End of Tenancy Cleaning for Bakersfield homes

Whole houses rather than flats, so a tenancy clean runs past what an agent's form assumes: an outbuilding at the end of the path, a hatch on the landing with a loft above, and a plot long enough to need a different trade.

Most of the rented stock here is a whole house rather than a flat, which makes a tenancy clean longer and the check out broader than an agent's standard form allows for. There is an outbuilding at the end of the path that appears on the check in report, a loft hatch on the landing used for storage in almost every tenancy, and low level vents that hold cobweb and get written up as dirty. The fabric is older than a modern let too: painted timber windows in places, a boxed stair cupboard, and skirting deep enough to show a mop line along the top. We work to the inventory rather than a generic list, because the inventory is what the deposit gets judged against.

Bakersfield sits in NG3, under Nottingham City Council. Fortnightly domestic rounds fill most of it, in houses where the same family has been in place for years. Deep cleans follow, usually set off by redecorating or by an elderly relative moving in. Carpet and upholstery work is the third strand, booked for tired pile rather than a spill: long occupancy, heavy suites, and rooms nobody rearranges.

What we run into on Bakersfield end of tenancy cleaning jobs

The loft is the one that recurs. Nearly every hatch on these landings has had boxes through it, and a clerk with a ladder will look. What comes down is dusty rather than dirty, but the hatch, its frame and the run of ceiling around it end up marked with hand prints and insulation fibres at exactly the spot the clerk stands to take the photograph. We clean the hatch surround as a matter of course and flag the loft space itself, which is not a cleaning item and is regularly written up as though it were one.

How a Bakersfield end of tenancy cleaning job actually runs

The date that governs everything is the check out appointment, not the day the keys change hands, and on a whole house those are often different days. We would rather be given the inventory clerk's slot and work back from it than be told a moving date. Access is usually one of three arrangements: the outgoing tenant still on site, a key safe on the wall near the meter box, or a collection from the letting agent's office, which pins the start to office hours and means a late finish cannot be handed back the same evening. An empty house here is a cold house through winter, because the heating goes off with the tenancy and these rooms are large with tall ceilings, so floors and sanitary ware dry slowly and the visit wants booking with a night's margin before the clerk arrives. Check the electricity is still on before the day, as well. A prepayment meter that runs out in the middle of the afternoon stops the vacuum, the lights and any drying, and there is nothing to be done about it from the doorstep.

Who books it here

The ground falls away to the south, so the top streets take wind and rain off open country with nothing in front of them, and exterior work gets booked around the weather rather than the diary. Indoors the same house plan comes round every few doors, so the room order is known before we knock.

We run Bakersfield on the same round as Carlton, Sneinton and Colwick.

What we check on every Bakersfield job

Two things cost tenants a deposit more reliably than dirt does. The first is the fridge freezer, switched off on the last day with the door pushed to, so it defrosts into the salad drawer and then stands sealed for a week. What the clerk opens is worse than anything that was in there while it ran. It gets emptied, cleaned, dried and left propped open with the plug out, which is the only state it should ever be handed over in. The second is the walls. Woodchip and heavily textured paper are still up in plenty of these hallways and stairwells, and adhesive putty lifts the surface fibres as it comes away, leaving a bright torn patch rather than a clean one. We take off what will release without damage and stop there, because working harder on textured paper turns a mark into a hole, and a hole is a redecoration charge instead of a cleaning one.

What the end of tenancy cleaning covers

A sample of what is included

  • Kitchen: Washing machine drawer, rubber seal fold and filter
  • Kitchen: Oven interior, racks, door glass and grill pan
  • Throughout: Skirting boards, door tops, light fittings and radiators
  • Bathrooms: Toilet including hinges, base and behind the pan

That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What end of tenancy cleaning costs in Bakersfield

End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£200 to £300

Typical one-off in Bakersfield. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£120 to £180
1 bedroom£150 to £250
2 bedrooms£200 to £300
3 bedrooms£300 to £420
4 bedrooms£380 to £480
5+ bedrooms£450 to £600

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.

Priced separately

ExtraTypical cost
Carpet cleaning, per room£35 to £60
Stairs and landing carpet£45 to £85
Single oven deep clean£45 to £80
Exterior windows£30 to £90

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Does the garden come into an end of tenancy clean?

Not the planting. Grass, beds and hedges are a gardener's work and we do not pretend otherwise, which matters here because the plots run a long way back and the inventory nearly always covers them. What we can take is hard surface: the path, the yard, the outbuilding floor and the inside of an emptied garage. Book the cutting separately and have it done before us rather than after, so clippings are not walked back through a finished house.

The tenant has cleaned it themselves. Is a professional clean still worth booking?

It depends how long they were in. A twelve month tenancy that has been kept well often needs very little. A tenancy that ran eight years is a different question, because what gets missed is cumulative: the oven, the extractor filters, limescale in the cistern and the shower, the inside faces of the window frames, and the carpet under whatever had been standing on it since they moved in. Send the check in report over and we will say honestly which of those apply.

Can you guarantee we get the deposit back?

We clean to the standard the inventory describes and we return if a specific cleaning item is raised against the work, which is the honest version of what other people call a guarantee. What nobody can cover is wear, damage, or anything already noted at check in. Send the check in report over, and the check out report when it comes. If something on that list is not a cleaning matter, we will tell you which category it actually falls into rather than going back to scrub at it.

The landlord is replacing the carpets anyway. Do they still need cleaning?

Usually yes, because the deposit is judged against the tenancy clause and the inventory rather than against what the landlord plans to do next. A clerk will still write up dirty carpets as a cleaning failure even where new ones are already ordered. If the landlord confirms in writing that the floor coverings are being lifted, we will leave them and put those hours into the kitchen instead, which is where deductions are far more likely to land.

Do you cover the whole of Bakersfield?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does end of tenancy cleaning cost in Bakersfield?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start end of tenancy cleaning in Bakersfield?

One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Parking is easy: wide roads, verges and drives on many plots, and we group Bakersfield with Carlton, Sneinton and Colwick on the rota.
