After Builders Cleaning for Mapperley Park homes
Almost nothing can change on the outside of these houses, so the projects go inward and upward instead: top floors, cellars, reinstated joinery. Dust from a top floor job falls down the stairwell and lands on every baluster on the way.
Conservation area status shapes what happens to these houses. The front elevation, the windows and the boundary walls are all constrained, so money that would have gone into a large extension goes inside instead: a top floor turned back into usable rooms, a cellar tanked and made dry, a bathroom put into a bedroom, joinery reinstated to match what survived. Almost all of that happens above or below the family rather than beside them, and that is the thing that changes the clean here. In a house with an open stairwell running three floors, dust made at the top does not stay at the top. It drifts down over the handrail, settles on every tread and every baluster on the way, and reaches the hall long after the trade has packed up and gone.
Mapperley Park sits in NG3, under Nottingham City Council. Scale is the first problem and fragility is the second. These are houses with a full top floor built for live-in staff, so a visit that would cover a semi covers one floor here. Original joinery, tiled paths and cast iron grates then decide which products can go anywhere near them.
What we run into on Mapperley Park after builders cleaning jobs
Cellar work leaves a specific residue behind it. Tanking and rendering put a fine cement dust into an enclosed space with no through draught, so it settles over days rather than minutes and comes back after the first clean. We wait, clean it twice, and use a vacuum with a proper filter instead of a brush, because sweeping a cellar floor puts the whole lot straight back into the air. The stairwell has its own order: handrail from the top down, then the balusters, then the treads, because working upwards means cleaning the treads a second time.
How a Mapperley Park after builders cleaning job actually runs
Getting the vehicles and the waste off the site is half the problem here. A conservation area with narrow frontages and permit parking leaves very little kerb, so a skip usually needs a permit and a place to stand, and while it is there the drive is taken and there is nowhere for anybody else. That matters to us because a builders clean arrives with more equipment than a normal visit. The sequence is the other thing to get right. The final clean belongs after the last dusty trade and after the decorator, not between them, and it should sit a clear day or two before photographs, a valuation or a handover rather than the same morning. If scaffolding is still up along a return elevation, say so, because external glass behind scaffold boards cannot be finished and we would rather book that part separately once it comes down. We also want to know which route the trades have been using, since that is the run of floor that will need the most work.
Who books it here
The local reference points are Mansfield Road, Woodborough Road, Mapperley Road, and the conservation area streets around Private Road, which is usually enough for us to find a property without a postcode lookup.
We run Mapperley Park on the same round as Mapperley, Sherwood and St Ann's.
What we check on every Mapperley Park job
Cast iron radiators are where builders dust hides longest. A column radiator has a narrow slot between each section, and fine plaster or sanding dust drops straight down into those slots and sits on the inside faces where nothing reaches it. A brush pushes it further in. A cloth over the front takes the visible face and leaves the rest, so the first time the heating comes back on the house smells of hot dust and a grey film appears on the wall above. We use a narrow vacuum tool down each slot before anything wet happens, then a long flexible brush through the gap, working from the top of the section downwards rather than from the side. The wall behind and the floor beneath are done afterwards, in that order, because everything dislodged from the radiator lands on one or the other, and cleaning the floor first simply means cleaning it twice.
What the after builders cleaning covers
A sample of what is included
- Stage three, the final buff: Glass, chrome and floors
- Stage three, the final buff: Usually a day or two later, after suspended dust has settled again
- Stage two, the detail clean: Sanitaryware descaled and polished
- Stage two, the detail clean: New appliance interiors and transit packaging removed
That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What after builders cleaning costs in Mapperley Park
Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£180 to £350
Typical per project in Mapperley Park. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical per project |
|---|---|
| Single room refurbishment | £180 to £350 |
| Kitchen or bathroom fit-out | £250 to £450 |
| Loft conversion | £350 to £600 |
| Extension, 2 to 3 rooms | £500 to £900 |
| Whole house renovation | Quoted after a site visit |
Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.
Priced separately
| Extra | Typical cost |
|---|---|
| Exterior windows | £30 to £90 |
| Carpet cleaning, per room | £35 to £60 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Builders are on the top floor while we live downstairs. When should we book?
After the last dusty trade, not after the last trade. Plastering, sanding and cutting are what put fine dust into the air; second fix carpentry and decorating do not, in the same quantity. Ask the builder which day the sanding finishes and book us a day or two after that, so the airborne dust has settled and gets removed once. Cleaning while cutting is still going on means paying twice over for the same surfaces.
Will the original features survive a builders clean?
They survive if the products are agreed first. Fine plaster dust on an original grate has to be vacuumed off rather than wiped, because wiping grinds grit across the iron and scratches it. Dust on stripped or waxed timber goes the same way. The lasting damage comes from an acidic cleaner brought in to shift cement haze off a new floor and then used near old tile or stone, so we keep those two jobs and those two products apart.
The decorator has just finished. Is it safe to wash the new paint?
Not properly, not yet. Modern emulsion is touch dry in hours but keeps hardening for a couple of weeks, and washing it early burnishes a patch that stays shinier than the wall around it. We take dust off new paintwork dry, deal with splashes on floors and glass, and leave any actual washing of the walls. Tell us which rooms were painted most recently and we will treat those differently rather than working through the house the same way throughout.
Do you take the builders' rubbish away?
Offcuts, packaging, bags of rubble and old fittings are the builder's to remove and should be gone before we start, since a room full of waste cannot be cleaned. What we deal with is the residue: dust, plaster splash, silicone smears, adhesive labels on new glass and paint spots on floors. If small amounts of waste have been left behind, tell us in advance so it is agreed rather than discovered, because clearing it changes how long the day takes.
Do you cover the whole of Mapperley Park?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does after builders cleaning cost in Mapperley Park?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start after builders cleaning in Mapperley Park?
As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Most houses have a drive, often gravel and often shared between flats, so we ask which space is yours rather than guessing, and we group Mapperley Park with Mapperley, Sherwood and St Ann's on the rota.
