Office & Commercial Cleaning for St Ann's homes
Shops, workshops and community rooms rather than office floors, most of them at street level on a busy through road. Hard floors want a machine rather than a mop, and the washroom decides how the premises get judged.
Commercial premises here are at street level and mostly small: shops, takeaways, workshops in the older buildings, hairdressers, and rooms let out to community and health services. Very little of it is an office the way a city centre suite is an office, so a specification built around desks and touch points does not fit what is actually needed. These places want a hard floor kept properly, a washroom that stands up to public use, and front glass that looks right when the shutter goes up in the morning. Trading hours on the through roads run long, so the work lands early or after close, and waste is its own question in a unit with no yard behind it.
St Ann's sits in NG3, under Nottingham City Council. On the practical side: Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath. Tell us which side your door faces and whether a bollard blocks the route, and we plan the carry in.
What we run into on St Ann's office & commercial cleaning jobs
Vinyl and safety flooring is what most of these units have, and it is textured deliberately, which is why mopping alone never gets it looking right. The texture holds a film of grease and street dirt that a flat mop passes over, and once that film is down the floor goes dull within an hour of being cleaned. It needs a rotary machine and the correct pad at an agreed interval, with mopping in between to hold the standard. Entrance areas take the worst of it because the pavement starts at the door, and matting that is saturated by ten in the morning has stopped trapping anything at all.
How a St Ann's office & commercial cleaning job actually runs
Most of the commercial work here happens after the shutters come down, and the visit is as much about getting in and out safely as it is about the cleaning. That means agreeing the practical things first: who holds a key, what the alarm code is and who it is registered to, whether the shutter is manual or powered, and what the arrangement is if the alarm goes off at eleven at night. Lone working matters here as well. Somebody cleaning a small unit on their own after dark, with the street quiet and the walkways poorly lit in places, needs a check-in and a check-out that a person actually reads. We set that up rather than assume it. The other recurring conversation is consumables, because a small premises has nowhere to store a pallet of anything and running out of hand towels on a Saturday is the sort of thing customers notice immediately. So the stock cupboard gets counted at every visit and reordered against a threshold, not when it is already empty.
Who books it here
The local reference points are the St Ann's Allotments, Robin Hood Chase, the Wells Road and Woodborough Road, which is usually enough for us to find a property without a postcode lookup.
We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.
What we check on every St Ann's job
On the first visit we test the alarm code ourselves with the keyholder present rather than taking it on trust, note the exit time and check the shutter runs freely. Colour coded cloths are set out so washroom and food areas never share, and a laminated schedule stays on site so anyone covering the round works to the same list. Consumables are counted at each visit, with the count written on the sheet: hand towels, toilet rolls, soap, sacks. The washroom gets the areas people skip, which are the underside of the seat hinges, the cistern top, the pipework behind the pan and the wall directly behind the basin taps. Street glass and the door push plate are done last so nothing gets marked afterwards, along with the inside of the letterbox flap and the frame of the entrance door, which take the worst of the pavement. We confirm the premises locked and alarmed by message before leaving the area.
What the office & commercial cleaning covers
A sample of what is included
- Periodic, scheduled and priced up front: Upholstery on soft seating
- Every visit: Waste and recycling to the collection point
- Weekly or fortnightly: Microwave interiors
- Periodic, scheduled and priced up front: Internal and external window cleaning
That is a sample rather than the whole list. The full office & commercial cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What office & commercial cleaning costs in St Ann's
Contract office cleaning, weekly cost on a standard specification out of hours. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£60 to £120
Typical per week in St Ann's. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per week |
|---|---|
| Up to 10 desks, 2 to 3 visits | £60 to £120 |
| 10 to 25 desks, 3 to 5 visits | £120 to £280 |
| 25 to 50 desks, 5 visits | £280 to £520 |
| 50 to 100 desks, 5 visits | £520 to £950 |
| 100+ desks | £950 and up |
Washroom count moves a quote more than desk count does. Two extra cubicles change the hours more than twenty extra desks.
Priced separately
| Extra | Typical cost |
|---|---|
| Office cleaning, per hour | £15 to £28 |
| Carpet deep clean | £1.50 to £3.50 per m² |
| Hard floor strip and reseal | £3 to £7 per m² |
| Washroom deep clean and descale | £150 to £400 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

We are a small unit with no back yard. Where does the waste go?
That gets settled before the first visit rather than discovered in week one. With nowhere to stage sacks, the collection point and the collection day set the whole schedule, and we build the clean around them so bags are not standing inside overnight. It is also worth separating recycling properly at the same time, because one contaminated bin usually means the lot goes off as general waste and the effort is wasted.
Can you clean a room we let to a health or community service?
Yes, and it gets specified separately from the rest of the premises. Colour coded cloths, a disinfectant with the contact time genuinely observed, and a written schedule that matches whatever policy the service works to. We want sight of that policy before the first visit, because the requirement comes from them rather than from us, and a signed schedule is the document they will ask you to produce.
Would you hold a key and set the alarm yourselves?
Yes, and it is the normal arrangement for out of hours work. Keys are logged and carried without anything on them identifying the address, alarm codes are held per premises rather than shared across a round, and you can change the code whenever you like at no notice to us. If you would rather not do that, we can work while somebody is on site instead. It is your call, and it changes the timings rather than the scope of the work.
Do you provide the soap and hand towels or do we buy them?
Either. Some places prefer to buy their own from wherever suits them and simply have us count and report the stock, others would rather we supply and restock so it never becomes their problem. Whichever way, the count goes on the sheet at every visit so nobody is guessing. In a small unit with one cupboard, agreeing a minimum level to reorder at is the part that actually prevents running out.
Do you cover the whole of St Ann's?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does office & commercial cleaning cost in St Ann's?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of washrooms, the visit frequency, the flooring type and whether we supply consumables. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start office & commercial cleaning in St Ann's?
Allow four to six weeks if you are changing contractor, because TUPE, keys and site induction all take real time. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
