End of Tenancy Cleaning for St Ann's homes
Social and private lets both hand back against a written standard, and the store cupboard off the walkway or the garage in the parking court appears on more of those than tenants expect. We work from the document and photograph what we hand over.
Two kinds of hand-back happen here. A social tenancy ending, where the property is inspected before it goes into the void and the standard is written down somewhere, and a private let where a clerk works a check-in report line by line. Both are documents rather than opinions, which is the useful thing about them. What catches people out sits outside the front door: a store cupboard off the walkway, a shed in the yard, a garage in the parking court. All three turn up in a check-in report with a photograph attached, none of them get cleaned by the person moving out, and all of them form part of what is being handed back.
St Ann's sits in NG3, under Nottingham City Council. Regular fortnightly cleans in occupied family homes, and a steady run of tenancy-end work, because much of the housing here is rented rather than owned and turnover is constant. Deep cleans tend to be booked by an adult child arranging one for a parent, or ahead of a housing inspection rather than on a spring impulse.
What we run into on St Ann's end of tenancy cleaning jobs
Kitchen runs in this stock have a plinth along the bottom of the units, and the plinth clips out. Underneath is a strip of floor the full width of the kitchen that has never been swept, and a clerk with a torch does look at it. The airing cupboard is the other one. Most of these houses have a small cupboard on the landing with a cylinder and slatted shelves, listed in the inventory simply as a cupboard, which means the shelves and the floor of it both count. Neither takes long. Both cause an argument when they are the thing that was missed.
How a St Ann's end of tenancy cleaning job actually runs
An empty property runs on a completely different clock from an occupied one, and the day has a shape worth knowing before you book it. The van goes in the rear court, everything comes in through the front in one load, and the front door gets propped rather than opened forty times. With no furniture in the way an estate house of this size moves quickly, and the noise carries in a way it never does with carpets and a suite in place. The order is top down and back to front, so the landing and bedrooms are finished before anyone starts on the stairs, and the room nearest the door is the last thing done. Storage heaters are dealt with cold and off at the wall, which is straightforward in a property that has already been emptied. The genuine risk on a hand-back is not the standard of the work. It is the supply. A property where the power or the water has already gone off cannot be finished, and that gets checked before a date is agreed.
Who books it here
Almost everything went up in one programme, so the room layouts repeat street to street. What varies is condition: some kitchens and bathrooms are original, others have been replaced twice over. Layout tells us nothing useful about the hours, so we ask about the fittings instead.
We run St Ann's on the same round as Sneinton, Mapperley and Nottingham City Centre.
What we check on every St Ann's job
Before the day we confirm the electricity and water are still connected and, where there is a prepayment meter, that it has credit on it, because an oven clean and a bathroom both need hot water and a working socket. On the day, the oven comes apart as far as it is meant to: shelves, runners, the door seal and between the door glass. Window tracks and the frame drainage get done rather than just the glass. Light fittings, curtain rails and the loft hatch surround are all checked, along with the meter cupboard, the outside store and the bin, which is emptied and rinsed. Radiator or heater recesses, the stair spindles and the handrail, and the inside faces of every internal door are all worked rather than glanced at, since an empty room shows fingerprints on paintwork that furniture used to hide. We take dated photographs room by room and log the keys handed back, so there is a record if the inspection happens days later.
What the end of tenancy cleaning covers
A sample of what is included
- Bathrooms: Full limescale removal from taps, shower head, screen, tiles and grout
- Bathrooms: Toilet including hinges, base and behind the pan
- Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome polished
- Throughout: Skirting boards, door tops, light fittings and radiators
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What end of tenancy cleaning costs in St Ann's
End of tenancy cleaning, UK average. Nottingham sits in the lower half. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
£200 to £300
Typical one-off in St Ann's. A written fixed price for your property takes about a minute: ask for one.
| Property | Typical one-off |
|---|---|
| Studio | £120 to £180 |
| 1 bedroom | £150 to £250 |
| 2 bedrooms | £200 to £300 |
| 3 bedrooms | £300 to £420 |
| 4 bedrooms | £380 to £480 |
| 5+ bedrooms | £450 to £600 |
If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.
Priced separately
| Extra | Typical cost |
|---|---|
| Carpet cleaning, per room | £35 to £60 |
| Stairs and landing carpet | £45 to £85 |
| Single oven deep clean | £45 to £80 |
| Exterior windows | £30 to £90 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The house goes back to the housing office rather than a letting agent. Is that a different clean?
Same scope, different paperwork. There is normally a written standard for a property being returned, and it covers what a clerk would look at anyway: the oven, the fittings, the floors, and anything left behind. Ask for that standard in writing before you book and we will clean against it. We leave you dated photographs as well, because a hand-back inspection often happens several days after the keys have gone.
Do you take away what has been left in the property?
Removing belongings and rubbish is not part of the clean, and on a turnaround it is usually the biggest unknown. If there is furniture, a mattress or bagged rubbish still in the rooms, say so when you book. We can clean around what stays, but a room with a sofa in it cannot be handed over as an empty room, and we note that on the paperwork rather than leaving it ambiguous for someone else to argue about.
How far ahead of the inspection should the clean happen?
As close to it as you can manage, and after the last of the furniture and rubbish has gone. An empty property does not stay clean by itself once people are still carrying boxes through it, and a week's gap is long enough for dust off the walkway and a few footprints to undo the finish. If the dates cannot line up, we photograph everything on the day so the condition at handover is on record.
The power is being cut off before we move out. Is that a problem?
Yes, and it is worth sorting before you book. Without electricity there is no vacuum, no hot water in most of these houses and no light in a windowless bathroom or a landing cupboard. Leaving the supply connected until after the clean, or keeping credit on a prepayment meter for the day, is the simplest fix. Tell us at the booking stage and we will schedule around whatever the supplier is doing.
Do you cover the whole of St Ann's?
Yes, all of NG3 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in St Ann's?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in St Ann's?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Much of the estate separates cars from front doors: parking sits in courts and rear bays while the house opens onto a footpath, and we group St Ann's with Sneinton, Mapperley and Nottingham City Centre on the rota.
