End of Tenancy Cleaning for Forest Fields homes
Room by room lets mean check outs happen all year rather than in one summer fortnight, and the inventory covers your room plus a share of rooms four other people used. Read which of the two you are being judged on before booking.
Most check outs here are one room rather than one house. If you signed for a room with shared use of the kitchen and bathroom, your inventory lists your room, the furniture in it, and a share of the communal parts you cannot control on your own. That is a different job from a whole house clean and it needs the paperwork read first. We clean the room to the check-in description, including inside the wardrobe and the chest of drawers, the window and its tracks, and the mattress if the report describes its condition. Then we agree in advance what happens with the kitchen, because you can be charged for a share of a room that four other people also used.
Forest Fields sits in NG7, under Nottingham City Council. Single room check-outs run all year rather than bunching into one summer fortnight, because tenancies here start on whatever date a room fell empty. Landlords book whole house resets between the bigger changeovers, and the households who stay put want a fortnightly visit that keeps the shared kitchen from becoming an argument.
What we run into on Forest Fields end of tenancy cleaning jobs
The two things that cost tenants money in a single room are the walls and the carpet under the bed. Blu tack and poster tape leave an oily halo that spreads into painted plaster over a year, and taking it off with heat or a solvent pulls the paint with it, so we lift what we can and stop before we make a redecoration out of it. Under the bed is the other one. Nobody has vacuumed there since the bed went in, and the pile holds dust, hair and the outline of the frame. It needs the bed moved and a proper pass in both directions, not a nozzle poked underneath.
How a Forest Fields end of tenancy cleaning job actually runs
The date drives everything on a check out here. Room lets in Forest Fields turn over in clusters, and a house can lose three rooms in the same week, so we book to the day the keys go back rather than the day after and we hold the slot rather than moving it. We need the room empty, the meters read, and either a key or somebody there, and we would rather have the check-in inventory in advance than guess what the report describes. On a house where several rooms change at once we do them back to back in one visit, which is faster than three separate trips up the same stairs and easier for the agent to inspect in one go. Practical points get settled before the day: where the van can stop, whether the electricity is still on because we need power for machines, and whether the water has been left on. If a tenant has left furniture or bags behind, that is a removal rather than a clean, and we will tell you before we start rather than working around a pile in the corner.
Who books it here
Most of the terraces are let room by room, so the communal parts belong to nobody in particular. Hallways, stair carpets and shared kitchens carry the whole house while individual rooms stay reasonable, and a clean booked for one tenant rarely covers the parts that actually need it.
We run Forest Fields on the same round as Hyson Green, New Basford and Radford.
What we check on every Forest Fields job
The oven is where most check-out deductions come from, so it gets stripped: shelves, runners, the inner door glass where it comes apart, the roof of the cavity and the seal round the door. The extractor filter comes out and gets degreased or, if it is a charcoal cartridge, flagged for replacement. The fridge is emptied, defrosted, cleaned with the seal pulled forward and left switched off with the door propped so it does not go sour before the next tenant. We do window tracks, the runners and the inside of the frame, the insides of wardrobes and drawers, skirtings, the plughole and the waste trap grille, the bin inside and out, and the top of every door. Light switches, sockets and radiators get done rather than passed. We take dated photographs of the finished rooms and send them to whoever booked, so there is a record that matches what the agent sees.
What the end of tenancy cleaning covers
A sample of what is included
- Kitchen: Hob, extractor hood and filter degreased
- Throughout: All floors vacuumed and mopped
- Throughout: Inside wardrobes and drawers
- Throughout: Interior windows, sills, frames and tracks
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What end of tenancy cleaning costs in Forest Fields

£200 to £300
Typical one-off in Forest Fields. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical one-off |
|---|---|
| Studio | £120 to £180 |
| 1 bedroom | £150 to £250 |
| 2 bedrooms | £200 to £300 |
| 3 bedrooms | £300 to £420 |
| 4 bedrooms | £380 to £480 |
| 5+ bedrooms | £450 to £600 |
If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.
Priced separately
| Extra | Typical cost |
|---|---|
| Carpet cleaning, per room | £35 to £60 |
| Stairs and landing carpet | £45 to £85 |
| Single oven deep clean | £45 to £80 |
| Exterior windows | £30 to £90 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

I am only moving out of my room. Am I liable for the state of the kitchen?
It depends what you signed. On a room only tenancy with shared facilities, most agreements make you responsible for your room and for a share of the communal parts, and the deposit for each room is protected separately. In practice, an agent who finds a filthy kitchen will look at whoever is checking out. Read the clause, then tell us whether the quote covers your room alone or the shared rooms as well.
Do you clean the mattress as part of a room check out?
If the check-in report describes it, yes, and it is worth doing. A landlord's mattress in a let room is listed with its condition, and marks on it are one of the more common things to be charged for. We treat it as upholstery: vacuum, spot treat, low moisture extraction, then air movement so it dries rather than sitting damp under a cover. Book it with the clean rather than afterwards so it has drying time.
Can you clean on the same day one tenant leaves and another arrives?
Yes, if the timings are honest. Give us the actual hour the room is emptied and the hour the next person is expected, not the ones on the paperwork, and we will tell you whether the gap is workable. A single room with an ensuite is straightforward. A whole house with carpets to be extracted is not, because wet carpet needs drying time and a new tenant walking in on it undoes the work and starts an argument.
Will there be evidence if the agent disputes the standard?
Yes. We photograph the rooms when we finish, dated, including the oven cavity, the inside of the fridge and the window tracks, and we send them the same day. If something was already damaged or stained beyond cleaning, we photograph that at the start and tell you before we finish rather than after a deduction letter arrives. Photographs are not a guarantee against a difficult agent, but they turn a dispute about opinion into one about a record.
Do you cover the whole of Forest Fields?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Forest Fields?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Forest Fields?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Parking is on-street with cars nose to tail both sides, and the shared back entries are often the easier way in with equipment, and we group Forest Fields with Hyson Green, New Basford and Radford on the rota.
