Office & Commercial Cleaning for Mapperley homes

Small practices around Mapperley Top and Woodborough Road, several in converted houses with stairs rather than lifts. Access and equipment storage are the two things to settle first.

Commercial work in Mapperley is small units rather than office floors: the parades at Mapperley Top, the run along Woodborough Road, and consulting rooms and studios above the shops. The defining feature is the stair. Most first floor premises here are reached by a single narrow flight straight off the street, with no lift and often no rear access at all, so equipment, consumables and waste all travel that one route. It sets the shape of the contract. We carry a lighter kit more regularly and schedule the machine work less often, and we agree who takes the waste down to the street and at what hour, because a bin left out early on a shopping parade is the tenant's problem rather than the cleaner's.

Mapperley sits in NG3, under Nottingham City Council and Gedling Borough Council. On the practical side: Steep streets and some properties well above road level. Worth telling us if there is a long flight up from the pavement, since it changes how we plan the equipment.

What we run into on Mapperley office & commercial cleaning jobs

The stair carpet from the street door up to a first floor suite is reliably the dirtiest surface on the premises and the one no specification mentions. It takes every visitor's shoes and never sees daylight. We write it in as a named line with its own frequency, along with the handrail, which in a consulting room is a touch point in the proper sense. Where the flight is carpeted and heavily used, extraction twice a year plus a barrier mat at the bottom works out cheaper than replacing a run of stair carpet every few years.

How a Mapperley office & commercial cleaning job actually runs

Setting up a contract in one of these suites begins with a survey of things that have nothing to do with cleaning: where the water is, where the waste goes and where the kit lives. Many first floor premises on the parades are converted flats, so the only water is a kitchenette basin in what was a bedroom, cold fed and slow, and there is no cleaner's cupboard anywhere in the demise. We agree a lockable spot, normally under the internal stair or a corner of a store room, and the stock stays there rather than being carried past clients twice a week. Occupancy is the other thing to map. Consulting rooms and studios each keep their own hours, so a suite with three practitioners in it can be busy until late two nights a week and empty at midday on another. We build the rota around the genuinely quiet slot rather than defaulting to an evening. Key holding and the alarm code get agreed with whoever holds the lease and written down, not handed over verbally on the landing.

Who books it here

The local reference points are Mapperley Top, Woodborough Road and Mapperley Golf Club, which is usually enough for us to find a property without a postcode lookup.

We run Mapperley on the same round as Sherwood, Carlton and Sneinton.

What we check on every Mapperley job

Named lines we put in the specification for premises like these: the entry phone panel and its keypad at street level, touched by every visitor and cleaned by nobody; the letter cage behind the street door and the mat well it stands in, which fills with grit washed off the pavement; the closer arm on the fire door and the top edge of the leaf; the riser edges and nosing strips on the flight, which show footmarks long before the carpet looks tired; waiting area chair legs and the underside of the seats; the treatment couch base, the paper roll holder and the bin pedal; the drip tray under the water cooler; and the single washroom, which serves staff and clients both and needs a proper daily clean rather than a wipe round. Clinical waste, sharps and anything needing a licensed carrier stay with you. We empty general and recycling bins and we do not touch a sharps container.

What the office & commercial cleaning covers

A sample of what is included

  • Every visit: Kitchen and breakout areas
  • Weekly or fortnightly: Desk legs and chair bases
  • Periodic, scheduled and priced up front: High level dusting including light fittings and vents
  • Every visit: Washrooms cleaned and consumables restocked

That is a sample rather than the whole list. The full office & commercial cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What office & commercial cleaning costs in Mapperley

Contract office cleaning, weekly cost on a standard specification out of hours. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

PropertyTypical per week
Up to 10 desks, 2 to 3 visits£60 to £120
10 to 25 desks, 3 to 5 visits£120 to £280
25 to 50 desks, 5 visits£280 to £520
50 to 100 desks, 5 visits£520 to £950
100+ desks£950 and up

Washroom count moves a quote more than desk count does. Two extra cubicles change the hours more than twenty extra desks.

Priced separately

ExtraTypical cost
Office cleaning, per hour£15 to £28
Carpet deep clean£1.50 to £3.50 per m²
Hard floor strip and reseal£3 to £7 per m²
Washroom deep clean and descale£150 to £400

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Ring us on 07438 843980, or see the full service page.

Our office is above a shop with no lift. Is that a problem?

No, it is the normal arrangement up here and we price for it. What we need to know in advance is whether the street door is on a shared entry, who holds that key, and whether the shop below sets an alarm. Those three things decide what time we can come, rather than how long the clean itself takes.

Can you work around the shop below us?

Yes. Most parade tenants want us before the shutters go up or after the last customer leaves, and we will fit either. Tell us the alarm arrangement and any noise restriction in the lease. Floor machines and extraction carry through a suspended ceiling, so they are worth scheduling for a day the unit below is closed.

We are a treatment room. Can you deal with our clinical waste?

No, and no cleaning contractor should offer to. Sharps, dressings and anything in that category need a licensed carrier and a paper trail, which is an arrangement you hold directly with the disposal firm. What we do is empty and reline general and recycling bins, keep the container area clean, and make sure a full sharps box is never left where somebody can knock it over. Point out which bin is which at the survey and we will label them so no cleaner has to guess.

There is nowhere to store cleaning equipment. What happens then?

We agree a lockable space at the survey, even if it is one shelf in a store cupboard, because carrying chemicals up a public stair twice a week is worse for everybody using the building. If the premises genuinely has no room, we bring exactly what the visit needs and take it away again, which suits a small suite well enough. It does mean heavier machine work has to be booked as a scheduled visit, since that equipment cannot live on site.

Do you cover the whole of Mapperley?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council and Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does office & commercial cleaning cost in Mapperley?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of washrooms, the visit frequency, the flooring type and whether we supply consumables. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start office & commercial cleaning in Mapperley?

Allow four to six weeks if you are changing contractor, because TUPE, keys and site induction all take real time. Steep streets and some properties well above road level, and we group Mapperley with Sherwood, Carlton and Sneinton on the rota.
