After Builders Cleaning for Highbury Vale homes
Most of it follows a landlord refurbishment, and the day the front windows come out is the day that matters. The house stands open to the traffic for hours, and everything soft in it takes a dose of the road.
Most of this work here follows a landlord refurbishment rather than an extension, and the single event that decides how much cleaning there is at the end is the day the windows come out. Replacement glazing on the front is very often the point of the job, because noise is the reason a front bedroom is hard to let. Taking the old frames out leaves the house open to the road for most of a working day, and everything the traffic produces goes straight into the rooms and into everything soft in them. Sheeting the furniture stops the plaster and the brick dust. It does nothing about the finer material, which is airborne, arrives all day and settles afterwards on and inside the fabric of the house.
Highbury Vale sits in NG6, under Nottingham City Council. Living on a through route decides when windows get opened, which is hardly ever. Traffic noise at the front and road grit on everything near an open window mean most households ventilate as little as they can get away with, and the moisture that would otherwise leave the house stays in it.
What we run into on Highbury Vale after builders cleaning jobs
Cutting out an old frame is a brick dust job before it is a glazing one, and the dust that comes off a chased reveal is sharp. It lands on the new sill, and the first person to wipe it with a damp cloth scours the finish they have just paid for. So the reveals get vacuumed with a brush head before anything wet touches them, and the sill after that, working outward. The other item is the mastic. Fresh mastic picks up dust for a day or two after it is run, and a bead that has gone grey along its face was clean when it went on and needs cutting rather than cleaning.
How a Highbury Vale after builders cleaning job actually runs
The thing that governs a builders clean here is that there is only one route in and out. No rear gate on most of these streets means every bag, every machine and every sheet of anything travels through the front door and along the hall, so the hall gets protected first and cleaned last, and we work outward from the room furthest from it. That also means sequencing with the trades rather than turning up at the end and hoping. If a decorator is still working upstairs, cleaning the stairs is wasted, so we would rather split into a rough pass and a final pass than do it once badly. Parking is the other early question, because a skip or a van already holding the kerb changes where we can stand. And if the house is a semi or in a terrace, tell the neighbours the day before. Dust travels along a party wall through loft space and service holes far better than anybody expects, and it is a two minute conversation that saves a bad one later.
Who books it here
The local reference points are Highbury Road, the tram stop that shares the name, and Highbury Hospital, which is usually enough for us to find a property without a postcode lookup.
We run Highbury Vale on the same round as Bulwell, Old Basford and Cinderhill.
What we check on every Highbury Vale job
The dust that keeps coming back after the job is finished comes from under the floor. Where boards have been lifted for pipework or a rewire, or where a loft above has been worked in, the debris drops into the joist void and then works out again through the gap between the skirting and the floorboards every time somebody walks across the room. You clean the room, it looks finished, and a fine line of grey reappears along the skirting within days, which people read as a clean that did not hold. The fix is a crevice tool run hard along that gap before the final clean rather than after, and honesty that one visit may not catch all of it. The same applies to the gap under a new skirting board that has not been caulked, which is worth mentioning to the joiner while they are still on site.
What the after builders cleaning covers
A sample of what is included
- Stage three, the final buff: Any remaining marks
- Stage two, the detail clean: Skirting boards, architraves, switches and extract vents
- Stage one, the rough clean: Protective films, stickers and tape residue
- Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What after builders cleaning costs in Highbury Vale
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Highbury Vale. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The windows are being replaced while we are living here. What should we do with the rooms?
Strip them rather than sheet them. Curtains, nets, blinds and bedding come out of the room entirely and go somewhere with a door shut, because a sheet over a wardrobe protects the wardrobe and not the textiles you actually notice afterwards. Take the carpet up if it is coming up anyway. Everything else we can handle at the end, but soft furnishings left in a room that has stood open to the road all day take a wash rather than a clean.
The plaster is still drying and the builders said to leave the windows open. Can we not?
You can leave them shut and use a machine instead, which is what most people here end up doing. Heat on its own makes it worse, because warm air holds the moisture and then drops it on the first cold surface, which is now your new glass. A dehumidifier running continuously with the doors shut takes more water out of a room than an open window does on this road, and it does not fill the house with grit while it works.
Why is there still dust a week after you finished?
Because a good deal of it was never in the room. Building dust drops into the floor void through lifted boards and out of loft hatches, and it comes back up through gaps at the skirting as the house is walked on. That is not a clean failing, it is the house emptying itself. We vacuum those gaps rather than just the surfaces, and on a bigger job it is worth booking a short second visit a week or two later instead of paying for a longer first one.
Should we book you before or after the decorator?
After, for the final clean, with a rough clear before if the trades need a workable space. Cleaning a house that still has a painter in it means doing the hall twice, and the hall is the route everybody uses. Tell us who is left on site and what they are doing and we will split it sensibly. If dust sheets are staying down for another trade, leave them and we will lift them ourselves at the end rather than clean around them.
Do you cover the whole of Highbury Vale?
Yes, all of NG6 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Highbury Vale?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Highbury Vale?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Front gardens are too short for a drive, and the through road is no place to leave a van, and we group Highbury Vale with Bulwell, Old Basford and Cinderhill on the rota.
