End of Tenancy Cleaning for Gedling homes
Turnarounds in the newer houses, where a check in report photographs white gloss and unmarked paint at close range. Marks that would pass without comment in older stock are the ones itemised at check out here.
Lettings here are more often landlord managed than agent managed, and a growing share of them are the newer houses rather than the old stock. That changes the standard rather than the work. A property handed over new has a check in report made of close range photographs: white gloss skirting, unmarked emulsion, an oven that has never been used. Everything is judged against that. A scuff that would read as ordinary in a house fifty years old gets itemised here, and cleaning cannot undo a scuff, so what matters is that everything cleaning can fix is done properly and can be seen to have been. We work to a written checklist and photograph the finished property.
Gedling sits in NG4, under Gedling Borough Council. Regular fortnightly cleaning in family houses is the bulk of it, with deep cleans booked in spring and carpet work more often than average. The country park is the reason for the last one, because a household walking those paths daily puts more grit and clay through the hall in a month than a city street manages in six.
What we run into on Gedling end of tenancy cleaning jobs
Integrated appliances are where these turnarounds come unstuck. A fridge or a dishwasher behind a matching door has a vent under the plinth that traps hair and crumbs where nobody has ever looked, and the door itself is fixed to the appliance with brackets that hold a line of grease along the top edge. The oven is usually the built in sort at chest height, which is easier to work on and no more forgiving about carbon on the door glass. The cooker hood above it has a metal mesh filter that wants a hot degreasing soak rather than a wipe, and a clerk will lift it out.
How a Gedling end of tenancy cleaning job actually runs
Check out day runs to somebody else's clock, which is the main thing to plan around. The property has to be empty when we arrive, and empty means the loft, the shed and the garage as well, because anything left behind gets photographed and we cannot clean round it. Electricity and water need to be on: an oven that will not switch on cannot be cleaned properly, and there is no hot water without them. If carpets are being cleaned too, they want drying time before anyone walks through with a clipboard, so that goes in first and the inspection sits later. Van parking is worth a thought on the older terraced streets and the newer estates alike, one for kerbside pressure and the other for visitor bays that fill early in the day. Tell us where keys go back to and who holds the check out appointment, because that decides how much room there is to put something right if a second look is needed.
Who books it here
A village core, two waves of estate housing and a new development on reclaimed colliery ground, all within a walk of each other. A three bedroom semi here can mean a house finished before the war or one finished in the last few years, and the two want different products and different hours.
We run Gedling on the same round as Carlton, Netherfield and Mapperley.
What we check on every Gedling job
Built in storage is where a turnaround gets caught out. A fitted wardrobe has a floor that has not seen daylight since it went in, and if the doors slide, the bottom track holds grit off shoes, hair and the odd coin packed hard enough to need a thin tool rather than a nozzle. The cupboard under the stairs is the same story with the meter, the consumer unit and a stopcock furred over, and a floor that has probably never been washed. Clerks open both. They open the airing cupboard as well, where the slats above the cylinder carry lint from years of towels, and they push up the loft hatch, which drops a line of fibre onto the landing carpet the moment it moves. Wardrobe rails and the shelf above them hold the same dust, and so do the tops of the kitchen wall units, the one shelf in a house nobody can see from the floor.
What the end of tenancy cleaning covers
A sample of what is included
- Throughout: Inside wardrobes and drawers
- Bathrooms: Toilet including hinges, base and behind the pan
- Kitchen: Washing machine drawer, rubber seal fold and filter
- Throughout: All floors vacuumed and mopped
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Gedling property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

If one quote is well under the others, it is almost always the oven, the internal windows, the carpets or the re-clean guarantee that has been left out.
Priced separately
| Extra | Typical cost |
|---|---|
| Carpet cleaning, per room | £35 to £60 |
| Stairs and landing carpet | £45 to £85 |
| Single oven deep clean | £45 to £80 |
| Exterior windows | £30 to £90 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
The house was brand new when we moved in. Does that raise the standard at check out?
It raises what the report has to measure against. Every surface was photographed unmarked, so anything short of spotless stands out. That is not the same as an impossible standard, because fair wear and tear still applies to marks and knocks after a couple of years of living there. Cleaning sits outside that allowance, though, so the oven, the hood filter, the window tracks and the appliance vents remain yours to sort, and those are the lines deductions are actually written against.
The drive and the front path are on the inventory. Are they ours to clean?
Check the report. Anything the clerk photographed at the start forms part of what you hand back, and on a block paved drive that normally means brushing moss and weed out of the joints rather than pressure washing, which strips the jointing sand and creates a worse problem than it solves. Mention it when you book so it is priced in. Outside work takes longer than people assume and it is a poor swap for an hour indoors.
The removal van is coming the same morning. Can you clean around the boxes?
Not properly, and it usually costs you more than it saves. Skirting, floors, the insides of cupboards and the backs of doors all need the room empty, and anything cleaned before the last load goes out gets walked over again on the way. The better arrangement is removals first, cleaning after, even if that means the following morning. Book the two in that order and the property is handed back in the state the report is measured against.
Does the garage or the shed count?
If it is named in the tenancy or appears in the inventory, yes, and outbuildings are where deposits quietly go. Cobwebs, leaves blown into a corner, oil marks on a garage floor and a shelf of paint tins left by someone three tenancies ago all get noted. Clear them out first, then tell us at the booking stage so the time exists in the day. Sweeping a garage properly is not a five minute addition to an indoor job.
Do you cover the whole of Gedling?
Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Gedling?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Gedling?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. Mostly straightforward, because the older semis have a drive or a verge to pull onto, and we group Gedling with Carlton, Netherfield and Mapperley on the rota.
