Deep Cleaning for Forest Fields homes
Annual resets on terraces that have been let hard for years. The time goes above head height in ten foot rooms, on a kitchen ceiling that has never been degreased, and on the cold bedroom wall where condensation has been growing all winter.
The deep cleans here are mostly booked by a landlord who is keeping a house rather than selling it, or by a household that has just taken over a whole terrace and wants the previous years off it before they unpack. Either way the backlog sits in the same three places: above head height in rooms with ten foot ceilings, inside a kitchen that has fed several unrelated people at once, and on the cold external wall of a bedroom heated by a panel heater somebody switched on twice a winter. That last one is where the argument usually is, because it looks like dirt, it wipes off, and it comes back by February. We clean it, treat it and then explain what it actually is.
Forest Fields sits in NG7, under Nottingham City Council. The housing here is mostly dense Victorian and Edwardian terraces on a tight grid off Berridge Road and Bentinck Road, a large share of them now shared houses or converted into flats, and that is what shapes this job more than the floor area does.
What we run into on Forest Fields deep cleaning jobs
The kitchen ceiling is the surface that gives one of these houses away. Most of these kitchens are a back addition with a low ceiling, and the extractor over the hob recirculates through a charcoal filter into the same room rather than venting outside, so the fat goes up and stays there. Run a cloth across it and you get a clean stripe against grey. It needs a degreaser with contact time and two passes rather than pressure, because scrubbing takes the emulsion off in patches and leaves the ceiling looking worse than the grease did. We check the filter at the same time and say whether it is due a replacement.
How a Forest Fields deep cleaning job actually runs
A deep clean in one of these terraces is planned around two bottlenecks: one bathroom and one staircase. Everything wet queues behind that bathroom, and every ladder, bucket and machine has to go up and down the same narrow flight, so the day runs top down and back to front. We start with the highest rooms, take the ceilings, picture rails, tops of doors and light fittings while the floors are still going to be walked on, and only then work down to skirtings and floors. Rooms need to be reachable, which in practice means beds pulled out and wardrobes emptied of anything we are not insured to move. We ask about the electrics early, because a house on old wiring with two sockets in a bedroom will not carry a machine and a heater on the same circuit. Water comes from the kitchen and the bathroom, so the order of work is set by which taps are free. On a whole terrace we say at the quote whether it is one long day or two shorter ones rather than running out of light and leaving a room half finished.
Who books it here
Most of the terraces are let room by room, so the communal parts belong to nobody in particular. Hallways, stair carpets and shared kitchens carry the whole house while individual rooms stay reasonable, and a clean booked for one tenant rarely covers the parts that actually need it.
We run Forest Fields on the same round as Hyson Green, New Basford and Radford.
What we check on every Forest Fields job
The checks that matter in a house of this age are the ones that never come up in a weekly clean. We do the tops of doors and frames, the picture rail if there is one, and the moulded edges of a ceiling rose, all of which hold years of dust in a room with high ceilings. Sash windows get the tracks, the meeting rail and the cords cleared, and we say if a cord has parted rather than leaving you to find out. Radiators are done behind and between the fins with a brush and a vacuum, not just wiped on the front. We take the limescale off taps, shower heads and the toilet rim rather than around them, degrease the extractor grille and its housing, clean the cellar head door and its frame, and lift the grout in a tiled hall floor. Where something is worn out rather than dirty we tell you which it is.
What the deep cleaning covers
A sample of what is included
- Bathrooms: Limescale removed from taps, shower head, screen, tiles and grout
- Kitchen, which is about 40% of the time: Inside, on top of and underneath all cupboards
- Everywhere else: Radiators, including between the fins and behind
- Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome
That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What deep cleaning costs in Forest Fields
A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

Priced separately
| Extra | Typical cost |
|---|---|
| Single oven deep clean | £45 to £80 |
| Double oven | £70 to £110 |
| Range cooker | £80 to £130 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Will a deep clean stop the black spotting coming back on the bedroom wall?
Not on its own. Spotting on a cold external wall behind a wardrobe is condensation, and cleaning removes the growth without changing the conditions that fed it. We take it off, treat the surface and tell you where it was. Keeping it away needs heat that reaches that wall, air moving through the room and the wardrobe pulled a few inches off the plaster. In a room let for the winter with an electric heater, that is a conversation for the landlord.
We are taking a house back to a family let. Is one deep clean enough?
Usually, if the property has been maintained between tenancies. If it has been let room by room for several years without one, expect the kitchen and the bathrooms to need more time than the room count suggests, and expect us to say so at the quote rather than halfway through. Where a room has been used as a bedsit with cooking in it, that room behaves like a small kitchen and gets the same treatment.
How much do we need to clear before you arrive?
Enough that we can reach the surfaces you are paying for. Clear worktops, the tops of wardrobes, the floor of anything loose, and take personal items out of drawers if you want the insides done. We will move a bed or a sofa between two of us, but we will not lift a full wardrobe, unplug an appliance that is plumbed in, or shift boxes of somebody's belongings. If a room cannot be cleared, say so and we will price it as it is rather than pretending otherwise.
Can a whole house be split across two days?
Yes, and on a three storey terrace it is often the better plan. Splitting it means the bathroom is free when we need it, drying time is not being squeezed into an evening, and you keep somewhere usable while the rest is done. We agree in advance which rooms are day one and which are day two, and we do not return over a finished floor with a ladder. Consecutive days work better than a week apart, because dust travels back down the stairs.
Do you cover the whole of Forest Fields?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does deep cleaning cost in Forest Fields?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start deep cleaning in Forest Fields?
Within a week or two normally, longer in March and April and through November when everyone books at once. Parking is on-street with cars nose to tail both sides, and the shared back entries are often the easier way in with equipment, and we group Forest Fields with Hyson Green, New Basford and Radford on the rota.
