After Builders Cleaning for Old Basford homes

Rear extensions and loft conversions in narrow terraces, where every bag of rubble and every board has come through the hall. What comes off the old walls is lime plaster and soot rather than modern gypsum, and it smears if you wipe it wet.

Two kinds of building work happen here and they leave different messes. On the terraces it is a rear extension, a knock through or a loft, done to a house with no side access, so every load comes in and out through the living room and up the same staircase. On the newer closes it is a first fit and finish on a plot that was a works yard, where the ground itself is the problem and the site mud arrives with the trades every morning. The terrace jobs are the ones that need staging, because a family is usually still living upstairs while the back of the house is open, and a single clean at the end means paying twice for the same rooms.

Old Basford sits in NG6, under Nottingham City Council. A lot of the older houses had the outside toilet and coal store swallowed by a back kitchen at some point, which leaves a cold single-skin room at the rear holding the washing machine, the freezer and the muddy boots. It is routinely the room that costs the most time.

What we run into on Old Basford after builders cleaning jobs

Old walls give up a different dust from new ones. Strip a Victorian back wall and what comes off is lime plaster with horsehair in it, mixed with soot if a flue has been opened and a fine black grit from the mortar. It is greasier than gypsum dust and it smears into a grey film the moment a wet cloth touches it, so it has to come off dry first, with HEPA extraction rather than a brush, and only then get washed. The other place it hides is the stair strings and the gap under the treads, which is directly below where the carrying happened and which nobody looks at until the carpet fitter arrives.

How an Old Basford after builders cleaning job actually runs

On the newer closes built over old works ground, the job is a finishing clean rather than a recovery, and the sequence is what makes it work. Flooring, second fix and the kitchen fitters all come back to a house that has already been cleaned once, so the sensible pattern is a rough clean when the messy trades finish and a finish clean once nobody else is coming back through the door. On the terraces there is the added problem of getting anything in and out. Skips have to stand on the street rather than a drive, which needs a permit from the council and takes up a space that neighbours were parking in, and any waste from our side leaves through the same front room everything else did. We ask in advance who is responsible for removing builders' rubbish and where it is going before we start, because clearing offcuts and packaging is a different job from cleaning, and if it has not been agreed it is the thing that stalls the day.

Who books it here

The local reference points are St Leodegarius church on Church Street, the David Lane tram stop and Valley Road, which is usually enough for us to find a property without a postcode lookup.

We run Old Basford on the same round as New Basford, Bulwell and Bestwood.

What we check on every Old Basford job

New glass is where after builders work is judged, and it is the part most likely to be damaged by doing it wrong. Plaster splash, silicone smears and paint flecks come off with the right blade angle and plenty of water, but a dry blade on a modern coated pane will scratch it and there is no repairing that, so nothing on our side gets scraped until the pane is thoroughly wet and the loose grit has been flooded off it first. Protective film left on frames through a summer is the other trap: it goes brittle, tears into strips and leaves adhesive that needs a solvent rather than a fingernail. We also clear the trickle vents and the drainage slots at that stage, since both fill with plaster dust during a first fix and neither gets looked at again once the scaffold is down.

What the after builders cleaning covers

A sample of what is included

  • Stage two, the detail clean: New appliance interiors and transit packaging removed
  • Stage one, the rough clean: Protective films, stickers and tape residue
  • Stage two, the detail clean: Sanitaryware descaled and polished
  • Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Old Basford

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Old Basford. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The builders say they will clean up. Is that the same thing?

It is the rough clean, and it is worth having. What a builder's tidy up does not usually include is the fine stage: window reveals and tracks, the tops of doors, radiator fins, inside new cupboards, and the second and third passes once the dust that was still airborne has settled. Ask what is in their quote before you assume it overlaps with ours, because the gap between the two is where most of the arguments happen.

The neighbour is complaining about dust. Can you do anything about that?

Some of it, yes. Terraces share a party wall, and knocking about on one side pushes dust through every gap round a joist end and every old fireplace opening on the other. Sealing the working area properly and running extraction rather than opening a window is what stops most of it travelling. If dust has already reached next door, that is a conversation and a clean rather than a cleaning technique, and we can quote for their side too.

We are living upstairs while the back is open. How many visits do we need?

Usually two at least, and sometimes three. One while the work is running, so the rooms you actually live in stay habitable and the dust does not migrate any further than it has to, and one at the end when the trades have finished for good. A single clean at the end sounds cheaper until you count the weeks in between. We will look at the programme and tell you where the visits sit rather than guessing at a number.

Can paint and plaster be taken off a new floor safely?

Usually, but the method depends entirely on the floor. Plaster splash on tile lifts with water and time. On engineered board or vinyl, the wrong pad or an aggressive product takes the finish with it, and on a lacquered board that shows immediately. So we test in a corner, work wet, and use the mildest thing that shifts it. Where something has been left to cure hard onto a delicate surface, we will tell you honestly if it is not coming off cleanly.

Do you cover the whole of Old Basford?

Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Old Basford?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Old Basford?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. On-street throughout, and the terraced rows have shared rear entries that are frequently gated with a lock nobody has the key to any more, and we group Old Basford with New Basford, Bulwell and Bestwood on the rota.
