Deep Cleaning for St Ann's homes

The annual jobs in a 1970s house sit in odd places: the grille of a night storage heater, the panel boxing in the waste pipe, and a textured ceiling that has to be damp-dusted rather than washed.

A deep clean here runs into fittings a modern house simply does not have. Textured ceiling coatings come first, common through this stock, and anything applied before 2000 can contain asbestos fibre, so it gets a damp cloth and no abrasion whatsoever. Night storage heaters come second. Dust settled through the brick core is what turns the first cold week of October into a scorched smell, so the case, the grille and the wall behind want doing before the heating goes on rather than during the season. Then there is the boxing around the waste pipe in the kitchen, which lifts off with a screwdriver and behind which nothing has been touched since it went on.

St Ann's sits in NG3, under Nottingham City Council. The housing here is mostly 1970s redevelopment housing in low brick terraces and cul-de-sacs, with garage courts and walkways between them, plus older Victorian terraces surviving along the hill's upper edges and around the allotment boundary, and that is what shapes this job more than the floor area does.

What we run into on St Ann's deep cleaning jobs

Bath panels in this stock are the removable plastic kind, held by two screws or clipped along the top edge, and the void behind one collects a decade of what has gone down the side of the bath. Where there is a shower over the bath and the sealant has failed at the back edge, that void is damp as well, and the smell people describe as drains is usually coming out of it. We take the panel off if it will come off, show you what is behind, and put it back. If the sealant has gone, cleaning mould off the surface buys a fortnight rather than fixing anything.

How a St Ann's deep cleaning job actually runs

A deep clean in this stock turns into a damp job somewhere in the house more often than not, and it is better to plan for that than to meet it halfway through the afternoon. The pattern is consistent. A wardrobe or a bed pushed flat against an external wall, a cold slab underneath, heating that has run out by bedtime, and black spotting on the wall behind furniture that nobody has moved in years. The bathroom and the kitchen are where the hours actually go, because that is where the extract is, and the extract is usually the part that has been ignored longest. We plan the order around it: pull the furniture out early so the wall behind has all day to dry, strip and wash the fan covers while the rooms are open, then work down to the floors at the end. It also means saying which of what we find is cleaning and which is ventilation, because the two get confused and only one of them is ours to fix.

Who books it here

Almost everything went up in one programme, so the room layouts repeat street to street. What varies is condition: some kitchens and bathrooms are original, others have been replaced twice over. Layout tells us nothing useful about the hours, so we ask about the fittings instead.

We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.

What we check on every St Ann's job

We pull wardrobes and beds off external walls rather than reaching behind them, and the wall itself gets inspected before anything is applied to it. Bathroom and kitchen extract gets the cover off, the filter or impeller washed, and a tissue held to the grille with the fan running to see whether it is actually pulling anything. Trickle vents in the window heads get opened, cleared and left open. Cooker hood filters come out and go into a degreasing soak rather than being wiped in place. Grout lines get checked along the bath and the worktop join, and the shower run to see where the water is going once the seal has aged. Inside the kitchen units, the shelves and the top edges of the doors are done, along with the top of the wall cupboards where the grease film is heaviest.

What the deep cleaning covers

A sample of what is included

  • Kitchen, which is about 40% of the time: Washing machine drawer, door seal and filter
  • Bathrooms: Limescale removed from taps, shower head, screen, tiles and grout
  • Bathrooms: Toilet including hinges, base and behind the pan
  • Everywhere else: Skirting boards by hand throughout

That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What deep cleaning costs in St Ann's

A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£165 to £280

Typical one-off in St Ann's. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical one-off
Studio£110 to £180
1 bedroom£135 to £220
2 bedrooms£165 to £280
3 bedrooms£220 to £350
4 bedrooms£300 to £460

Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.

Priced separately

ExtraTypical cost
Single oven deep clean£45 to £80
Double oven£70 to £110
Range cooker£80 to £130

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Questions

Deep Cleaningin St Ann's

Ring us on 07438 843980, or see the full service page.

The ceiling has a swirl pattern and it has gone grey. Can you wash it?

Not with water and pressure. Textured coatings applied before 2000 may contain asbestos, and they only present a risk once the surface is broken, so scraping, sanding and hard scrubbing are exactly what to avoid. A light damp dust lifts most of what has settled and leaves the coating intact. If it is stained rather than dusty, what you are looking at is a decorating job and we will say so instead of working at it.

Is a night storage heater safe to clean?

Yes, cold and switched off at the wall, which in practice means booking the deep clean before the heating goes on for winter. The outer case, the grille and the gap behind it come up with a vacuum and a damp cloth. We do not open the case or go near the bricks inside, because that is not cleaning work and a heater of that age is not something to take apart on a hunch.

There are black spots on the bedroom wall behind the wardrobe. Can you get rid of them?

Off the surface, yes, and the wall will look right afterwards. Whether it stays that way is a different question. That spotting is condensation mould, and it grows where a cold outside wall meets still air behind furniture. Cleaning it and pushing the wardrobe straight back means seeing it again by spring. A hand's width of gap behind the unit and an open trickle vent does more for it than any product we carry.

Do we need to be out of the house while you deep clean?

No, but it helps if the rooms can be given up one at a time rather than all at once. Furniture gets moved off walls early and stays out for a few hours, floors are done last, and rooms are left open to air. Working around a household is normal here, since most of these houses stay occupied through everything. Tell us which room somebody needs and we will sequence around it.

Do you cover the whole of St Ann's?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does deep cleaning cost in St Ann's?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start deep cleaning in St Ann's?

Within a week or two normally, longer in March and April and through November when everyone books at once. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
