After Builders Cleaning for St Ann's homes

Refurbishment here usually happens with the household still in the house: a new kitchen, a rewire, a bathroom swapped over a fortnight. Dust arrives from a working room every day, so the clean is staged around the trades rather than after them.

Building work here is refurbishment of what is already standing rather than new build: a kitchen replaced, a bathroom swapped, a rewire, new windows and doors, insulation added to a solid wall. Nearly all of it happens with the household still living in the property, which is the part that makes the cleaning awkward. A rewire is the worst of them, because chases get cut into walls and ceilings across the whole house and what comes out is masonry rather than plaster. It is finer, it is sharper, and it must not be swept up dry. So the clean runs in stages alongside the trades, with the last stage held back until the last one has gone.

St Ann's sits in NG3, under Nottingham City Council. Almost everything went up in one programme, so the room layouts repeat street to street. What varies is condition: some kitchens and bathrooms are original, others have been replaced twice over. Layout tells us nothing useful about the hours, so we ask about the fittings instead.

What we run into on St Ann's after builders cleaning jobs

Cut masonry is the part people underestimate. Chasing a wall for cable or pipework produces respirable dust off brick and mortar, and the Health and Safety Executive treats the silica in it as hazardous to health, which is why this work needs HEPA filtered extraction and proper respirators rather than a brush and a household vacuum. A domestic machine passes the fine fraction through the motor and puts it back into the room, which is how a house that looked spotless has a visible film on everything by morning. New window and door installations leave their own version: mortar dust in the bottom of the frame, which sets hard as soon as it gets wet.

How a St Ann's after builders cleaning job actually runs

A lot of the building work around here is done to the outside of the house rather than the inside: new windows and doors, insulation and render to solid walls, roofs and rainwater goods. The mess still ends up indoors. Fitters work from both sides of an opening, so dust from cutting and drilling comes through the reveal into the bedroom whatever is taped up, and where a render team has been working the whole elevation, the fine grit finds its way in through trickle vents and around the frames. Then there is what the new units arrive wearing. Protective film on the frames, adhesive labels on the glass, silicone smeared where a bead was tooled with a wet finger, and plaster from the reveals being made good afterwards, most of which lands on a concrete floor and sets there. None of it is difficult work. All of it is slow, it is detail rather than volume, and it wants doing in the right order so a cleaned cill is not plastered over the following morning.

Who books it here

The local reference points are the St Ann's Allotments, Robin Hood Chase, the Wells Road and Woodborough Road, which is usually enough for us to find a property without a postcode lookup.

We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.

What we check on every St Ann's job

Plaster on a slab comes off with a plastic scraper and a controlled amount of water rather than being soaked, since soaking spreads it into a film across the whole floor and doubles the job. Adhesive labels and film come off the glass with a solvent tested on a corner first, then the residue is removed properly rather than smeared thinner. Silicone smear on glass and frames is dealt with separately from the general wash. We vacuum out the bottom of every new frame, clear mortar and grit from the opening before it gets wet, and open and close each window and door to make sure nothing is binding on debris. Trickle vents get opened and vacuumed. Reveals are brushed down before the walls are wiped so nothing is dragged across fresh paint, and handles, hinges and keeps are cleaned individually rather than passed over with the frame, since fitting grease sits in exactly those places.

What the after builders cleaning covers

A sample of what is included

  • Stage one, the rough clean: Bulk debris removal
  • Stage one, the rough clean: Protective films, stickers and tape residue
  • Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware
  • Stage one, the rough clean: The worst of the dust, top down

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in St Ann's

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in St Ann's. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

After Builders Cleaningin St Ann's

Ring us on 07438 843980, or see the full service page.

We are having a rewire done with the children at home. What can you do while it is going on?

Clean the finished side properly so there is somewhere normal to live, come back for the detail work once the electrician has finished, then a final pass a day or two after that. What does not help anybody is one large clean in the middle, because chases are still being cut and you end up paying for the same surfaces twice. Keep children out of whichever room is being worked in that day and ventilate it afterwards.

The old kitchen came out and the floor underneath is filthy. Is that part of it?

Yes, and it is worth expecting rather than being surprised by. Lifting old units exposes a strip of floor and a run of wall that have been sealed off since the kitchen was fitted, usually carrying old adhesive, plaster crumb and whatever went down the back of the cupboards. It does clean up. It is a different job from wiping new cupboard fronts though, so mention it at the booking stage and the time goes into the quote.

The new windows have stickers and glue all over the glass. Will that come off without scratching it?

Yes, with the right approach and some patience. Adhesive that has sat in sunlight for a few weeks is harder than one removed the same month, so the sooner it is done the easier it goes. We soften it with a solvent, lift it with a blade used flat and wet on glass only, never on the frame, then clean off the residue. Coated or toughened panes are checked first, since not all glass takes a blade.

There is plaster splashed all over the concrete floor. Is that coming up?

Nearly always, though it is worth being realistic about how. Set plaster on a bare slab wants scraping off dry before any water arrives, because water turns it into a milky film that spreads everywhere and dries back as a haze. We scrape, vacuum, then wash. On a sealed or vinyl floor it comes up more easily. On bare concrete some ghosting can remain, and we will tell you that before you decide.

Do you cover the whole of St Ann's?

Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in St Ann's?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in St Ann's?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
