After Builders Cleaning for Gedling homes

Loft conversions on the interwar semis, where a new staircase opens a sealed roof space into the landing. Decades of settled fill and insulation fibre come down with the plaster dust and need a filtered vacuum rather than a brush.

The characteristic building job here is a loft conversion rather than a rear extension, because these semis have the roof pitch for it and the plots do not always have room to go outwards. That changes the clean. A new staircase opens a roof space that has been a sealed box collecting settled dust and insulation fibre for decades, and the first weeks of using it bring that down into the house. It is not plaster dust and it does not behave like plaster dust: it is light, it hangs in the air and it lifts again every time somebody walks past. The rooms under the new opening need doing once the conversion is finished rather than alongside it.

Gedling sits in NG4, under Gedling Borough Council. A village core, two waves of estate housing and a new development on reclaimed colliery ground, all within a walk of each other. A three bedroom semi here can mean a house finished before the war or one finished in the last few years, and the two want different products and different hours.

What we run into on Gedling after builders cleaning jobs

Old loft fill is a thing to be careful with rather than thorough with. Mineral wool that has sat in place for years breaks down into loose fibre when it is disturbed, and it irritates skin and airways, so it gets a filtered vacuum and a damp wipe and never a brush or a blower. We also check the new stair opening itself, because the trimmer and the plasterboard edge above the top tread hold a ledge of dust invisible from below that drops the first time a door slams. Anything the conversion left in the roof space is the builder's to clear rather than ours to sweep round.

How a Gedling after builders cleaning job actually runs

The clean cannot start until the site has genuinely stopped, and on domestic work it rarely stops on the day the diary says. Tools go, then somebody comes back for a door catch or a second coat, and every return trip puts dust back into the house. We would rather be told the day it is truly finished than hold a date that gets wasted. Access needs checking too. If a skip or a mixer is still on the drive the van goes on the street and everything is carried in, and where the work is at the back of the house the route in runs through rooms already lived in, so those get covered before anything else happens. Power and water have to be live at the point of use, which sounds obvious until the new room turns out to have no working socket yet. Building waste, offcuts and bagged rubble are the builder's to take away; we clean what is left once they have gone.

Who books it here

The local reference points are Gedling Country Park, All Hallows Church, Gedling House Woods and the Chase Farm estate, which is usually enough for us to find a property without a postcode lookup.

We run Gedling on the same round as Carlton, Netherfield and Mapperley.

What we check on every Gedling job

New tiling arrives with a film on it that is not dirt. Grout haze is a thin skin of cement left across the face of the tile after the joints were sponged, and it dulls everything evenly, which is why a brand new bathroom can look tired on the day it is handed over. It lifts with the right acidic treatment and a controlled rinse and it will not lift with a general purpose spray. Silicone is the second one. A bead smoothed with a wet finger leaves a haze roughly a hand's width either side of the joint, invisible until the light is low, and it grabs dust from that day onward. Paint spots on chrome handles and hinges come away cleanly while fresh; left a season, they are a scraping job on a surface that scratches.

What the after builders cleaning covers

A sample of what is included

  • Stage two, the detail clean: Skirting boards, architraves, switches and extract vents
  • Stage two, the detail clean: Every surface: door tops, window tracks, radiator fins, socket faces
  • Stage one, the rough clean: Paint, plaster, grout and adhesive from glass, tiles and hardware
  • Stage one, the rough clean: Bulk debris removal

That is a sample rather than the whole list. The full after builders cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.

What after builders cleaning costs in Gedling

Priced by surface area and dust load rather than bedroom count, across all stages. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.

£180 to £350

Typical per project in Gedling. A written fixed price for your property takes about a minute: ask for one.

PropertyTypical per project
Single room refurbishment£180 to £350
Kitchen or bathroom fit-out£250 to £450
Loft conversion£350 to £600
Extension, 2 to 3 rooms£500 to £900
Whole house renovationQuoted after a site visit

Three things explain most of the gap between two builders clean quotes: whether all stages are included, whether window exteriors are covered, and who removes the waste.

Priced separately

ExtraTypical cost
Exterior windows£30 to £90
Carpet cleaning, per room£35 to £60

These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.

Should you come before the carpet goes down or after?

Before, then briefly again after. Fitting carpet onto a floor that still carries plaster grit grinds that grit into the underlay on the first walk across it, and it never really comes back out. So we clean the boards and the skirting, the fitters come in, and we return for the fibre offcuts and trimmings the fit leaves behind. Two short visits are less work altogether than one visit after everything has been trodden in.

Do you clean the roof space that is left over?

We clean what has become part of the room, and the eaves storage behind it if that is boarded, lit and safe to stand in. What we will not do is work in an unboarded roof space over joists, because there is nothing to stand on and the insulation between them is not a floor. If the eaves cupboards have doors and a boarded base, say so at the booking stage and they go into the scope properly.

The builders said they would clean up. Is that the same thing?

It is a different job with the same name. A builder's tidy means rubbish out, tools gone and floors swept, which is what should happen and is fair to expect. What it does not include is fine dust off the tops of doors, inside cupboards, in window seals, on light fittings and behind radiators, or grout haze and silicone smear off new surfaces. Ask exactly what their clean covers, then we scope ours to what is genuinely left.

How many visits does it usually take?

Two is common on a room sized project and it is not padding. Fine dust that is airborne on the day settles overnight onto everything just cleaned, so the first visit takes the bulk and a shorter second visit a day or two later takes what has come down since. On smaller jobs one thorough visit does it, provided nobody is coming back to sand, drill or paint afterwards.

Do you cover the whole of Gedling?

Yes, all of NG4 and the surrounding streets, under Gedling Borough Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.

How much does after builders cleaning cost in Gedling?

The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is the surface area and dust load, how many stages you need, and who is removing the waste. Tell us that and you get a fixed price in writing rather than a range.

How soon can you start after builders cleaning in Gedling?

As soon as the last trade is off site, and we book all the stages up front rather than one at a time. Mostly straightforward, because the older semis have a drive or a verge to pull onto, and we group Gedling with Carlton, Netherfield and Mapperley on the rota.
