Office & Commercial Cleaning for Thorneywood homes
Premises here are on the main road at the foot of the hill, or in a room over a shop reached by narrow stair. Traffic film on the frontage and grit walked in off the pavement decide how the place looks, not the desks.
Commercial premises here sit at the bottom of the hill on the main road rather than up in the streets above it. Small units at street level, a few workshops behind them, and a fair amount of the floorspace in rooms over a shop reached by a single staircase with its own door onto the pavement. That staircase is the whole logistics problem: nothing goes up on a trolley, waste comes back down by hand, and a machine that will not turn on the half landing is no use at all. The other thing that decides how these places get judged is the frontage. A busy road throws traffic soot and brake dust onto the glass continuously, and it lands faster than a leisurely rota deals with.
Thorneywood sits in NG3, under Nottingham City Council. On the practical side: Parking is on-street and often round the corner on the level rather than outside the door. The steps matter more than the parking. Tell us how many run up to your door, and whether the back can be reached without going through the house.
What we run into on Thorneywood office & commercial cleaning jobs
The staircase is also the part that gets cleaned worst. It is usually the fire escape route as well as the way in, so it has to stay clear of stock and delivery boxes, and it means the handrail is touched by everybody who comes through the door. Handrails get wiped along the top where a cloth naturally falls and missed underneath, which is exactly where a hand grips on the way down. Treads are typically a hard nosing over vinyl or carpet, and pavement grit collects against that nosing edge and works underneath until the fixing lifts. It needs a hand tool and a pass down each tread, not a mop pushed at the flight from the top.
How a Thorneywood office & commercial cleaning job actually runs
Most of the small premises along Carlton Road and the roads climbing off it have people living directly above or next door, which is what decides the schedule. Machines that are unremarkable at noon are not acceptable at half past ten at night through a party wall or a bare timber floor, so we agree a finishing time and keep the noisy work early in the visit. Out of hours access needs the details written down rather than remembered: alarm code, who holds the second key, which door is deadlocked and whether the shared entrance is on a timer. Waste is the other fixed constraint. There is often nowhere on site to hold trade waste, the footway is too narrow to leave bags standing on, and collections here are timed, so the rota has to line up with the day your carrier comes rather than the other way round. Tell us the collection day at the start and we will build the visits around it instead of leaving bags in a corridor.
Who books it here
The local reference points are Carlton Road at the foot of the slope, Porchester Road above, and Bakersfield east, which is usually enough for us to find a property without a postcode lookup.
We run Thorneywood on the same round as St Ann's, Sneinton and Porchester.
What we check on every Thorneywood job
A great many of these offices are converted houses, and they clean like houses rather than like offices. The rooms keep their picture rails, their chimney breasts and their deep radiator recesses, so there are horizontal ledges at head height in every room, all of them out of a cleaner's natural sight line and all of them collecting a felted grey layer that has to be taken down carefully rather than knocked into the room. Under the contract carpet there are usually original floorboards. Boards flex when a desk chair rolls over them, the seams in the carpet above open and close with that movement, and grit works down through the seam and stays there. Vacuuming across the seam does nothing. It has to be worked along the line with a crevice tool, and the giveaway is a seam that looks dark and slightly raised compared with the carpet either side of it.
What the office & commercial cleaning covers
A sample of what is included
- Weekly or fortnightly: Skirting boards
- Weekly or fortnightly: Stairwells including handrails and risers
- Periodic, scheduled and priced up front: Internal and external window cleaning
- Every visit: Touch points named individually: door handles, push plates, light switches, lift buttons, handrails, kitchen taps
That is a sample rather than the whole list. The full office & commercial cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What office & commercial cleaning costs in Thorneywood
Contract office cleaning, weekly cost on a standard specification out of hours. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£60 to £120
Typical per week in Thorneywood. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per week |
|---|---|
| Up to 10 desks, 2 to 3 visits | £60 to £120 |
| 10 to 25 desks, 3 to 5 visits | £120 to £280 |
| 25 to 50 desks, 5 visits | £280 to £520 |
| 50 to 100 desks, 5 visits | £520 to £950 |
| 100+ desks | £950 and up |
Washroom count moves a quote more than desk count does. Two extra cubicles change the hours more than twenty extra desks.
Priced separately
| Extra | Typical cost |
|---|---|
| Office cleaning, per hour | £15 to £28 |
| Carpet deep clean | £1.50 to £3.50 per m² |
| Hard floor strip and reseal | £3 to £7 per m² |
| Washroom deep clean and descale | £150 to £400 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

We are on the first floor with one narrow staircase. Can you still machine the floors?
Often yes, but not with the same machine we would use at street level. A compact scrubber or a small rotary will go up a domestic width stair between two people where a full size machine will not turn on the half landing at all. We look at the stair before quoting rather than guessing, because arriving with the wrong machine wastes a slot for both of us. Where nothing suitable fits, the honest answer is a manual method at a shorter interval.
How often does the shop front need doing on a road like this?
More often than the same unit would on a side street, and the reason is what traffic puts on glass rather than how many people touch it. Road film is oily, so it holds rather than washing off in rain, and the first shower after a dry spell actually makes the frontage look worse. A short rota keeps it invisible. Leave it long and each clean starts from further back, which costs more time than the frequency saves.
There are flats above us. How late can you work?
We would rather stop earlier than field a complaint from a neighbour. In practice that means anything driven, a scrubber or an upright with a beater bar, gets done at the start of the visit, and the later part is bench work, glass, kitchens and washrooms. If your lease sets a quiet period we will work to that. Where a floor genuinely needs machining late, a low noise machine and a matting change usually solve it.
We have no bin store. Where does the waste go?
Into your trade waste stream on the day it is collected, which is the whole reason we ask about that day before we quote. Bags left in a corridor are a fire risk and bags left on a narrow footway get split open before the round arrives. Where the volume is small, a lidded container inside the back of the premises and one presentation a week works. Where it is not, the collection frequency is the thing to change.
Do you cover the whole of Thorneywood?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does office & commercial cleaning cost in Thorneywood?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the number of washrooms, the visit frequency, the flooring type and whether we supply consumables. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start office & commercial cleaning in Thorneywood?
Allow four to six weeks if you are changing contractor, because TUPE, keys and site induction all take real time. Parking is on-street and often round the corner on the level rather than outside the door, and we group Thorneywood with St Ann's, Sneinton and Porchester on the rota.
