End of Tenancy Cleaning for Porchester homes
Half of what gets flagged here is outside the front door. The drive, the path and its steps, the front garden and the shed all sit in the check-in photographs, and a tenant who has cleaned the house perfectly rarely thinks about them.
Lets here are whole houses taken by families rather than rooms taken by students, and the schedule that comes with one covers the plot and not just the building. That is where deductions come from in this area. The front garden, the drive, the side passage, the shed and the back garden were all photographed at check in, and a tenant can leave the inside immaculate and still lose money on the wrong side of the front door. The front is also what the clerk sees first, since they photograph from the pavement inward, so a drive left with a year of leaf litter on it sets the tone for everything after. We clean the plot alongside the property and photograph both, because the argument at check out is always about what a picture shows.
Porchester sits in NG3, under Nottingham City Council and Gedling Borough Council. Regular fortnightly cleaning in family semis where both adults work, and deep cleans booked when a kitchen built into the old outbuildings has stopped looking clean whatever gets done to the surfaces. Window work runs more often on the front than the back, because the road side films up faster than the garden side.
What we run into on Porchester end of tenancy cleaning jobs
Concrete drives catch people out. A car parked in the same spot for a year leaves an oil shadow on unsealed concrete, and oil that has soaked in does not wash off. It lifts with a degreaser and repeated passes, and sometimes not completely. Moss is the other one. On a shaded path it grows in the joints and along the edge where the water runs, and it comes off with a stiff brush rather than a pressure washer, because a lance strips the surface from old concrete and leaves a pale scoured patch that reads worse than the moss did. Both are better started a fortnight before the appointment than on the morning of it.
How a Porchester end of tenancy cleaning job actually runs
The date that matters is not the day you move out, it is the inventory clerk's appointment, and here the letting agent usually sets that for the morning after the tenancy ends. Everything has to be finished and dry before it. So the clean happens once the van has gone and the house is empty, which is often that evening or first thing the next day, and that is a tight window if carpets are being wet cleaned. Two things go wrong more often than anything else. The electricity gets taken out of your name too early and there is no power for a machine, or the keys go back to the agent's office before the clean because somebody assumed handing keys in was the same event as the check out. Keep the power and water on until the clerk has been, keep one set of keys back, and when you book tell us the appointment time rather than the day you are leaving, because the two are rarely the same thing and the second one is the deadline.
Who books it here
Bay-fronted semis in pairs, each with a garden at the front and a longer one behind. Two gardens mean soil entering the house at both ends, and because the plots sit slightly above or below the road, the ground between the back door and the lawn is usually the wettest part of it.
We run Porchester on the same round as Mapperley, Carlton and Thorneywood.
What we check on every Porchester job
The two spaces that decide whether a check out goes smoothly are both cupboards. The one under the stairs holds the electricity meter and the consumer unit, and it is where paint tins, a broken airer and a bag of somebody else's coal have usually been left, because nothing in there feels like it belongs to anybody. It was photographed at check in as an empty cupboard with a bare floor, and that is the standard it goes back at. The other is the loft, reached by a hatch on the landing. If the hatch appears on the schedule the clerk can open it, and what comes out is boxes, a Christmas tree and offcuts of the last carpet. Neither is heavy work, but both belong before the wet cleaning rather than after, because dragging anything down a loft ladder over a freshly cleaned landing undoes the best part of an hour.
What the end of tenancy cleaning covers
A sample of what is included
- Throughout: Inside wardrobes and drawers
- Bathrooms: Shower screen seals and the tracks they sit in
- Kitchen: Inside, on top of and underneath every cupboard and drawer
- Throughout: Skirting boards, door tops, light fittings and radiators
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Porchester property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.
What end of tenancy cleaning costs in Porchester
End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£200 to £300
Typical one-off in Porchester. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical one-off |
|---|---|
| Studio | £120 to £180 |
| 1 bedroom | £150 to £250 |
| 2 bedrooms | £200 to £300 |
| 3 bedrooms | £300 to £420 |
| 4 bedrooms | £380 to £480 |
| 5+ bedrooms | £450 to £600 |
If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.
Priced separately
| Extra | Typical cost |
|---|---|
| Carpet cleaning, per room | £35 to £60 |
| Stairs and landing carpet | £45 to £85 |
| Single oven deep clean | £45 to £80 |
| Exterior windows | £30 to £90 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Is the garden part of an end of tenancy clean?
The clearing and cleaning are, the gardening is not. We sweep the paths, the drive and the patio, clear leaves and litter, wipe down the bin store and clean the outsides of the windows and doors. Grass, hedges and beds belong to a gardener, and if they were photographed neat at check in they need to be neat at check out. Read the schedule and see what was actually recorded, because the front is what an agent sees before reaching the door.
The shed and the garage were listed. Do they need doing?
If they were photographed at check in, yes, and they are among the most forgotten items on a schedule. What is wanted is simple: emptied of anything that was not there when you moved in, swept out, cobwebs off the roof timbers, and the window cleaned if it has one. Nobody expects an old shed to look new. Send us the check in schedule with your enquiry, because an outbuilding full of somebody else's leftovers is a different job from an empty one.
The check out is first thing in the morning. When should you come?
The evening before, once the house is empty, so the carpets have all night to dry. Cleaning on the morning itself leaves damp pile and streaked windows in the clerk's photographs, and there is no time left to put anything right. If the removal runs late and the evening is gone, tell us that day rather than on the night, because a first light start is possible here and a rushed clean an hour before an appointment is not worth paying for.
The house still has our furniture in it. Can you work round it?
We can, but the schedule will not be met and that is the point of the visit. A check out is compared against photographs of empty rooms, so anything left standing hides exactly the floor, skirting and window the clerk will photograph. If something genuinely cannot go, such as a wardrobe the landlord owns, say so when you book and we will note it. Otherwise the clean is best booked for after the van, not around it.
Do you cover the whole of Porchester?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Porchester?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Porchester?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Most pairs of semis have a side gate and a passage to the back garden, so equipment goes round rather than through the house, and we group Porchester with Mapperley, Carlton and Thorneywood on the rota.
