After Builders Cleaning for Thorneywood homes
A tall narrow house draws air up the stairwell like a flue, so plaster dust cut on the ground floor is in the top bedroom by evening. Sealing the stairs and working downwards is what stops the same rooms being cleaned three times.
Refurbishment here has a dust problem that is really an airflow problem. A tall narrow house with a straight stairwell behaves like a flue: warm air rises off the ground floor, travels up the stairs and leaves through the top of the house, carrying whatever is in suspension with it. Cut a chase or lift a floor downstairs in the morning and there is a visible film on the top bedroom sill by evening, in a room nobody has worked in all day. Sheeting a doorway does not stop that on its own, because the stairwell is the route. The stairs have to be closed off at both ends, extraction has to run in the room being worked in, and the cleaning sequence has to go downwards.
Thorneywood sits in NG3, under Nottingham City Council. The gradient decides the job before anyone gets inside. Front doors sit at the top of a flight of steps, back gates open onto a bank rather than a level path, and equipment is carried up or down rather than wheeled. We build that into the time rather than finding it on the day.
What we run into on Thorneywood after builders cleaning jobs
Materials are the other half of it. A steep street with cars parked both sides rarely has room for a skip outside the door, so waste is bagged and carried down the steps, and every bag leaves some of its contents on the treads and along the hall. The same thing happens going the other way with plasterboard and bags of sand. That is why we clean the route through the house repeatedly during a job rather than once at the end. Rubble dust dropped on a stone step gets ground to a fine powder underfoot within a day, and then walked straight back into the house it came out of.
How a Thorneywood after builders cleaning job actually runs
The useful question before booking is not when the builders finish but when the last dusty trade finishes, because those are rarely the same day. Chasing, sanding and cutting all throw material, and a final clean booked before the decorator has finished filling and rubbing down gets undone in an afternoon. What works in these houses is a sparkle clean once the wet trades are out and the surfaces are cured, with a shorter builder's clean of the route through the property in between if the household is still living at one end of it. Everything comes in and out through the front door, so we agree in advance where our kit stands while we work and where waste from our own visit goes. If the job shares a covered passage with a neighbour, that passage gets swept and washed at the end of each of our visits whether or not it belongs to your side. Water and power on site are worth confirming, since both are frequently isolated during the works.
Who books it here
The local reference points are Carlton Road at the foot of the slope, Porchester Road above, and Bakersfield east, which is usually enough for us to find a property without a postcode lookup.
We run Thorneywood on the same round as St Ann's, Sneinton and Porchester.
What we check on every Thorneywood job
Plaster dust is a fine powder and it does not stay where it landed. Two places give a job away weeks later. The first is the top edge of every door, architrave and picture rail, which is horizontal, invisible from below and is where a dusty draught deposits its load. The second is the gaps between original floorboards, which take dust in by the handful. Mop a board floor before the gaps have been vacuumed out and the water turns that dust into a grey paste that sits in the joint and bleeds back onto the surface every time the floor is washed for months. So the order is fixed: vacuum the gaps with a crevice tool, then the boards, then wash. On new glass, plaster splash comes off wet with a blade held nearly flat, never dry, because dry scraping puts a permanent scratch across a pane that was fitted last week.
What the after builders cleaning covers
A sample of what is included
- Stage three, the final buff: Filters changed in extractors and ventilation that have been pulling dust for weeks
- Stage two, the detail clean: Every surface: door tops, window tracks, radiator fins, socket faces
- Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
- Stage one, the rough clean: Protective films, stickers and tape residue
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What after builders cleaning costs in Thorneywood
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Thorneywood. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

The builders are working in the loft. Why is there dust all over the ground floor?
Because the stairwell carries it and gravity does the rest. A loft hatch or a new opening at the top of the house is directly above an uninterrupted drop to the hall, so anything that gets past the working area falls the height of the building and spreads at the bottom. Sealing the hatch or the top of the stairs with taped sheeting, not just a dust sheet laid over it, is what changes this. Everything else is cleaning the same floor twice.
The front steps are covered in cement and plaster splash. Will that come off stone?
Usually, with care and not with an acid. Brick acid or a strong descaler takes cement off stone by dissolving the stone alongside it, and what you are left with is a pale etched patch shaped like whatever was splashed. It comes off mechanically instead: soak, then a scraper used flat and a stiff brush, working from the top step down so the rinse does not run over what is finished. Fresh splash lifts far more easily than splash left to cure.
Should we book you before or after the decorator?
After, for the final clean. Decorating generates more dust than people expect, mostly from filling and sanding, and it also brings splashes onto floors, sills and door furniture that we would only have to do twice. If the works are running long and the house is being lived in, a short interim visit on the hall, stairs and kitchen keeps things usable, and the full clean still goes in once the last brush is down.
Why is there still dust three weeks after the work finished?
Because dust falls into voids during the works and comes back out slowly afterwards. Under a lifted floor, inside a boxed pipe run, above a new ceiling and in the cellar are all reservoirs, and normal movement through the house shakes a little out at a time. Cleaning the surfaces again helps for a few days. Getting the vacuum into the voids that can be reached, and sealing the ones that cannot, is what actually stops it.
Do you cover the whole of Thorneywood?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Thorneywood?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Thorneywood?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Parking is on-street and often round the corner on the level rather than outside the door, and we group Thorneywood with St Ann's, Sneinton and Porchester on the rota.
