After Builders Cleaning for New Basford homes

Mill conversions and terraced extensions, both of which produce far more dust than their footprint suggests. We are five minutes away, which makes the multi-stage schedule easy to keep to.

The most common builders clean on these streets follows a chimney breast removal. It is a popular alteration in a Nottingham terrace, it frees up the best wall in the room, and it produces the dirtiest dust we deal with, because opening a flue that has been drawing since the 1890s releases decades of soot alongside the brick and plaster. The mill conversions produce the other kind: whole floors being fitted out, a shared stair and a goods lift that every trade has used, and a scope that has to state plainly where the unit ends and the common parts begin. We price those two jobs quite differently.

New Basford sits in NG7, under Nottingham City Council. Our own postcode, so it is the shortest journey we make and usually the easiest slot to fill at short notice.

What we run into on New Basford after builders cleaning jobs

Soot and plaster dust want opposite treatments, which is exactly why these jobs go wrong. Plaster dust is dry and takes a damp cloth happily. Soot is greasy, and a damp cloth turns it into a black smear that spreads across paintwork and drives it into emulsion permanently. Soot comes off first and dry, with a chemical sponge worked in one direction and turned to a clean face constantly, before anything wet enters the room. Get that order wrong on a freshly painted wall and the decorating gets paid for twice.

How a New Basford after builders cleaning job actually runs

On a mid terrace there is no side gate, so every trade has walked its materials in through the front door, along the hall and out to the back, and the dust has travelled the same route in reverse. That route is the job. We clean it in the order the house was worked in: the rooms furthest from the building work first, the through route next, and the new rooms last, because they are still shedding. Rear extensions and loft conversions are the two common jobs on these streets and they behave differently. An extension brings a new floor finish and new glazing, so the residue is haze, silicone and film. A loft conversion puts all of its dust at the top of an open stairwell, from where it falls through the whole house for days afterwards. Either way we will not book the first stage until the last trade has genuinely finished, snagging included, because one carpenter coming back to adjust a door undoes a morning of work in about twenty minutes, and you pay for that stage twice.

Who books it here

The local reference points are the Basford tram stop, Vernon Park and the old lace mills, which is usually enough for us to find a property without a postcode lookup.

We run New Basford on the same round as Hyson Green, Sherwood and Bulwell.

What we check on every New Basford job

The specific items are the ones people find weeks later. Protective film on new frames and doors, which peels cleanly inside its life and leaves cured adhesive behind if it has sat in sun all summer, at which point it wants a solvent and patience rather than a blade. Silicone smear along a new bath or worktop join, taken back with a plastic blade so the bead itself is not cut. Haze on newly laid porcelain or quarry tile, lifted with a proprietary haze remover and never with acid, which etches anything containing stone. Paint speckle on glass comes off wet, with a fresh blade worked in one direction, and not at all on toughened panes, where fabrication debris in the surface drags and scratches. Then trickle vents, socket faces, radiator brackets, the runners on new internal doors and the tops of freshly fitted linings.

What the after builders cleaning covers

A sample of what is included

  • Stage three, the final buff: Glass, chrome and floors
  • Stage three, the final buff: Any remaining marks
  • Stage three, the final buff: Filters changed in extractors and ventilation that have been pulling dust for weeks
  • Stage one, the rough clean: Bulk debris removal

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

The cleaner who comes to your New Basford property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 8.

What after builders cleaning costs in New Basford

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

After Builders Cleaningin New Basford

Ring us on 07438 843980, or see the full service page.

We had the chimney breast taken out and the whole house is black. Where do you start?

Upstairs and dry. Soot travels much further than anyone expects and it is greasy, so it comes off with dry sponges before any water is used, working from the rooms furthest from the work back towards it. Expect more than one visit: fine soot stays airborne for hours and lands again overnight on everything we cleaned that day.

Our unit is in a converted mill. Do you clean the shared stair as well?

Only if it is in the scope we agree, and it is worth agreeing. Every trade has carried materials up that stair, so the dust sits on the treads and the handrail long after your own unit is finished. We will quote it separately, which lets you put it to the building manager rather than absorbing the cost of everyone else's work.

We are mid terrace with no side access. Where does the dust and the waste go?

Out through the house, which is why the order matters more than the effort does. We bag as we go and carry out rather than sweeping toward the front door, and the hall gets cleaned twice: once early, so it stops feeding dust back into finished rooms, and again at the end. Builders' waste and the skip stay with your contractor. If a skip is still on the street when we arrive, the job is usually not finished.

The new windows still have protective film on them. Should we peel it off first?

Yes, if it has not been on long. That film is meant to come away cleanly within a few months and becomes a job of its own once it has baked in sunlight, when it tears into strips and leaves adhesive across the frame. Get it off while it still pulls in one piece. If it is already past that point, leave it to us and expect it to add time, since it turns into solvent and cloth work.

Do you cover the whole of New Basford?

Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in New Basford?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in New Basford?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Straightforward, and we group New Basford with Hyson Green, Sherwood and Bulwell on the rota.
