After Builders Cleaning for Forest Fields homes

Conversion work rather than extensions: a shower room in a box bedroom, a loft turned into another let room, fire doors and a rewire through occupied rooms. The dust reaches tenants who were not part of the job, so the clean runs in stages.

The building work here is conversion rather than extension. A house gains a shower room in what was a box bedroom, a loft becomes another let room with a new staircase cut through the landing ceiling, fire doors and alarms go in throughout, and a rewire chases channels into every wall on the way. Most of it happens with people still living in the other rooms, which is the part that changes the clean. Dust from a chased wall gets into rooms that were never part of the job, and the tenants in them did not agree to any of it. We work room by room to a sequence agreed with whoever is running the job, and we clean the route the trades have been walking, because that is where the mess actually travels.

Forest Fields sits in NG7, under Nottingham City Council. Most of the terraces are let room by room, so the communal parts belong to nobody in particular. Hallways, stair carpets and shared kitchens carry the whole house while individual rooms stay reasonable, and a clean booked for one tenant rarely covers the parts that actually need it.

What we run into on Forest Fields after builders cleaning jobs

Silicone is what we find most on these jobs and what most people miss. A new shower room gets sealed in a hurry, and the smears left on the tray, the glass and the tiles are still soft for a day and set like plastic afterwards. Once cured they come off with a blade held flat and patience, and not with anything a normal clean uses. Same with the paint flecks on new glass. We ask when the sealant went on before we start, because a bead that is still curing will take a fingerprint if anyone touches it, and a fingerprint in a new bead is there for the life of it.

How a Forest Fields after builders cleaning job actually runs

A builders clean here is almost never one visit. Conversions in these terraces run in stages, and the sensible pattern is a rough clean once the heavy trades are out, then a detail clean when the last of the second fix is done, then a final check after snagging. We need the same things the trades needed: power on, water on, and lighting in rooms where the fittings have not gone up yet, because dust does not show under a work lamp. Booking with whoever runs the job matters more than booking with the owner, since the person on site knows whether the tiler is really finished. Access is on foot from the street, so equipment and our own waste travel by hand, and we work the route the trades used because that is where the mess actually lives. We ask for a night between the last dusty task and our detail clean so airborne dust has settled, otherwise it lands on finished surfaces overnight and we have cleaned the room for the ceiling's benefit rather than yours.

Who books it here

The local reference points are the Forest Recreation Ground, Goose Fair week, the Forest tram stop and Gregory Boulevard, which is usually enough for us to find a property without a postcode lookup.

We run Forest Fields on the same round as Hyson Green, New Basford and Radford.

What we check on every Forest Fields job

Plaster and paint speckle is what we hunt on these jobs, and it hides in a handful of places every time: socket and switch plates, the beading round new glazing, radiator fins and the brackets behind them, the tops of new doors and their hinges, and the tracks of new windows where screw swarf sits with the dust. Labels and protective film come off new sanitaryware, glass, appliances and window frames, which sounds obvious and is one of the most common things left behind. Fitted wardrobes and new cupboards get done inside as well as out. Fire doors get the seal and the closer checked for paint and dust rather than wiped past. New carpet gets several slow passes because it sheds and holds grit, and hard floors get a wet pass only after the grit is off, so nothing gets ground into a new finish. Loft hatches and the new staircase spindles get checked, top and underside.

What the after builders cleaning covers

A sample of what is included

  • Stage three, the final buff: Any remaining marks
  • Stage three, the final buff: Glass, chrome and floors
  • Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
  • Stage two, the detail clean: Sanitaryware descaled and polished

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Forest Fields

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Forest Fields. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

After Builders Cleaningin Forest Fields

Ring us on 07438 843980, or see the full service page.

The house is still let while the loft is being converted. Can you clean around the tenants?

Yes, and it needs planning rather than goodwill. We agree which rooms are finished, seal or curtain the working side where we can, and clean the shared route in and out at the end of each stage so the tenants are not living in it. What we cannot do is guarantee a room stays clean while a trade is still walking through it, so the final clean waits until the last one has gone, including whoever comes back for snagging.

Where do you put the waste and the water on a street with no drive?

That is worth settling before the day. There is nowhere to park a van against the house on most of these streets, so equipment comes in on foot from wherever we find a space, and our own waste goes back out the same way. Builders rubble and packaging are not part of a builders clean and need a skip or a collection arranged by whoever ran the job. If there is a back entry we can use, say so.

How many visits should we budget for?

Usually two, sometimes three. A rough clean after the heavy work gets the volume of dust and debris out so the finishing trades are not working in it. The detail clean is the one that makes the house presentable, and it should be booked after the last trade, not around them. A third short visit after snagging is worth it if somebody has come back to adjust a door or touch up paint, because that always makes fresh dust and marks.

Do you take the stickers and film off new fittings?

Yes, that is part of the detail clean. Film on window frames, labels on glass and sanitaryware, the protective sheet on an appliance door and the barcode on a new radiator all come off, and adhesive residue gets lifted with a product suited to the surface rather than a blade on painted frames. Tell us if anything is deliberately left covered because a trade is returning, and we will leave that one alone and note it.

Do you cover the whole of Forest Fields?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Forest Fields?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Forest Fields?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Parking is on-street with cars nose to tail both sides, and the shared back entries are often the easier way in with equipment, and we group Forest Fields with Hyson Green, New Basford and Radford on the rota.
