After Builders Cleaning for Dunkirk homes

Infill flats on the boulevard frontages and commercial buildings turned into rooms, plus fit-outs at the science park. The ventilation kit in a new flat has been pulling plaster dust since first fix, and its filters are loaded before anyone moves in.

Building work here is not extensions. It is infill: a plot on a main road frontage becoming a small block of flats, a former workshop or shop becoming lettable rooms, and periodic fit-outs in the science park units. Two things follow. The first is that these are whole new interiors rather than one new room inside a lived-in house, so the volume of fine dust is much larger and the staged approach stops being optional. The second is the deadline. A residential scheme aimed at a September intake has a completion date that does not move whatever the programme said in the spring, and the clean is the last item on that programme and the first one squeezed when a trade overruns. Give us the dates early and we will hold them.

Dunkirk sits in NG7, under Nottingham City Council. Boxed in by trunk roads, the hospital site and the edge of the university campus, so it is a small place carrying a great deal of traffic that is not going to it. Road dust and road noise shape more of the work here than the housing itself does.

What we run into on Dunkirk after builders cleaning jobs

Ventilation is the item that gets left on schemes like these. A flat on a trunk road frontage cannot rely on an opening window, so it gets continuous mechanical extract or a heat recovery unit, and that runs in the ceiling void pulling air through the building while plastering and sanding are still going on. By handover the filters are loaded and the ducts have a film in them, which is why a new flat can smell of plaster weeks after every surface has been washed twice. We change filters at the final stage and vacuum the valve faces and as much duct as opens up, and we say in advance who is supplying the replacements.

How a Dunkirk after builders cleaning job actually runs

A lot of the building work on these streets is conversion rather than construction. A loft becomes a bedroom, a rear room becomes a second bathroom so a house can hold another tenant, and fire doors and alarms go in ahead of a licensing inspection. The distinguishing feature is that the rest of the house is often still lived in while it happens. That means dust migrating up a stairwell into rooms nobody has touched, a hallway used by both the trades and the occupants, and a handover date tied to somebody moving in rather than to a certificate. We plan these as a clean of the new work plus the rooms it has contaminated, which is a conversation worth having before the quote rather than after, because the second half is easy to leave out and impossible to ignore once the tenant arrives. Where a scheme has to be finished for a September intake, the useful thing you can give us is the date, early, even if the trades are still arguing about it.

Who books it here

The local reference points are the QMC, Clifton Boulevard, Highfields Park and the Nottingham Science Park on University Boulevard, which is usually enough for us to find a property without a postcode lookup.

We run Dunkirk on the same round as Lenton, The Park Estate and Beeston.

What we check on every Dunkirk job

The finish on new work is mostly about the marks the trades leave rather than the dust. Paint on new glass comes off with a blade used flat and wet, and only on ordinary float glass, because a coated or toughened pane can be scratched permanently and we will leave that for the glazier instead. Silicone smeared beside a new bath or splashback is trimmed rather than wiped, since wiping spreads it. Grout haze on new tiling needs the right treatment and time, not more scrubbing. Protective film on ironmongery, radiators and appliances gets peeled and taken away, and adhesive residue from labels on new sanitaryware is removed rather than left to attract dirt for the next year. New paintwork is still soft for weeks, so walls are dusted rather than washed and nothing abrasive goes near a fresh finish. Screw holes, plaster crumbs and offcuts in the bottom of new cupboards get vacuumed out before the doors are wiped.

What the after builders cleaning covers

A sample of what is included

  • Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
  • Stage two, the detail clean: Skirting boards, architraves, switches and extract vents
  • Stage one, the rough clean: The worst of the dust, top down
  • Stage one, the rough clean: Bulk debris removal

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Dunkirk

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Dunkirk. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

After Builders Cleaningin Dunkirk

Ring us on 07438 843980, or see the full service page.

How many visits does a block of six new flats need?

Three as a rule: a rough clean once the bulk debris and packaging are out, a detail clean covering every surface and every unit interior, and a final buff a day or two later once the suspended dust has dropped again. Communal stairs and the entrance get done after the last flat rather than alongside them, because everything still coming out of those doors lands there.

Who takes the waste away?

Builders waste and skip hire sit with the contractor, and that is worth confirming in writing before anyone quotes, because it is the biggest single reason two prices for the same job look different. We remove the dust, the packaging from new appliances and fittings, and the protective film we take off. Pallets, offcuts and plasterboard are not ours to move and we do not price for them.

The rest of the house is still occupied while the loft is done. What can you do?

We clean the new work and the rooms the dust has reached, which usually means the stairwell, the landing and any bedroom on the route. Sealing the work area is the builder's job and it is rarely done as well as everybody hopes, so assume migration and budget for it. Tell us which rooms are in use and staying shut, and we will work around the occupants rather than through them.

Can you get paint off the new windows?

Usually, and it depends entirely on the glass. Ordinary glass takes a blade held flat with plenty of lubrication, which lifts splashes cleanly. Coated, toughened or self cleaning panes can scratch, and those scratches are permanent and visible in every light afterwards, so we test discreetly first and stop where there is any doubt. Where we stop, we tell you which panes need the glazier rather than quietly leaving the paint.

Do you cover the whole of Dunkirk?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Dunkirk?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Dunkirk?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Resident permit bays, filled through the day by people who have driven to the hospital and walked the rest, and we group Dunkirk with Lenton, The Park Estate and Beeston on the rota.
