After Builders Cleaning for Netherfield homes

Not new estates. It is damp proofing, rewires and replastering in houses people are still living in, and hacked off plaster carries salt as well as dust. The terrace layout means it reaches the front bedroom whatever gets taped across the doorway.

The building work here is retrofit rather than new build. Damp proof course injection and replastering, rewires that chase every wall in the house, bathroom refits where the old suite comes out in pieces, and kitchens replaced in let property between tenancies. All of it happens inside a house that is two rooms wide, with a staircase in the middle and no way of sealing one half from the other, so the dust reaches the front bedroom regardless of what has been taped over the doorway. The other difference is what the dust is. Old plaster hacked off a damp wall carries the salts that came up with the damp, and those are hygroscopic, so a surface that has been wiped can look wet again a day later.

Netherfield sits in NG4, under Gedling Borough Council. Everything here sits low against the Trent flood plain, and the housing was put up quickly and cheaply for men working the railway yards. Solid brick walls with no cavity and a lot of it now rented, so damp, condensation and mould come up more often than ordinary dirt does.

What we run into on Netherfield after builders cleaning jobs

Fresh plaster is the thing that dictates the schedule. It carries water for weeks and it keeps shedding a fine grit while it dries, so a single visit the day the plasterer leaves buys you a clean house for about two days. We work it as a rough clear down first, then a detail clean once the walls have gone from dark to pale, then a final pass before you put anything back against the new wall. Skirting is the one to watch: it goes on after the plaster, and the gap along the top of it catches everything that comes off the wall above for the rest of the drying period.

How a Netherfield after builders cleaning job actually runs

The logistics on a retrofit here are tighter than the job itself. There is no drive, so a skip stands on the road under a permit from the highway authority, and on a narrow terraced street that permit and the lighting on the skip are worth checking before your builder assumes it is fine. Everything in and out goes through the front door and across whatever floor is left, which is why we agree the protected route first: a run of board or heavy sheeting from the door to the work, taped down, kept in place until the last trade has gone. Neighbours matter here in a way they do not on a detached house. A shared entry has to stay walkable, and party wall dust reaches next door whatever you do, so telling them the week beforehand costs nothing and saves a lot. Timing is the last piece. There is no point booking us while a second fixing electrician is still lifting boards, so we ask what is genuinely finished, not what is scheduled, and we would rather move a day than clean a house twice.

Who books it here

The local reference points are Victoria Road, the railway station, Victoria Retail Park and the Netherfield Lagoons, which is usually enough for us to find a property without a postcode lookup.

We run Netherfield on the same round as Carlton, Colwick and Gedling.

What we check on every Netherfield job

New glazing is where the damage gets done after the builders leave. Plaster splash and silicone smears dry hard on a pane, and someone reaching for a blade on a coated or toughened unit puts a scratch in it that no cleaning takes out, so it comes off with a soak, a soft pad and patience instead. The protective film on new frames is the other one. Left on through a sunny stretch it bakes and the adhesive stays behind in a grey band along the edge of the frame, which then wants a solvent and a lot of rubbing rather than a wipe. And the trickle vents at the top of a new window pack solid with brick dust and plaster during the work, so the first thing a household notices is a draught full of grit when they open one. They come apart, they get vacuumed, and they go back before we call the room finished.

What the after builders cleaning covers

A sample of what is included

  • Stage two, the detail clean: New appliance interiors and transit packaging removed
  • Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware
  • Stage three, the final buff: Glass, chrome and floors
  • Stage two, the detail clean: Inside all new units, cupboards and wardrobes

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Netherfield

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Netherfield. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

We have had a damp proof course put in and the wall keeps looking damp after cleaning. Why?

Because you are probably looking at salt rather than water. Ground water carries nitrates and chlorides into the old plaster, and when that plaster is hacked off, the dust settles everywhere and takes moisture out of the air. Wipe it and it appears to go; the next humid day it draws damp again and shows as a patch. It stops once the residue is properly removed and the new plaster has cured.

The work is only in the back kitchen. Do we need the whole house cleaned?

Usually more of it than you expect, and less than all of it. On a house with no hallway and a staircase rising out of the living room, dust from the back travels through the middle of the property and settles on the stairs and the landing. We would normally scope the kitchen properly, then the circulation route and any room that was left open, and leave the rooms that stayed shut alone.

The builder said they would clear up. What is left for you to do?

A builder's clear is bags, offcuts and the worst of the floor, which is genuinely useful and is not a clean. What is left is everything at eye level and above: dust on top of doors and frames, in the sockets and switch surrounds, along the new skirting, on the window reveals and inside the trickle vents, plus the glass, the paint spots and the plaster on the ironmongery. Ask your builder what their clear includes so nobody is paying twice.

Can you take the waste away with you?

We remove what we generate, so protective sheeting, packaging, dust bags and the like leave with us. Rubble, offcuts, old sanitaryware and anything that belongs in a skip is construction waste, which needs a licensed carrier and the right paperwork rather than a van boot. If the skip has already gone, say so before the day and we will scope what can go in the household bin honestly rather than filling your yard with it.

Do you cover the whole of Netherfield?

Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Netherfield?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Netherfield?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. On-street only across the terraced streets, with cars both sides and not much room to pass, and we group Netherfield with Carlton, Colwick and Gedling on the rota.
