Deep Cleaning for Radford homes
Terraces being reset before reletting, where the annual jobs have gone untouched through several tenancies. Ovens and extractor filters carry most of the time, and the kitchen alone is usually 40% of the job.
A deep clean here is rarely somebody's spring clean. It is usually a landlord's reset booked into the gap between one tenancy and the next, so we see the property empty, unfurnished and honest, with every annual job left exactly as long as the last tenancy ran. That changes the approach: nothing to work around, no negotiating what gets moved, and a hard finish time because the relet date is already fixed. We put the chemicals on in the first ten minutes and work the rest of the house while the oven, the extractor filter and the taps sit under product. Where two tenancies have run back to back with no reset between them, we say up front whether one visit is realistic.
Radford sits in NG7, under Nottingham City Council. The housing here is mostly Victorian terraces and postwar infill, with a lot of the terraced stock now let room by room, and that is what shapes this job more than the floor area does.
What we run into on Radford deep cleaning jobs
The cupboard doors either side of the hob are the reliable tell. Airborne fat from years of frying settles on the melamine and hardens into an amber film that general purpose spray simply moves around, leaving a smeared surface that looks worse than before it was touched. It needs an alkaline degreaser, a few minutes of dwell and a non scratch pad, then a clean water wipe so nothing tacky is left behind. The same film sits on the underside of the wall units above the hob, which is the surface nobody looks at and every incoming tenant runs a hand along.
How a Radford deep cleaning job actually runs
Almost every deep clean here happens in an empty property with the services in an awkward state. Gas and electric are frequently on a prepay meter the outgoing tenant ran down, and a reset with no hot water and no heating is a slower and worse job: degreaser will work cold, but rinsing does not and nothing dries. So the first conversation is about the meter, the stopcock and whether the boiler has been switched off at the spur, and the second is about who is putting credit on before we arrive. Once that is settled, the order is decided by the fact that there is no furniture at all. We start at the top of the house because the dust falls, strip each empty room back to bare floor, and leave the ground floor until last so the traffic route through the hall gets cleaned once instead of three times. Curtains and blinds have usually gone too, which is unhelpful rather than helpful: bare glass and a bare bulb show every mark on a wall that a furnished room hides.
Who books it here
Landlord turnarounds are the bulk of the work here, usually to a tight void between tenancies. We photograph the finished job so the check-in inventory has something to sit on.
We run Radford on the same round as Hyson Green, Lenton and New Basford.
What we check on every Radford job
With the furniture out, the surfaces that get inspected are the ones a lived in house never shows. The run of skirting behind where a wardrobe or a bed stood is usually original paint with years of dust bonded onto it, and that wants a damp cloth and patience rather than spray and a pad. Carpet gripper at the room edges holds a line of grit a vacuum pass rides straight over. Radiator backs and the fins between them get done properly because for once nothing is standing in front of them. The bathroom pull cord, the extractor grille and the shower head all come off, and the head is soaked rather than wiped. Picture hooks, wall plugs and the filler round them are noted for the landlord rather than picked out, since pulling one usually takes a lump of plaster with it and that is a decorator's job.
What the deep cleaning covers
A sample of what is included
- Everywhere else: Carpet edges, which a normal vacuum pass misses
- Kitchen, which is about 40% of the time: Oven interior, racks, side runners, door glass and grill pan
- Kitchen, which is about 40% of the time: Hob, including underneath the burner caps
- Kitchen, which is about 40% of the time: Extractor hood and filter, degreased or replaced
That is a sample rather than the whole list. The full deep cleaning page sets out every section of the scope, what is deliberately excluded and why, how long it takes on each property size, and what tends to go wrong.
What deep cleaning costs in Radford
A one-off deep clean, priced as a job rather than by the hour. Our own cost research puts the Midlands at around the UK average to 10% below it, so Nottingham sits in the lower half of every range on this page.
| Property | Typical one-off |
|---|---|
| Studio | £110 to £180 |
| 1 bedroom | £135 to £220 |
| 2 bedrooms | £165 to £280 |
| 3 bedrooms | £220 to £350 |
| 4 bedrooms | £300 to £460 |
Our cost research puts a one-off deep clean of a two to three bedroom home at £165 to £350, which is the anchor the rest of this table is built around.
Priced separately
| Extra | Typical cost |
|---|---|
| Single oven deep clean | £45 to £80 |
| Double oven | £70 to £110 |
| Range cooker | £80 to £130 |
These are typical Nottingham market ranges, not our price list. We quote a fixed price in writing for your property before anything starts, because a number produced from a bedroom count alone has priced an average property rather than yours. The figures above come from our own UK cost research, set out in full in this guide.
Will a deep clean get rid of the black around the bath and shower?
If it is on the sealant, yes. If it is in it, no, and no product will. Mould growing inside old silicone has to be cut out and the joint replaced, which is a short job for a handyman and a permanent fix. We photograph it and tell you which of the two you have, rather than scrubbing something that reappears within a fortnight of the new tenant moving in.
Can it be done in a single day between tenants?
For most two and three bedroom terraces here, yes, with more than one cleaner on site. What pushes it into a second day is an oven nobody has touched in years, or a property handed back with belongings still in it. Send photographs when you book, particularly of the oven and the bathroom, and we will tell you honestly which one you have.
The meter has run out and the tenant has gone. Can you still do it?
We can start, but not finish properly. Vacuuming, dry work and chemical dwell all happen without power. Hot rinsing, drying, and anything involving the shower or the washing machine do not. If the property is on prepay, put credit on the day before or ask the agent to, and tell us which supplier it is. Where that genuinely cannot happen we will do the dry stages and return, rather than charge for a full reset we could not deliver.
Should the walls be washed or repainted?
Washed where the paint allows it and repainted where it does not. Contract matt on a rental wall is porous, so a damp cloth on a scuff often leaves a lighter patch that reads worse than the mark did. We test low down behind a door first and tell you what we find. If a room needs a roller rather than a cloth, that is far cheaper to know before the clean than to discover afterwards on a wall we have already made patchy.
Do you cover the whole of Radford?
Yes, all of NG7 and the surrounding streets, under Nottingham City Council. We are based in New Basford, NG7, and there is no travel charge to any part of our area.
How much does deep cleaning cost in Radford?
The same as anywhere else on our patch, because we do not price by postcode. What moves the number for this service is how long it has been since the last one, the state of the oven, and how many bathrooms need descaling. Tell us that and you get a fixed price in writing rather than a range.
How soon can you start deep cleaning in Radford?
Within a week or two normally, longer in March and April and through November when everyone books at once. On-street, generally available outside commuting hours, and we group Radford with Hyson Green, Lenton and New Basford on the rota.
