, which is precisely why the final visit is a separate day and not the same afternoon.
How a Sherwood Rise after builders cleaning job actually runs
Book us into the programme rather than at the end of it. On a subdivision the sequence that works is a rough clean once the dust making trades are off, a builders finish after second fix, then a sparkle after the floor coverings go down and nobody else is due back. Practical things get overlooked on these jobs. Water is often off or the sink is not plumbed in, power may still be running from a temporary board, and there is nothing to fill from on the top floor, so tell us what is live or we carry water up the stairs. Waste is the other one. We are cleaners rather than a licensed waste carrier, so packaging, offcuts and bagged dust go into your skip or the contractor's, and that skip has to still be on site when we arrive. On a hill where kerb space is short, the skip and our van both need thinking about. Confirm who unlocks, who locks up and where the key sits overnight.
Who books it here
The local reference points are Mansfield Road on the climb out of town, the Rock Cemetery and Forest Road East, which is usually enough for us to find a property without a postcode lookup.
We run Sherwood Rise on the same round as Carrington, Forest Fields and New Basford.
What we check on every Sherwood Rise job
New kitchen and bathroom units are where the dust hides after a fit out. Carcasses go in early and stand open while everything else is cut, so by the time the doors are hung there is a fine layer inside every cupboard, along the drawer runners and on top of the wall units where nobody looks. The runners are what matter, because grit in a soft close mechanism makes a new drawer feel cheap within a month, so they get vacuumed with a brush head and wiped dry rather than sprayed. Glazing is the other job. New units arrive with a protective film and a paper label, and both leave adhesive that has usually baked on in the sun before anyone gets to it. Plaster and mortar splash comes off wet, with a plastic blade and patience, never dry and never with a scourer, because a scratch in toughened glass means a replacement sealed unit.
What the after builders cleaning covers
A sample of what is included
- Stage one, the rough clean: Protective films, stickers and tape residue
- Stage two, the detail clean: Every surface: door tops, window tracks, radiator fins, socket faces
- Stage two, the detail clean: New appliance interiors and transit packaging removed
- Stage three, the final buff: Glass, chrome and floors
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Sherwood Rise property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What after builders cleaning costs in Sherwood Rise
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Sherwood Rise. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Other flats are occupied while the work goes on. What can you actually do?
Clean the shared route regularly, and clean the finished flat properly at the end. We can vacuum the stairs and the hall at the close of each stage so residents are not living in site dust, and wipe the handrail and the door faces they touch. What we cannot do is promise it stays clean while a trade is still carrying materials up. Agree who pays for those interim visits at the start, because it is normally the contractor.
The new fire doors are marked. Will that come off?
Usually, with care and never with an abrasive. New fire doors arrive primed or factory finished and are often painted on site, so what looks like a mark can be a handling scuff in soft paint, sticker residue or plaster splash. Plaster lifts wet with a plastic blade, adhesive with a solvent tested somewhere hidden first. We will not scour a door face, because the finish burnishes easily and a fire door is not a cheap thing to replace.
The contractor says cleaning is included. Is it?
Check what is meant by the word. Most contracts include a tidy and a sweep through, which is not a builders finish and is certainly not a sparkle clean, and the difference is obvious on handover day. Ask specifically whether cupboard interiors, glass, frames, trickle vents, light fittings and the shared stair are covered, and by whom. Where the answer is vague, get cleaning written into the programme as its own item with a date against it.
When should the final clean happen?
After the last trade and after the floor coverings, never before either. Fine dust keeps dropping out of the ceiling void and through new light fittings for weeks in an old building, so a sparkle clean done while a joiner is still coming back simply gets undone. If handover is fixed, book the final visit for the day before it and accept that a room finished early may want a quick second pass. On a conversion that is normal rather than a sign of a problem.
Do you cover the whole of Sherwood Rise?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Sherwood Rise?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Sherwood Rise?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. The hill is the problem, and we group Sherwood Rise with Carrington, Forest Fields and New Basford on the rota.
