End of Tenancy Cleaning for Netherfield homes
A lot of the rows are let, often by private landlords rather than agents. The argument at check-out here is almost always mould, so it matters that you can show which of it was dirt and which of it was condensation.
Much of the rented stock here belongs to private landlords rather than agencies, and that changes the check-out. There may be no inventory clerk, no photographs and no written check-in report, which sounds easier and is worse, because with nothing to compare against, an argument becomes one person's memory against another's. Where a deposit is protected in a scheme, the landlord has to evidence a deduction, and a clean with an itemised list and photographs is evidence. The second thing that decides these tenancies is mould. On solid wall houses on the flood plain it grows every winter whether the property is clean or not, and a tenant who cannot separate that from neglect tends to lose the argument by default.
Netherfield sits in NG4, under Gedling Borough Council. Regular fortnightly work in the owner-occupied rows, tenancy turnarounds on the rented ones, and more small commercial jobs than a residential area usually produces. Shop units and first floor offices along the main street, plus premises on the retail park, where trading hours decide the schedule rather than we do.
What we run into on Netherfield end of tenancy cleaning jobs
Terraces this size hand back more outside space than tenants expect, and none of it looks like a room. A brick yard, a gated shared entry, a coal store that became a bin space, and in the older rows an outside toilet still plumbed in and still on the schedule if it was photographed at the start. Indoors, the item most often skipped is the pantry or the shallow void beside the chimney breast, which on these houses is the only ground floor storage there is and consequently holds whatever nobody had a cupboard for. We clean it out once it is empty and photograph it, because that is the cheapest deduction a landlord will ever find.
How a Netherfield end of tenancy cleaning job actually runs
Everything on these tenancies happens on one day, and the day is the hard part rather than the cleaning. The removals van has no drive to stand on, so it sits on the street holding up whoever comes past, and the loading has to be finished before we can do anything more than the empty rooms. Keys often go back the same afternoon, sometimes to a landlord in person rather than to an office with a letterbox. So the order matters: clear the property completely, take meter readings before the power goes off, then clean, then photograph. Leave the electricity and water on until the clean is done, because a check out clean with no hot water and no vacuum socket is not a clean. Waste is the other trap. There is no space to stage bags in a yard this size, the household bin will not take a mattress or a broken drawer unit, and a bulky collection from the borough needs booking days ahead. Book it before the week starts, or the tip run eats the morning you needed for the kitchen.
Who books it here
Everything here sits low against the Trent flood plain, and the housing was put up quickly and cheaply for men working the railway yards. Solid brick walls with no cavity and a lot of it now rented, so damp, condensation and mould come up more often than ordinary dirt does.
We run Netherfield on the same round as Carlton, Colwick and Gedling.
What we check on every Netherfield job
The freezer decides whether a check out runs to time. Tenants switch it off, shut the door and leave, and by the time anyone opens it there is standing water in the base, a smell in the seal and ice welded to the shelf above. Defrosting properly is hours, not minutes, and it cannot be hurried with hot water without splitting the liner, which turns a cleaning item into a damaged appliance on the schedule. So it goes on first thing, door propped, towels down, and gets its final wipe at the end of the visit. The same applies to the fridge seal, which is the one part of a kitchen that is nearly always missed and nearly always photographed. Where a freezer has been left plugged in with food still in it and the tenancy ends that day, we say so early, because it changes what the rest of the day can hold.
What the end of tenancy cleaning covers
A sample of what is included
- Bathrooms: Toilet including hinges, base and behind the pan
- Bathrooms: Bath sealant line and overflow
- Bathrooms: Extractor vent, cabinet interiors, mirrors and chrome polished
- Throughout: Interior windows, sills, frames and tracks
That is a sample rather than the whole list. The full end of tenancy cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
The cleaner who comes to your Netherfield property is directly employed and vetted by us rather than subcontracted, and the questions that come up before a first booking are answered on the FAQ page. If you are not certain this is the right service, the services hub compares all 14.

The landlord says the mould in the back bedroom is our fault. Is it?
Not usually, and there is a way to tell. Condensation mould appears on cold surfaces: the external corner behind a wardrobe, the window reveal, the ceiling line above the shower. Dirt mould appears on things, in the fridge seal or on a bathmat left down. The first is about the fabric of the house and how it is ventilated. Photograph both before you leave, and clean what is genuinely yours.
There was never a proper check-in report. Where does that leave us?
In a better position than you think, as long as the deposit was protected. A scheme adjudicator asks the landlord to evidence the deduction, and without a check-in report describing the condition at the start, that is hard to do. Your part is to hand the property back clean and to document it, so send us the date and we will leave you a room by room list and photographs of the finished work.
Should the clean happen before or after the removals van?
After, without exception. Cleaning around furniture that is leaving means doing the floors, the skirting and the tops of the units twice, and the second pass is the one that counts anyway. Book the van for the morning and us from the middle of the day, and if the handover is tight, tell us the time the keys are due back when you book rather than on the day, so the schedule is built around the deadline instead of running at it.
Do the utilities need to be left on for the clean?
Yes, and it catches people out every time. We need power for machines, hot water for the bathroom and the kitchen, and enough light in the back rooms to see what we are doing. Take your meter readings and photograph them at the point the property is empty, then leave the supply on until we have finished and locked up. If the property is on a prepayment meter, check there is credit on it before the day.
Do you cover the whole of Netherfield?
Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does end of tenancy cleaning cost in Netherfield?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is property size, whether it will be empty, the oven's honest condition, and whether carpets are included. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start end of tenancy cleaning in Netherfield?
One to two weeks normally, three weeks between late June and August when tenancies across Nottingham end together. On-street only across the terraced streets, with cars both sides and not much room to pass, and we group Netherfield with Carlton, Colwick and Gedling on the rota.
