Am I responsible for the communal stairs?
Almost never, and your inventory will say so. What we would still suggest is a quick sweep and a wipe of the handrail on the flight outside your door before the appointment. It costs ten minutes, and a clerk who has climbed a clean stair arrives at your door in a different frame of mind from one who has not.
How do you get everything out of a top floor flat?
In stages, carried down, because there is no other way in a converted villa. It is one reason we ask for an empty property. Cleaning around boxes on a top floor means moving them twice, and the surfaces underneath are the ones a clerk photographs. Give us a clear flat and a full day before check out and there is room to fix anything flagged.
The check in report includes the front steps and the garden gate. Do you clean those?
If they are on your inventory, yes, and it is worth asking us to. Outdoor items on a sloping plot get judged against photographs taken at check in, and steps that were swept and clear then will be under moss and leaf fall now. Sweeping them, clearing the gully and washing the treads takes very little time while we are there and is awkward to argue about once the deposit is in dispute. What we will not do is clear belongings or rubbish left behind.
Ours is a whole house on three levels. Does that take longer than a flat?
Considerably, and it is not only the extra bedroom. Every level brings another bathroom or cloakroom, more skirting, more doors, more window interiors and another flight, while the kitchen still takes the same share of the day it would take anywhere. We quote from the room count and the number of flights rather than the bedroom figure in the advert, because a three bedroom hill house often has more in it than a four bedroom on one level.
